Living here
Renters, Airbnb and elevators at 4725 Sheppard
Do mostly owners or renters live here?
Mix of owners and renters. Of 45 deals here in the last 24 months, 18 were leases and 27 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 4725 Sheppard?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 4725 Sheppard
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

4725 Sheppard Avenue East has some of the biggest condo suites in Scarborough at one of the lowest prices per square foot in the city. Nothing here is under about 1,000 square feet, and the building has indoor and outdoor pools and a tennis court. It also sits close to where the Line 2 subway extension is planned to end, which is why I keep an eye on it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
4725 Sheppard is a 19-storey, 321-suite high-rise condominium at 4725 Sheppard Avenue East in the Agincourt South-Malvern West neighbourhood of Scarborough, Toronto (postal code M1S 5B2). It was built in 1990 by Lawrence Avenue Group, and the condominium corporation is MTCC-872, registered on 14 February 1990. Newton-Trelawney Property Management manages the building. Suites run roughly 998 to 1,590 sq ft. Condos.ca lists the fee as covering cable TV, common elements, building insurance, parking and water.
4725 Sheppard at a glance
Built for space: 1,000 square feet is the starting point
Condos.ca puts suites here at roughly 998 to 1,590 sq ft. Put plainly, the smallest suite in this building is bigger than the largest suite in many new towers. Most plans are large two-bedrooms, two-plus-dens and three-bedrooms, built in 1990 for families moving up from apartments or down from houses.
Lawrence Avenue Group built it, and the corporation, MTCC-872, was registered in February 1990. With 321 suites over 19 storeys, it is big enough to support a full recreation package and a staffed front desk, and the cost of large repairs is spread across a lot of owners.
Large older suites usually come with separate dining rooms, real hallways and big storage closets, which buyers coming from houses appreciate. They also come with original kitchens and bathrooms unless someone has renovated, so price the renovation into your offer if you are looking at an original suite.
The size of the building also helps at resale. With 321 suites, there is usually something listed, which gives buyers real comparables and gives sellers a market that is not frozen for months at a time. When I checked, four suites were on the market at once, which is healthy depth for an older Scarborough tower.
Check which building you are actually looking at
This address sits next to the Riviera Club complex at 4727 Sheppard, and listing portals do not always keep them apart. I have seen suites at 4725 filed under Riviera Club I on one portal, and a brokerage marketing page gave this address the name of a different building elsewhere in Scarborough entirely.
That matters because amenities, rules, fees and reserve funds belong to a specific corporation. Condos.ca lists 4725 Sheppard as MTCC-872. Before you write an offer, confirm the corporation number on the status certificate and make sure every document you review belongs to that corporation.
This kind of mix-up is more common than people think with older Scarborough complexes, where several towers share a driveway or a recreation centre. It costs nothing to check, and it can save you from reading the wrong reserve fund study.

What the fee covers, and what it does not
Condos.ca lists cable TV, common elements, building insurance, parking and water as included. Heat, hydro and air conditioning are not on that list, which sets this building apart from many of its 1980s neighbours, where the fee covers nearly everything.
That is not necessarily bad. Paying your own heat and hydro means you control those costs, and it usually means a lower fee. But in a suite of 1,200 square feet or more, winter heating and summer cooling are real bills. Ask the seller for 12 months of utility bills before you compare this building against an all-inclusive one.
The amenity list is long. Condos.ca lists an indoor pool, an outdoor pool, a sauna, a tennis court, a security guard and a security system, plus an underground parking garage. Two pools in one building is uncommon, and the outdoor one is a genuine summer amenity for families. Condos.ca also flags pet restrictions, so read the rules before you bring a pet.
Sheppard and McCowan: the subway is coming
The building is on Sheppard Avenue East just west of McCowan Road. Today this is bus-and-car Agincourt, with the 401 close by and Scarborough Town Centre a short drive south. The automatic data on this page shows the current transit stops and Walk Score.
The reason I watch this building is the Line 2 extension. Metrolinx is building the Scarborough Subway Extension from Kennedy, with its final station planned at Sheppard Avenue and McCowan Road. That puts a future subway terminal very close to the front door, which is about as good a long-term location story as an established Scarborough building can have.
Expect the other side of that too. Subway stations attract new towers, and the land around Sheppard and McCowan will likely see redevelopment applications as the line gets closer to opening. That means construction, but it also tends to bring new shops and services within walking distance.
What 4725 Sheppard costs
Condos.ca puts the building average at about $364 per square foot, which is among the lowest figures I see for a Toronto high-rise. The reasons are the building’s age, the very large suites, and the fact that heat and hydro are paid separately.
When I checked, four suites were for sale and none for lease. Asking prices across those four listings ran from $499,000 to $549,000, and monthly fees ran from about $583 to $928. With suites starting near 1,000 sq ft, that fee level works out to well under a dollar per square foot before utilities.
For context, 39 Kimbercroft Court, a 1989 mid-rise a short drive east in the same neighbourhood, averages about $509 per square foot on condos.ca, but its fee includes heat and hydro and its suites start smaller. Once you account for those two differences, the gap between the buildings is narrower than the headline numbers suggest.
The useful comparison is total monthly cost, not the fee alone. Add your own heat and hydro to the fee, then compare it with an all-inclusive building nearby. For sold comparables in this building, I can pull them through my building sold report.

Amenities at 4725 Sheppard
Indoor and outdoor pools, a sauna and a tennis court make this a summer-and-winter building for families. Two pools are also two reserve fund items, so check how well they have been funded.
Jatin’s honest take on 4725 Sheppard
Who this building suits
Families who need three bedrooms at a condo price, downsizers from a house who want to keep their furniture, and buyers positioning themselves ahead of the Sheppard-McCowan subway terminal. It also suits people who prefer to control their own heating and cooling costs.
What I’d want you to check
This is a 1990 building, so read the reserve fund study for windows, balconies, the garage, elevators, both pools and the in-suite heating and cooling equipment, since you are paying for those utilities yourself. Ask the seller for a year of hydro bills. Confirm the corporation number and make sure the documents are for MTCC-872 and not a neighbouring complex. Read the pet rules and confirm the parking space.
The value question
At about $364 per square foot for suites of 1,000 to 1,600 square feet, this is one of the cheapest ways to buy real space in a Toronto high-rise, and the subway extension gives it a credible long-term upside. The trade-off is older systems and utilities on your own bill. For an owner-occupier with a five-to-ten-year view, I think it is strong value if the reserve fund is sound.
