Mix of owners and renters. Of 6 deals here in the last 24 months, 3 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 55 Brimwood Boulevard Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 55 Brimwood Boulevard Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

55 to 99 Brimwood Boulevard is the kind of Scarborough complex where families quietly buy their second or third home: 95 townhouses from 1974, three or more bedrooms, a short walk from one of the best old-growth woodlots in the north end. It is not new and doesn’t pretend to be. What you are really buying is a 50-year-old corporation, so that is where I start. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

55 Brimwood Boulevard Townhouses is a 95-unit condominium townhouse complex at 55–99 Brimwood Boulevard in the Agincourt North neighbourhood of Scarborough, Toronto, near Brimley Road and Finch Avenue East. It dates to 1974, and its condominium corporation is YCC-171, registered on 24 October 1974. Condos.ca lists Eastway Property Management as the manager and does not name a builder. Condos.ca does not publish the fee inclusions; confirm them on the status certificate.

YCC-171

A 1974 complex on one long street

The complex runs along Brimwood Boulevard between Finch Avenue East and McNicoll Avenue, with addresses from 55 to 99. It is one corporation, YCC-171, registered in October 1974, with 95 homes. That is a mid-sized complex for Scarborough: large enough to spread costs, small enough that the board is still made up of people you will see on the walkway.

Brimwood Boulevard has more than one townhouse corporation, which confuses buyers. 20 Brimwood Boulevard is a separate 78-home corporation across the street, and 15 and 25 Brimwood Boulevard form another. Each has its own board, budget and reserve fund. When you compare listings on this street, check the corporation number first.

Condos.ca lists Eastway Property Management as the manager. I don’t have a view on its performance here; ask current owners and read the board minutes to see how quickly repairs actually get done.

Family-sized plans, and a lot of variation

The three homes listed for sale when I checked ranged from three bedrooms to four, and one advertised additional rooms below grade. That is consistent with what I see in Scarborough complexes of this era: multi-level family plans, usually with a basement, built when builders assumed three children and a station wagon.

Condos.ca records the complex as one floor, which reflects how the record is kept rather than the homes themselves. Treat each home as its own case. Ask for room measurements, and compare by finished area and bedroom count, not by the address.

Condition is the biggest variable. Some owners have replaced kitchens, flooring, windows and furnaces; others have not touched the home since the 1980s. Between two homes with the same plan, that can be a renovation budget of tens of thousands of dollars, so price it in before you compare asking prices.

Basements deserve a closer look in any 50-year-old townhouse. Ask whether the home has had water in the lower level, whether the foundation walls are the owner’s or the corporation’s responsibility, and whether any finished space below grade was done with permits. A finished basement adds real living space, but only if it stays dry.

Living beside Brimley Woods

The local landmark is Brimley Woods Park, an 8.1-hectare wooded park on East Highland Creek reached from Finch Avenue and Brimley Road. It has trees estimated at 100 to 200 years old, and it was once part of a farm woodlot known locally as Macklin’s Bush. It also has the first station of an outdoor fitness circuit, and a trail that is part of the North Scarborough Green Loop through Agincourt and L’Amoreaux.

For a family that is a real daily benefit: a place to walk the dog, run or take children into the woods without getting in the car. The parks panel on this page lists what else is nearby.

Day to day, this is a car-oriented part of Scarborough. Finch and Brimley are arterial roads with bus service, and Highway 401 and the Highway 404 corridor are a short drive. Transit and school details are in the data panel.

The Finch hydro corridor runs nearby as well, and the Brimley Woods trail continues toward it. For runners and cyclists, that connection makes a longer loop possible without much time on main roads.

Garages, parking and the shared structure

Condos.ca lists a parking garage and visitor parking among the features. In many Scarborough complexes of this age, that means a shared underground garage below the homes rather than a garage inside each one. I could not confirm the arrangement here, so ask on your tour how parking works and how many spaces come with the home.

If there is a shared garage, it is one of the largest assets the corporation owns. Concrete slabs, waterproofing membranes and drainage in a 1970s garage are expensive to repair, and that work is usually paid from the reserve fund. It is the first line I would look for in the reserve fund study.

Barbecues are permitted, according to condos.ca, which matters if you plan to use your outdoor space. Check the rules for any limits.

What the market is asking on Brimwood

Three homes were listed for sale when I checked, asking from $669,000 to $749,800. All three showed a monthly maintenance fee of about $555, which suggests the fee is set fairly uniformly across the complex rather than scaled sharply by home size.

Condos.ca does not publish an average price per square foot for this complex, and it does not record home sizes, so I can’t give you a fee per square foot. For pricing, I compare against recent sales inside YCC-171 first, then against 20 Brimwood and other 1970s complexes around Brimley and Finch, adjusting for basement finish, updates and end-unit position.

Asking prices are not sale prices. My building sold report shows what has actually traded here.

Amenities at 55 Brimwood Boulevard Townhouses

There is no pool or clubhouse listed here, which is not a bad thing in an older complex: there is no shared facility to staff, heat or eventually rebuild. Your real amenity is the space inside the home and the woods up the street.

Jatin’s honest take on 55 Brimwood Boulevard Townhouses

Who this building suits

Families who need three or four bedrooms and a basement at a price well under a detached house in Agincourt, and who value green space close by. It also suits buyers who are happy to renovate, since dated homes here trade beside updated ones.

What I’d want you to check

Read the reserve fund study for roofs, windows, exterior walls, the parking garage and the private roads and walkways, which are the big costs in a 1974 complex. Ask how parking works and what you get, since I could not confirm it. Look at the fee history and any recent special assessment, check the board minutes for recurring issues like water or drainage, and confirm the corporation number so you are not reading the wrong complex’s documents. Pet and rental rules should come from the status certificate, not the listing.

The value question

The asking range here sits in the high $600,000s to mid $700,000s for a family-sized home, with a fee in the mid $500s. That is a sensible entry to Agincourt North for a buyer who would otherwise be stretching for a freehold. Whether it is good value comes down to the corporation’s finances and the condition of the specific home. A well-kept home in a well-funded corporation here is a solid long-term hold; a tired home in a corporation that has put off its big repairs is not, at any price.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
