Leases 79%Sales 21%

Renter-heavy building. Of 121 deals here in the last 24 months, 95 were leases and 26 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Solaris I?

4units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Solaris I

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Solaris I at 125 Village Green Square is the tower I suggest to buyers who want a Tridel building, a park outside the door and the 401 at the end of the street, for less than they would pay around the Town Centre. It is one of a matched pair of elliptical towers that started the Metrogate community at Kennedy Road and Highway 401. It is a commuter’s building first, and I will tell you what that means day to day. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Solaris I is a high-rise condominium at 125 Village Green Square in Agincourt, Scarborough, at the north-east corner of Kennedy Road and Highway 401. It was developed by Tridel as part of its Metrogate community and designed by Graziani + Corazza Architects. Condos.ca lists 41 storeys and 435 suites; UrbanToronto described the Solaris towers as 40 storeys. It was completed in 2011, and the condominium corporation, TSCC-2151, was registered on 29 April 2011. Suites run roughly 521 to 1,365 sq ft. Condos.ca lists the fee as covering common elements, building insurance, parking and water.

The tower that started Metrogate

Solaris was the first phase of Metrogate, Tridel’s master-planned community at the north-east corner of Kennedy Road and the 401. UrbanToronto covered the two towers as they neared completion in April 2011, describing them as a pair of 40-storey elliptical towers designed by Graziani + Corazza Architects. Solaris I at 125 Village Green Square and Solaris II at 135 are the matched pair.

The elliptical plan is the design point. Rounded floor plates mean suites around the core face slightly different directions, and corner-style views are more common than in a rectangular slab. Because the towers are a pair, though, some suites look straight at the sister building, so check what a suite actually faces before you fall for a floor plan.

Condos.ca lists 41 storeys and 435 suites, while UrbanToronto called the towers 40 storeys. The difference is most likely how mechanical or penthouse levels get counted, but it is worth knowing if you see both numbers in listings.

Living inside a master-planned community

What sets Solaris apart from a stand-alone tower is what has grown up around it. UrbanToronto’s 2011 coverage already showed Ventus I and II, two 30-storey towers, under construction next door, with further towers and an office building planned. Later phases followed, including Avani at 255 and 275 Village Green Square.

Tridel planned the streets and parks for the whole neighbourhood. A listing site describing Avani notes a central park with playgrounds at the heart of Metrogate and a daycare on site. For a young family in a one-plus-den or two-bedroom, a park you can see from the lobby is a real daily advantage over a tower on an arterial road.

One thing to understand: each Metrogate phase is its own corporation, with its own amenities and its own reserve fund. Solaris owners do not get Avani’s club, and the reverse is true too. When you read the status certificate, check whether any facilities or costs are shared with Solaris II or the other phases, and how that sharing is funded.

What your fee covers, and what it does not

Condos.ca lists common elements, building insurance, parking and water as included. Heat and air conditioning are not on that list for 125 Village Green Square, while the condos.ca page for Solaris II next door lists air conditioning as included. Twin towers by the same builder usually have similar systems, so I would treat this as a data question and confirm it with management before you buy.

Across the current listings, fees work out to about $0.74 per square foot. Having parking included is a genuine plus: at many newer GTA towers, a parking space is a separate monthly charge. Ask whether the suite has an owned locker, and get a year of hydro bills from the seller so you know what heating and cooling actually cost.

Condos.ca does not list a property manager for this tower, though it lists Del Property Management at Solaris II. Confirm who manages the building before you rely on either.

Daily life at Kennedy and the 401

This is a driver’s location first. The 401 on-ramps at Kennedy are right there, which makes the commute west to the rest of the GTA or east toward Pickering simple. Kennedy Commons and Scarborough Town Centre are close for shopping. The transit, school and walkability details are in the data panel on this page.

The area is getting denser. In 2019 UrbanToronto reported a KingSett Capital proposal at 2075 Kennedy Road, beside Metrogate, for three towers of 38 to 39 storeys with about 930 suites, retail facing Village Green Square, a new public park and a privately owned public space. Plans like that take years and can change, but if your suite looks toward that site, check the City of Toronto development applications map before you buy.

More towers bring more shops and services, but also construction and competition from new resale stock. That is the trade-off of buying in a neighbourhood that is still filling in.

What Solaris I costs

Condos.ca puts the building average at about $643 per square foot, very close to Solaris II at around $652. That puts both Solaris towers slightly above the older Town Centre buildings such as 360 at the City Centre at about $591, which makes sense for a newer Tridel building with parking included.

When I checked, four suites were for sale and five for lease. Asking prices across the four listings ran from $415,000 to $509,000, and monthly fees across them ran from about $428 to $556, which averages about $0.74 per square foot.

Asking prices are only half the story, and the spread between the Solaris towers is small enough that floor, view and condition matter more than the address. If you want to see what comparable suites have actually sold for, I can pull them through my building sold report.

Condos.ca lists a concierge, rooftop deck, party, media and meeting rooms and guest suites for this tower, while the Solaris II page lists a gym and indoor pool. Ask management exactly which facilities each tower has and whether owners of both can use them, because that changes what the fee is buying you.

Jatin’s honest take on Solaris I

Who this building suits

Commuters who drive the 401 every day, first-time buyers who want a Tridel-built suite at a Scarborough price, and young families who value the Metrogate park and daycare. It also suits buyers who want suites with real square footage, since plans here run up to about 1,365 sq ft.

What I’d want you to check

Confirm what the fee really covers, because condos.ca’s inclusion list for this tower differs from the one for its twin. Ask who manages the building, which amenities sit in this tower versus Solaris II, and whether any facilities or costs are shared. The building is around 15 years old, so read the reserve fund study for upcoming window, elevator, garage and mechanical work. Check the view: some suites face the sister tower, and some face sites where more towers are proposed.

The value question

At about $643 per square foot with parking in the fee and fees in the mid-$0.70s, Solaris I is fair value for a Tridel tower inside a planned community. You pay a little more than at the older Town Centre buildings and get a newer building and a park outside. For an owner-occupier who drives, I think it is a sensible buy, provided the reserve fund and the fee questions check out.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
