Do mostly owners or renters live here?

Leases 39%Sales 61%

Mostly owner-occupied. Of 28 deals here in the last 24 months, 11 were leases and 17 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at St Clair Pointe?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about St Clair Pointe

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

St Clair Pointe is the building I suggest to buyers who want condo living without a tower. It is a four-storey, 134-suite building from 2006 at Warden and St Clair, with large two-plus-den layouts, a modest fee and the subway within reach. It has few amenities, and the area around it is about to see a lot of construction. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

St Clair Pointe is a four-storey, 134-suite condominium at 684 Warden Avenue in Scarborough’s Clairlea-Birchmount neighbourhood, near Warden Avenue and St Clair Avenue East. It was developed by Pointe of View Developments and built in 2006. The condominium corporation, TSCC-1742, was registered on 17 January 2006, and Maple Ridge Community Management manages it. Suites run roughly 607 to 1,145 sq ft. Condos.ca lists the fee as covering common elements, heat, building insurance, parking and water.

Low-rise living, four floors up at most

At four storeys, St Clair Pointe is closer to a large apartment building than a tower. That changes daily life in ways buyers notice quickly: shorter elevator waits, stairs as a real option, and neighbours you will actually recognise. With 134 suites, there are far fewer people per elevator than in a 35-storey tower.

The trade-off is the view. Nobody here looks at the skyline. You see the street, the parking areas or the surrounding low-rise neighbourhood, so pick a suite for its layout and light rather than its outlook.

Pointe of View Developments built it. It is not a household name like Tridel, and I could not find much public material on the developer or the architect, which is common for smaller builders of this era. Twenty years on, the building’s own records matter more than the developer’s reputation.

Two-plus-dens at mid-rise prices

Suites run from about 607 to 1,145 sq ft, which is generous for the price point. Two-bedroom-plus-den plans make up a good part of what trades here, and that plan type is the building’s strength: enough room for a small family or a couple with a home office, without the price of a townhouse.

In a low-rise building, ask about suite position. Ground-floor suites may have direct outdoor space but less privacy; top-floor suites avoid footsteps overhead. Suites over the garage entrance or beside the garbage room are the ones to price down.

Storage is the other thing to ask about. Many buyers here are coming from houses, and a 900 sq ft suite fills quickly. Confirm whether the suite has a locker and an owned parking space, since parking is listed in the fee but the specific space still needs to be on title or assigned to the suite.

A simple fee, and what it leaves out

Condos.ca lists common elements, heat, water, building insurance and parking in the fee. Air conditioning is not listed, which suggests cooling may run on your own hydro, so ask how each suite is cooled and what summer bills look like.

Across the two current listings, the fee works out to about $0.72 per square foot, which is low for a building where heat and parking are included. Part of that is the short amenity list: there is no pool or concierge to fund. The other part may be a lean budget, and that is the thing to check.

Small buildings spread their big repairs over fewer owners. A roof, the garage membrane or the elevators cost much the same whether they serve 134 suites or 400. Read the reserve fund study and ask whether contributions have kept up.

Warden and St Clair: a neighbourhood about to change

The location’s main asset is Warden Station on Line 2. The panel beside this review shows the transit details. For a commuter who wants to ride the subway downtown without paying downtown prices, that is the point of this building.

The area around the station is in the early stages of a lot of change. LocalWiki’s Warden Station page notes that the station is being rebuilt and that several mid-rise and tower proposals are planned along Warden and St Clair. Greenwin and KingSett Capital were selected by the City of Toronto and CreateTO to build affordable and market rental housing on the station’s north parking lot at 705 Warden, and UrbanToronto has reported on a nine-storey Stafford Developments condo at 743 Warden, next to a newer Mattamy subdivision.

Over time, that means more shops, more people and probably higher values near the station. In the short term, it means construction noise, trucks and some lost views. Check the City of Toronto development applications map for anything planned next to the side of the building your suite faces.

What St Clair Pointe costs

Condos.ca puts the building average at about $596 per square foot. That is in line with the older towers around Scarborough Town Centre, such as 360 at the City Centre at about $591, but here you get a low-rise building and a subway station within reach. For a buyer who rides Line 2 every day, that is a better deal than the per-square-foot figure alone suggests.

When I checked, two suites were for sale and none for lease. Asking prices across the two listings ran from $499,000 to $514,900. With so few listings and a small building, comparable sales are thin, so be careful with any price you see advertised as the building average.

A thin market cuts both ways. A seller may not have many recent sales to justify a price, and a buyer may not have much to negotiate with. I can pull every recorded sale here through my building sold report so you are not guessing.

Amenities at St Clair Pointe

Party roomMeeting roomSecurity systemVisitor parkingParking garageElevator

The amenity list is short: a party room, a meeting room, a security system, a garage and visitor parking. There is no gym, pool or concierge, which keeps the fee down but means you will pay for a gym membership if you want one. For many owners in a building this size, that is a fair trade, because every amenity has to be maintained and eventually replaced by a small group of owners.

Jatin’s honest take on St Clair Pointe

Who this building suits

Subway commuters who want space for the money, buyers who dislike towers, and small families who need a two-plus-den. It also suits downsizers from nearby houses who want to stay in Scarborough in a quiet, low-rise building, and buyers who do not want to pay for amenities they will not use. If you are a first-time buyer who has been priced out of Line 2 neighbourhoods further west, this is one of the more affordable ways to keep a subway commute.

What I’d want you to check

Read the reserve fund study closely, because a 2006 building of this size is entering the period when the roof, the garage, windows and the elevator need money. Ask how suites are cooled, since air conditioning is not listed in the fee. Condos.ca reports pet restrictions, so read the rules before you buy with a pet. And look at the development applications near your suite; there is a lot planned around Warden Station.

The value question

At about $596 per square foot with heat and parking in a low fee, near a subway station that is being rebuilt and a neighbourhood that is filling in, I think St Clair Pointe is a reasonable long-term buy for an owner-occupier. The risk is the small-building reserve fund, not the price.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
