Living here
Renters, Airbnb and elevators at Wilshire on the Green
Do mostly owners or renters live here?
Mix of owners and renters. Of 28 deals here in the last 24 months, 16 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Wilshire on the Green?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Wilshire on the Green
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Wilshire on the Green is the building I show buyers who want a condo in Scarborough but do not want to live 30 floors up in a tower of 500 suites. It is a seven-storey, 198-suite mid-rise on a quiet crescent near Warden and St Clair, and its fee covers heat, air conditioning and parking. The trade-off is a fee per square foot that looks high on paper, and I will walk you through why. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Wilshire on the Green is a seven-storey, 198-suite mid-rise condominium at 60 Fairfax Crescent in Scarborough, north-west of Warden Avenue and St Clair Avenue East in the Clairlea-Birchmount area. It was developed by Norstar Group and built in 2011. The condominium corporation is TSCC-2200, registered on 30 November 2011, and condos.ca lists Newton-Trelawney Property Management as manager. Suites run roughly 533 to 1,097 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, building insurance, parking and water.
Wilshire on the Green at a glance
Why a mid-rise here is different
Most of the condo supply in Scarborough sits in towers clustered around Scarborough Town Centre, Kennedy and the 401, and Agincourt. Wilshire is the opposite: seven storeys above grade with one level below, on a residential crescent rather than a main road. Coverage of the launch on the SkyriseCities forum quotes the developer saying it chose the height deliberately because it wanted something that suited the neighbourhood rather than a high-rise. An earlier plan for the same site, a project of larger flats called Fairfax Flats, was abandoned before Wilshire took its place.
That matters in daily life. With 198 suites, you share elevators, the lobby and the garage with far fewer people than in a 30-storey tower, and the building has a quieter, almost apartment-block feel. You will also recognise neighbours, which buyers coming from a house often tell me they miss in a big tower.
The exterior is the other thing people remember. The building is clad in green-tinted glass with a curved, arcing front, which is where the “green” in the name comes from as much as the landscaping. The SkyriseCities forum thread for the project credits the design to Kirkor Architects; I could not confirm that from a second source, so treat it as reported rather than settled.
Layouts: built for owners, not just investors
Condos.ca lists suites from about 533 to 1,097 sq ft. That is a sensible range for a building of this era, and it means two-bedroom plans here are real two-bedrooms rather than the squeezed 600 sq ft versions common in newer towers. The current listings are all two-bedroom or two-plus-den plans in the 600 to 899 sq ft bands, which tells you what most of the stock looks like.
Sales ran in two phases, about 100 suites in 2008 and the final 98 in early 2009, according to the forum’s summary of the launch. One forum post cites a slightly different suite total, but condos.ca and the forum’s main project summary both settle on 198, so that is the figure I use.
In a seven-storey building the view question is simpler than in a tower. You are not buying a skyline, you are buying light and an outlook over trees and low-rise streets. Upper floors and suites facing away from the busier streets get the best of both. Ask which way the suite faces and what is directly opposite before you book a second showing.

Heat, cooling and parking in the fee
Condos.ca lists air conditioning, common elements, heat, building insurance, parking and water as included. For a first-time buyer that is the important number: your hydro bill covers lights and appliances, and your winter heating does not swing your budget. Parking also comes inside the fee rather than as a separate monthly charge.
The forum’s launch summary mentions about 230 parking spaces for 198 suites, which is a healthy ratio. Not every suite will come with a space, though, and lockers vary by suite. Confirm in the listing and in the status certificate exactly what is deeded or assigned to the suite you are buying.
Condos.ca also flags a pet restriction for the building. I do not know the specifics, so read the declaration and rules before you commit if you have a dog, especially a larger one.
The daily reality near Warden and St Clair
The building sits on Fairfax Crescent, north-west of the Warden and St Clair intersection, which is also where Warden Station on Line 2 is. The data panel on this page shows the actual walking times to transit. For a buyer who commutes downtown and wants a quieter street, that combination is the main reason to look here.
The surroundings are mixed. Forum posters describe the area as a blend of older houses, newer infill and light industrial and warehouse uses, and that is still a fair description. You will not find the shopping-mall convenience of Scarborough Town Centre on your doorstep, but daily errands along Warden and St Clair are manageable, and ravine land runs south from the area toward the lake.
This part of Scarborough is also seeing more development pressure around transit. Before you buy a suite with an open view, check the City of Toronto development applications map for anything proposed nearby, because a new building across the street changes both your view and your resale story.
What Wilshire on the Green costs
There are three active listings on condos.ca right now, asking $450,000 to $519,999. For a mid-rise suite of 600 to 899 sq ft with parking and heat in the fee, that is an accessible entry point into this part of the city, and it is below what most new towers in Scarborough ask for comparable space.
The fee is the part buyers query. Across the active listings, monthly fees run about $642 to $767, which works out to roughly $0.99 per square foot. That is above many Scarborough towers. Mid-rises usually carry higher fees per foot because the cost of the roof, elevators, staff and garage is shared among fewer suites, and here the fee also covers heat, air conditioning and parking, which many buildings bill separately.
So compare like with like. Add a parking charge and a winter heating and cooling bill back onto a cheaper-looking tower fee and the gap narrows a lot. Condos.ca does not show a building-wide average price per square foot for Wilshire, so if you want the actual sold numbers, ask me for my building sold report.

Amenities at Wilshire on the Green
This is a modest package by tower standards: no pool or concierge desk of the kind you get in the big Scarborough towers. The rooftop terrace is the standout, and fewer amenities also means less to maintain and replace, which is part of why a small building like this can stay manageable.
Jatin’s honest take on Wilshire on the Green
Who this building suits
Buyers who want a quiet, smaller building and a real two-bedroom at a Scarborough price. It suits couples, small families and downsizers who want predictable monthly costs, since heat, cooling and parking are in the fee. It also suits commuters who want a Line 2 station nearby without living on a main road.
What I’d want you to check
This is a 2011 building, so it is approaching the age when the first round of bigger repairs starts: the roof, garage membrane, corridor finishes and the heating and cooling equipment. Read the reserve fund study and the last two years of board minutes, and ask about any planned fee increases. Confirm the parking and locker for the specific suite, read the pet rules if they apply to you, and check the development map for nearby proposals.
The value question
At an asking range of roughly $450,000 to $520,000, the value case is space and quiet rather than amenities. The fee per square foot is high, but once you count what it includes, I think the true monthly cost compares fairly with newer towers. If you plan to live here for five years or more and the reserve fund is healthy, it is one of the more liveable condo options in this part of Scarborough.
