Instant AI condo valuation for Toronto & GTA owners — floor, exposure, view, parking and locker all factored in.
Condo Valuation
What’s your condo worth today?
Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

Two units, same floor plan, $90,000 apart.
That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.
How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
Two identical floor plans in the same tower can be worth tens of thousands apart — the difference is floor, exposure, view, parking and locker. Tell me about your unit and I will prepare a current market valuation using real reported sales for your building’s district. No pressure, no obligation.
Building-by-building guides for three of the GTA’s busiest condo corridors: what each tower is like, what sells there and what to check before you buy or sell.
An estimator works off averages. I will look at what has actually sold in your building and on your floor, and tell you plainly if now is the wrong time to list.

Condo Value Estimator — Frequently Asked Questions
How accurate is this AI condo value estimator?
This tool gives you a price range, not a single number pretending to be exact — because no online estimator, including this one, can account for what a specific unit looks like inside, recent building-specific sales, or how a listing is marketed. It's built on current GTA condo sale data and adjusts for floor, exposure, view, parking and locker, which are the factors that move condo pricing most within a single building. Most owners find the range lands within 5–10% of what a full comparative market analysis would show. Treat it as a fast, honest starting point — not a replacement for a CMA before you actually list.
What information does the estimator use to calculate my condo's value?
You'll be asked for the building or general area, unit size, floor level, exposure/view, and whether the unit includes parking and/or a locker — all things that measurably affect condo resale value in the GTA. The tool cross-references this against recent comparable sales and current listing data for similar units, then generates a range in under 90 seconds. You enter your name, email and phone at the last step so the report can be sent to you; your exact unit number is not required.
Do I need to give my name, phone number or exact address to get an estimate?
Your name, email and phone are required to see the estimate — the report is prepared for you and sent to you, rather than published anonymously. Your exact unit number is not required, and you are not booking anything by using it. Your details are used to send you the estimate and to follow up if you want a full comparative market analysis on your unit. They are never sold or shared.
How is this different from a bank appraisal or a realtor's CMA?
A bank appraisal is a formal, in-person valuation typically ordered for financing and usually costs several hundred dollars. A realtor's CMA (comparative market analysis) is free and human-prepared, and factors in a physical walkthrough, recent building-specific sales and current market conditions. This AI estimator sits in between: instant and free, but a data-driven starting point rather than a verified, walkthrough-based number. See the full breakdown in AI Home Valuation vs a Realtor CMA vs a Bank Appraisal.
Does floor level, view or parking actually change the number?
Yes, meaningfully. In most GTA condo buildings, higher floors and unobstructed or lake/city views can add several percentage points to a unit's value compared to a lower floor or blocked view, and a parking spot plus locker can add tens of thousands of dollars in buildings where they're not included with every unit. That's why the estimator asks for these specifically rather than just square footage.
How current is the pricing data behind the estimate?
The tool is built on recent GTA resale data and updated regularly to reflect current market conditions rather than a snapshot from months ago — condo pricing in Toronto and the GTA can shift meaningfully in a single quarter, and stale comparables produce misleading estimates.
Is this free, and is there any obligation?
Yes, completely free, with no obligation to list or work with a realtor. It typically takes under 90 seconds.
