To sell a Humber Bay Shores condo in 2026, price against the units a buyer will compare yours with in your building and the next buildings over, not a district average. In August 2026, W06 condo apartments sold at 96% of asking after 41 days, with 232 active listings and 44 sales. Order the status certificate early, fix obvious issues, and present floor, view, parking and fees clearly.

What that means for your price
With 232 active listings and 44 sales in a month, buyers have choice and time. The benchmark is down about 5% year over year. That does not mean your unit will not sell; it means it will sell to the buyer who decides it is the best value among the handful they tour. Pricing is a comparison exercise.
Build your price from three groups of sales and listings: units in your own building, units in the two or three buildings a buyer would realistically cross-shop, and anything currently listed that a buyer will see the same weekend. Then adjust for the things that move value here: floor height, lake versus city exposure, square footage, parking, locker, balcony, maintenance fee per square foot and the building’s reserve fund position. My lake view premium and parking and lockers pages go deeper.

What’s your condo
worth today?
Three quick steps. Condos don’t price like houses — your floor, your view, and whether you own parking move the number more than anything else. This weighs all of them.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.
What buyers check in your status certificate
Most Humber Bay buyers make their offer conditional on a lawyer reviewing the status certificate. In Ontario the condo corporation can charge up to $100 and must provide it within 10 days of request, so order it before you list and read it with your agent. Buyers and their lawyers focus on:
- Reserve fund balance and the latest reserve fund study — is the corporation on plan, or are increases or special assessments coming?
- Budgeted fee increases for the coming year.
- Legal actions involving the corporation.
- Any arrears or special assessments attached to your unit.
- Rules on rentals, pets and short-term rentals, which matter to investor buyers. See short-term rental rules in Humber Bay.
If something awkward is in there, you want to know before a buyer’s lawyer finds it on day four of a conditional period.
A week-by-week selling plan
| When | What to do |
|---|---|
| Week 1 | Pull comparables for your building and competitors; order the status certificate; decide tenant or vacant if rented |
| Week 2 | Declutter, repair scuffs and caulking, deep clean, consider light staging; book photos, video and a floor plan |
| Week 3 | Set price from comparables; write the listing around floor, view, fees, parking and locker; launch |
| Weeks 3–5 | Showings and feedback; review price against new competing listings every 7–10 days |
| Offer | Compare price, deposit, conditions, closing date; check financing and status certificate conditions carefully |
Should you sell with a tenant in place?
If your condo is rented, a lease does not end because you sell. A buyer who wants to move in must follow the Residential Tenancies Act process, and an investor buyer may prefer to keep the tenant. Selling vacant usually widens the buyer pool and makes showings easier, but it means lost rent. Read selling a rented property in Ontario and get legal advice before serving any notice.
