Living here

Renters, Airbnb and elevators at 1159 Birchmount Road Condos

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 1159 Birchmount Road Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 1159 Birchmount Road Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1159 Birchmount Road is far smaller than most Toronto condominiums: 18 suites in a four-storey building from 1976. For the right buyer, that means a quiet building, a fee that covers hydro and heat, and a price far below most of the city. For the wrong buyer, it means sharing every repair with only 17 other owners. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

1159 Birchmount Road Condos is a four-storey, 18-suite condominium at 1159 Birchmount Road in the Dorset Park neighbourhood of Scarborough, Toronto. It was built in 1976 by Gerard Ceci. The condominium corporation is YCC-294, registered on 21 December 1976, and Comfort Property Management is listed as the manager. Condos.ca lists suites from about 301 to 1,030 sq ft. The maintenance fee covers common elements, heat, hydro, building insurance, parking and water.

Eighteen suites, four floors

Most of the condos I write about have a hundred suites or more. This one has 18, spread over four storeys. It is closer in scale to a small apartment house than to a tower, and it was registered as a condominium in December 1976, when Scarborough was adding condo stock quickly.

A building this small has a particular character. There is no concierge, no amenity floor and no crowd in the lobby. You will likely know most of your neighbours by sight, and the board is a handful of owners rather than a distant committee.

That intimacy is the appeal for many buyers. It also means the building’s condition depends heavily on a few people’s decisions, which is why I approach small corporations with more caution than large ones, not less.

Governance works differently at this scale too. A board needs volunteers, and in an 18-suite building the same few owners may serve for years. Ask who is on the board, how often it meets and whether the corporation holds its annual general meetings on time. A small building run by engaged owners can be very well kept; one where nobody wants the job can drift. The minutes will usually tell you which kind you are looking at.

The size range needs a closer look

Condos.ca lists suites at about 301 to 1,030 square feet. The upper end is a comfortable two-bedroom size. The lower figure is unusually small for a 1970s building, and I would not assume it is a typical suite; it may be a bachelor, a data quirk or a measurement that excludes part of the space.

Before you rely on any size here, ask for the floor plan or measure the suite yourself. In a building with so few sales, a size error can throw off every price-per-square-foot comparison you make.

I could not find a builder floor plan or a detailed description of layouts or ceiling heights for this building, so treat each suite as its own case and judge it in person.

An unusually complete fee

The fee here covers common elements, heat, hydro, building insurance, parking and water. Hydro and heat together are not common inclusions, and having both means your monthly cost is close to fixed, apart from internet and contents insurance.

There is a flip side. In an 18-suite building, the energy bill, the insurance premium and every repair are split only 18 ways. When costs rise, the effect on each owner is larger than in a big tower, and a single major project, such as a roof or a parking surface, can lead to a noticeable fee increase or a special assessment.

Ask for the last three years of budgets, the current reserve fund study and the funding plan. Those three documents will tell you more about this building than any listing will.

Birchmount Road and the changing transit map

Birchmount Road forms the western edge of Dorset Park, a largely residential neighbourhood whose houses mostly date from the 1950s, with the Kennedy Road commercial strip running through its centre. This is a quiet, established part of Scarborough rather than a condo district.

Transit in this part of Scarborough is in the middle of a change. The Line 3 Scarborough RT has been retired, and the Scarborough Busway along its old corridor, with stops including Lawrence East and Ellesmere, was scheduled to open on 30 September 2026. The Line 2 subway extension, with a new station at Lawrence and McCowan, is expected around 2030. The data panel on this page shows the current options from the door.

For most owners here, a car will still be part of daily life, which is one reason parking in the fee matters.

Pricing a building that almost never trades

Condos.ca shows a building average of about $214 per square foot. I would not rely on that number. With 18 suites, sales are rare, the average may rest on very few transactions or old ones, and the questionable 301 sq ft figure could distort it.

When I checked, there were no suites listed for sale or for rent. That is typical for a building this small, and it means a buyer has to be patient, and a seller has to price against sales in comparable older buildings in Dorset Park and Wexford rather than against the building’s own history alone.

Because hydro, heat and parking are in the fee, compare total monthly cost with other buildings, not the fee by itself. Also ask your lender early: some lenders look harder at very small condominium corporations, and it is better to know before you firm up an offer. For what has actually traded here, ask me for my building sold report.

Amenities at 1159 Birchmount Road Condos

Security system

There are no shared facilities to speak of beyond a security system, and that is by design in a building this size. You are not paying for a gym or a pool you might never use, which is part of why the fee can cover hydro and heat.

Jatin’s honest take on 1159 Birchmount Road Condos

Who this building suits

Buyers who want a quiet, low-rise building with very few neighbours, a near-fixed monthly cost and a low purchase price, and who are comfortable doing serious homework. It can suit downsizers who want to stay in Dorset Park. It is less suited to anyone who wants amenities, a concierge, an elevator they can count on (I could not confirm whether the building has one), or easy resale.

What I’d want you to check

Read the reserve fund study, the funding plan, three years of budgets and the board minutes, and ask directly about loans and special assessments. Confirm whether there is an elevator, how parking is allocated and whether a locker comes with the suite. Verify the suite’s size from a floor plan. Read the pet and leasing rules in the status certificate, since condos.ca only records a pet restriction.

The value question

On price alone, this is among the cheapest ways to own a condo in Toronto, and the all-in fee is a genuine benefit. But value in an 18-suite corporation depends on its finances more than anything else, and resale will always take patience. If the reserve fund is strong and you plan to stay for years, it can work well. If you might sell in two years, I would look at a larger building.

It was built in 1976 by Gerard Ceci. The corporation, YCC-294, was registered on 21 December 1976.

What does the maintenance fee include?

Common elements, heat, hydro, building insurance, parking and water.

How large are the suites?

Who manages the building?

Comfort Property Management is listed as the property manager.

Why does the small size of the corporation matter?

With 18 suites, each owner pays a large share of every repair and every cost increase, so the reserve fund and budgets matter more than usual.

Are pets allowed?

Condos.ca lists a pet restriction without details. Check the declaration, rules and status certificate for the actual policy.

Who is this building best for?

Buyers who want a quiet low-rise with few neighbours and a near-fixed monthly cost, and who plan to stay long enough that slow resale does not matter.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
