Living here
Renters, Airbnb and elevators at 400 Wellington
Do mostly owners or renters live here?
Renter-heavy building. Of 32 deals here in the last 24 months, 27 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 400 Wellington?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 400 Wellington
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

400 Wellington is the King West building I suggest to buyers who want a small, quiet building and do not want to feel like they live in a glass filing cabinet. Sorbara finished it in 2012 with SMV Architects, and it is one of the few recent condos in the neighbourhood that a serious architecture critic praised without reservation. At 102 suites, though, it rarely has anything for sale. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
400 Wellington is a 102-suite mid-rise condominium at 400 Wellington Street West in King West, downtown Toronto. It was developed by Sorbara Group, designed by SMV (Stone McQuire Vogt) Architects and completed in 2012. It is made up of a 10-storey front section and a 12-storey rear section; condos.ca lists 11 floors. The condominium corporation is TSCC-2230, registered on 13 April 2012, and condos.ca lists TSE Management as manager. Condos.ca lists the fee as covering common elements, heat, air conditioning, water, parking and building insurance.
400 Wellington at a glance
Two buildings in one, with a warehouse look
The design takes its cue from the old brick warehouses of King West rather than from the glass towers that have replaced many of them. UrbanToronto’s project description lays out two parts: a 10-storey section at the front, in red-brown masonry that echoes nearby warehouse buildings, and a 12-storey section behind it with a horizontal pattern of windows and masonry inspired by mid-century buildings.
Both sections are topped with penthouse suites with oversized windows. Exposed concrete runs through the design, and SMV leaned into the less-is-more minimalism associated with Mies van der Rohe. UrbanToronto’s coverage during construction described the building as bringing restraint back to King West, steering clear of glossy finishes.
That two-part massing is why sources disagree on the height. The project database lists 12 storeys, the front section is 10, and condos.ca lists 11. Ask which section and floor a suite is in, because the views and the light differ between the two.
What the critic saw
When Christopher Hume reviewed 400 Wellington for Storeys in 2019, he gave it an A and called it positively cozy for a downtown condo. He liked that its masonry facades and balconies make it read as a home rather than an office building, and that it fits neatly into an awkward lot hemmed in by existing buildings.
He also singled out the street. The building is set back from the north side of Wellington, with secondary pedestrian paths, small parking areas and minimal concrete planters that give the frontage some breathing room. Businesses along the laneway to the west help stitch the building into the block.
Critics’ grades do not set prices, but they do tell you something about how a building will age. Buildings that sit comfortably in their streets tend to stay desirable longer than ones that look dated the moment a newer tower goes up next door.

Suites, and a small building’s trade-offs
Condos.ca lists suites from about 510 to 1,770 sq ft, a wider range than most King West buildings of this era, with penthouses at the top of the scale. In a building of 102 suites, that range means there are fewer of each plan, and comparing one suite with another takes more care.
Small buildings have real advantages: fewer neighbours sharing elevators, a quieter lobby and a board that tends to know the residents. The trade-off is that capital costs, such as a roof, a garage repair or an elevator upgrade, are split among fewer owners, so a well-funded reserve matters even more here than in a 400-suite tower.
Condos.ca lists pets as permitted, Beanfield fibre internet as available, bike storage and visitor parking. Confirm the pet rules in the declaration if you have a large dog.
A wide size range in a small building also means the penthouses and larger plans trade very differently from the compact one-bedrooms. If you are buying one of the bigger suites, do not let an average price per foot for the building anchor your offer; it is being pulled around by a handful of very different units.
The fee and daily life on Wellington
Condos.ca lists the fee as covering common elements, heat, air conditioning, water, parking and building insurance. Heat and cooling in the fee is a solid package for a 2012 building, where many contemporaries meter HVAC separately. Hydro for lights and appliances is your own bill.
Wellington Street West at this point is a calmer street than King, a block north, where most of the neighbourhood’s restaurants and bars are concentrated. That is the appeal: you can walk to King West’s dining, to the Entertainment District and to the Financial District, then come home to a quieter block.
That calmer setting has limits. King West is one of the city’s busiest nightlife strips, and on weekend nights the noise and the crowds spill onto the side streets. Visit on a Friday night as well as a weekday afternoon, and pay attention to which way the suite faces. The data panel on this page covers transit, walkability and nearby parks in detail.
Price per square foot and what to expect
Condos.ca puts the building average at about $965 per sq ft. That is a premium figure, and in my view a fair one for a small, well-designed King West building with heat, cooling and parking listed in the fee.
There was only one suite for sale and three for lease when I wrote this, so I cannot give you a meaningful range of asking prices. Low turnover is normal here: small buildings with larger suites tend to hold owner-occupiers for longer.
That scarcity cuts both ways. A seller can hold out for a strong price because buyers have few alternatives in the building, but a buyer also has fewer comparables to argue from. Pricing a suite here means looking at recent sales in the building and at similar boutique buildings nearby.
If you are watching for a suite here, or want to know what yours is worth, I can pull the closest comparables through my building sold report.

Amenities at 400 Wellington
Do not buy here for the amenity floor. What you get is a concierge, a secure garage, bike storage and fibre internet, and a fee that is not carrying a pool or a large fitness centre. The amenity is the building itself and its location.
Jatin’s honest take on 400 Wellington
Who this building suits
Owner-occupiers who want a small, quiet building in King West, professionals who walk to the Financial District, and downsizers who want a larger suite or penthouse in a building with a residential feel. It suits buyers who care about design and are willing to wait for the right suite.
What I’d want you to check
With only 102 owners sharing capital costs, read the reserve fund study carefully and ask through the status certificate about any planned special assessment. At about 14 years old, the building is moving toward its first major round of envelope, garage and mechanical work. Confirm which section the suite is in, what the windows face, and the parking and locker units attached. Check the pet rules if you have a dog.
The value question
At around $965 per sq ft, 400 Wellington is not cheap, but you are paying for scarcity, design that has aged well and a fee that covers heat and cooling. For a buyer who plans to stay, I think it holds its value better than the larger towers nearby. For an investor chasing yield, the numbers are harder to make work.
