Do mostly owners or renters live here?

Leases 89%Sales 11%

Renter-heavy building. Of 37 deals here in the last 24 months, 33 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 500 Queens Quay West?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 500 Queens Quay West

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

500 Queens Quay West is what I show buyers who want to live on the water without living in a tower. It is two eleven-storey buildings by KPMB Architects, finished in 1999 and joined around a garden courtyard, with suites that start at about 600 sq ft and go far bigger. It commands the highest price per square foot on this stretch of Queens Quay, and mostly deserves it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

500 Queens Quay West (also known as 500 QQ, and originally marketed as The Pavilions, later H2O) is an 11-storey, 187-suite condominium on the north side of Queens Quay West just west of Spadina Avenue in the Harbourfront-CityPlace area of downtown Toronto. It was designed by Kuwabara Payne McKenna Blumberg (KPMB) Architects and first occupied in spring 1999. The condominium corporation is MTCC-1288, registered on 5 January 2000, and Crossbridge Condominium Services is the listed property manager. Maintenance fees include common elements, heat, air conditioning, water, building insurance and parking.

A KPMB building on the water

KPMB is one of Toronto’s best-known architecture firms, responsible for, among other things, the TIFF Bell Lightbox and Festival Tower on King Street. Its archive at the Canadian Centre for Architecture records this project as The Pavilions Condominiums, designed between 1995 and 1997 and completed and occupied in spring 1999. The project was later renamed H2O.

The design is two eleven-storey buildings of concrete, red brick and glass, joined by a smaller connecting building into a U shape around a central courtyard. That courtyard doubles as the front entrance, which gives the building a calmer arrival than most on Queens Quay. Suite numbers carry an E or W, reflecting the two wings.

The original plan called for four buildings. According to the CCA, two more towers were scheduled for 2001 and never built in the form KPMB designed. What you have is a complete, two-building condominium that has kept its low-rise scale on a waterfront where the neighbours are mostly taller.

For a buyer, the KPMB name is useful in a practical way. Well-detailed buildings by established firms tend to hold their appeal on resale, and the brick and courtyard plan here has aged far better than many of the glass towers built on the waterfront a decade later.

Large suites, terraces and the top floors

Suites here run from about 595 to 3,834 sq ft on Condos.ca. There are very few of the 400 to 500 sq ft one-bedrooms that fill newer downtown towers; the building leans toward two-bedroom suites and large penthouses. All four active sale listings in October 2026 were two-bedroom or larger.

The upper suites and penthouses are where this building earns its reputation. A 2017 blogTO feature on one suite noted a terrace looking out over the harbour and the Toronto Music Garden, and an interior that had won a Best in Canada award from Canadian Interiors magazine. Not every suite is like that, but the large ones at the top can be.

Ask which way a suite faces. South-facing suites in an eleven-storey building get the harbour and the Music Garden directly across Queens Quay. North-facing suites look over the courtyard and up toward CityPlace and the Gardiner, which is a very different view and a very different price.

What the fee includes

Condos.ca lists the fee as covering common elements, heat, air conditioning, water, building insurance and parking. Hydro is not on that list, so expect your own electricity bill. Including parking matters on Queens Quay, where visitors and owners alike struggle to park.

Fees on the four active listings ran from roughly $1,200 to about $4,000 a month, which reflects how large these suites are. On a per-square-foot basis that is unremarkable for a building of this age that includes heat and cooling.

A 1999 building on the lake also has the lake to contend with. Wind, salt from winter roads and moisture are hard on brick, sealants, balconies and windows. Read the reserve fund study and the recent engineering reports with those items in mind, and ask about the garage membrane and the courtyard waterproofing above it.

With 187 suites, the cost of a major repair is spread across fewer owners than in a CityPlace tower, and the large suites carry a bigger share of each bill. That is another reason to read the reserve fund study before you commit, especially on a penthouse.

Living opposite the Music Garden

The Toronto Music Garden sits across Queens Quay, and the waterfront trail and the harbour are right there. Spadina is a short walk east, and the Queens Quay streetcar runs along the street in its own right-of-way to Union Station.

This stretch is quieter than Queens Quay east of Spadina, where the ferry docks, Harbourfront Centre and summer crowds are. It is also more residential than King West. You give up a short walk to restaurants and nightlife; you gain the lake as your front yard.

Schools, transit times, Walk Score and nearby parks are in the data panel on this page.

Pricing: the premium on this stretch of Queens Quay

Condos.ca puts the building average at about $897 per square foot. That is the highest among the neighbouring waterfront buildings I track: 550 Queens Quay West is around $771, the Atrium on Queens Quay at 650 is around $807, Queens Harbour at 600 is around $799 and King’s Landing to the east is around $703.

Part of that premium is the architecture and the low-rise courtyard plan. Part of it is the mix: with few small suites and several large penthouses, the average is pulled up by the top of the building.

In October 2026, four suites were for sale, with asking prices running from about $999,000 to about $5.7 million. Penthouses here are priced on their own terms, so do not read the building average onto a top-floor suite. For the aggregate sold record at this address, ask for my building sold report.

Amenities at 500 Queens Quay West

ConciergeParty roomMeeting roomVisitor parkingParking garageElevatorsGarden courtyard

The amenities are modest for the price: concierge, a party room, a meeting room and visitor parking. The real amenity is the landscaped courtyard and the waterfront across the street, so if a pool or large gym is high on your list, look elsewhere.

Jatin’s honest take on 500 Queens Quay West

Who this building suits

Downsizers selling a house who want space, a low-rise building and the lake, and buyers who value good architecture over a long amenity list. It suits people who want a quiet residential stretch of the waterfront rather than the busier blocks east of Spadina.

What I’d want you to check

This is a 1999 waterfront building, so read the reserve fund study for brick, sealants, windows, balconies and the garage and courtyard waterproofing. Confirm parking and locker allocation for the specific suite. Condos.ca flags pet restrictions, so read the declaration and rules if you have a pet. And look carefully at orientation: a south-facing suite and a north-facing one are effectively different products here. Finally, ask how the courtyard and entrance are maintained, since they are central to the building’s appeal and sit over the garage.

The value question

At about $897 a square foot, you are paying a premium over every neighbour on this stretch of Queens Quay. For a south-facing or penthouse suite, I think the architecture, the courtyard and the scale justify it. For a north-facing suite, compare carefully with 550 and 600 Queens Quay, where similar space costs noticeably less per foot.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
