Living here
Renters, Airbnb and elevators at 50 Camden
Do mostly owners or renters live here?
Mix of owners and renters. Of 17 deals here in the last 24 months, 8 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 50 Camden?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 50 Camden
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

50 Camden is the building I show buyers who want the downtown loft look without living in a 40-storey tower. It is a small, concrete soft loft from around 2000, tucked onto a side street between Spadina and Brant, with raised-floor sleeping areas and sliding walls that most new condos stopped offering long ago. Listings are rare, so when one comes up you need to know the building before you book the showing. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
50 Camden, previously marketed as The Sylvia, is a small soft loft condominium at 50 Camden Street in Toronto’s King-Spadina area (Wellington Place). It was developed by Intracorp, in a joint venture with Urban Capital Property Group according to two sources. Condos.ca lists it as an 8-storey, 65-suite building built in 2000, with the corporation registered on 1 November 2000; other sources describe it as seven storeys with 54 or 64 suites, and one gives 2002 as the completion year. Condos.ca lists the corporation as MTCC-1345 and the management as Performance Property Management; Dash Property Management also hosts a resident page for the building. Suites run roughly 511 to 1,360 sq ft. Condos.ca lists fees as covering common elements, heat, hydro, air conditioning, building insurance and water.
50 Camden at a glance
A soft loft from the first King-Spadina wave
Around 2000, King-Spadina was a district of old garment warehouses and light industry, and developers were just starting to fill the side streets with new concrete buildings that copied the loft feel. 50 Camden was one of them. Dash Property Management’s building page describes the area as former light industrial, and lists Urban Capital and Intracorp as joint-venture partners.
This is a soft loft, not a hard loft. Nothing here was converted from a factory. What you get instead is new-build concrete with the loft vocabulary: exposed concrete ceilings and columns, oversized windows that open, and open-plan layouts. If you want brick and timber beams, this is the wrong building, and I will say so before we go inside.
The sources do not agree on the building’s size. Condos.ca says 8 storeys and 65 suites; one loft-specialist site says 7 storeys and 64 suites; Dash’s page says 7 storeys and 54 suites and gives 2002 as the completion date, against a corporation registration of November 2000. I have not been able to confirm the architect. Whatever the exact count, this is one of the smaller buildings in the area, which is the point.
Raised floors, rolling walls and Juliet balconies
The layouts are what make 50 Camden distinctive. Several sources describe raised platform floors, often used for the sleeping area, and large sliding or rolling walls that let you close the bedroom off or open the whole suite up. In a 550 sq ft one-bedroom, that flexibility matters more than a few extra square feet.
Suites run from about 511 to 1,360 sq ft by condos.ca’s range. One source says the top of the building has terraced penthouses around 1,200 sq ft. Most other suites have Juliet balconies only, so if a real balcony matters to you, you are looking at a short list of suites.
One honest caution from a loft-specialist site: some of the lowest-level suites may sit partly below grade and can be dark. Ask which level a suite is on and visit it in daylight. Kitchens in the original suites used Shaker-style cabinetry; many will have been updated since, so judge each suite on its own.

Living on Camden Street
Camden is a short, quiet street just south of Queen West, between Spadina and Brant. That is the daily reality here: you step out onto a side street rather than a six-lane arterial, and within a few minutes you are on Queen West or in the King West restaurant strip around Brant and King.
Being a small building has trade-offs. You get fewer neighbours, a quieter lobby and an elevator that is not shared by hundreds of suites. You also get fewer owners sharing the cost of every repair, which is why the reserve fund matters more here than in a big tower.
The street around it keeps changing. King-Spadina has seen a steady run of new towers and mid-rise buildings over the last twenty years, and the cranes have not stopped. Before you buy, check the City of Toronto development applications map for anything proposed on Camden or the blocks next to it, because a new project next door can change your light and your view.
Fees that may cover more than you expect
Condos.ca lists the fee here as covering common elements, heat, hydro, air conditioning, building insurance and water. If that is right, it is an unusually complete set of inclusions for a downtown building, and it makes a straight per-square-foot fee comparison with newer towers misleading, because most newer towers put hydro and often heat on your own meter.
I would not rely on that without checking. Dash Property Management’s resident page says electricity is supplied through Enercare for tenants, which suggests at least some suites may be sub-metered. Sources also differ on who manages the building: condos.ca lists Performance Property Management, while Dash hosts a building page. Get the current answer on both from the status certificate and the most recent budget.
What 50 Camden costs
Condos.ca puts the building’s average at about $792 per square foot. For King-Spadina, that sits below what you will pay in most of the newer high-rises nearby, which is the trade you make for an older building with original mechanical systems and a modest amenity package.
There were no suites for sale here when I wrote this, and only one for lease. That is typical. With somewhere between 54 and 65 suites, a year can go by with only a handful of resales, so recent comparables are thin. When one does list, the sold data panel on this page and comparable soft lofts nearby are the best guide. If you want a value check on a specific suite, I can pull the comparables for you through my building sold report.

Amenities at 50 Camden
The amenity package is small: a fitness room, a party room and a courtyard with barbecues, plus garage parking and, by one description, a 24-hour concierge. It covers the basics without the pool and spa costs that push fees up in bigger towers.
Jatin’s honest take on 50 Camden
Who this building suits
Buyers who want loft-style space and a quiet street in the middle of King-Spadina, and who would rather live with 60-odd neighbours than 600. It also suits first-time buyers who want a downtown address at a lower price per square foot than the new towers, and people who like the flexibility of a rolling wall instead of a fixed bedroom.
What I’d want you to check
This building is about 25 years old, so read the reserve fund study for the roof, windows, elevator, garage membrane and the heating and cooling equipment. Confirm whether hydro really is included or whether your suite is sub-metered, and confirm who the property manager is today. Ask whether the suite has parking and a locker, because not every suite will. Check the floor level, since some lower suites may sit partly below grade, and look at the balcony situation, because most suites have Juliet balconies only.
The value question
At around $792 per square foot, with a fee that may cover most utilities, 50 Camden is good value for an owner who wants character and location over amenities. You give up the pool and the view from the 40th floor. You gain a small, quiet building on one of the better side streets downtown. Because resales are so rare, patience matters: set up an alert and be ready to move when the right suite lists.
