Leases 77%Sales 23%

Renter-heavy building. Of 69 deals here in the last 24 months, 53 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 75 Portland?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 75 Portland

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

75 Portland is the building I point to when a buyer wants King West design without paying the top of the King West market. Freed Developments built it around 2010, Core Architects wrapped it around a private courtyard, and the range of suites runs from compact one-bedrooms to two-storey units with ceilings close to 18 feet. It is also one of the few buildings in this pocket with several resale listings at once, which gives you real choice. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

75 Portland (marketed as Seventy5 Portland) is an 11-storey, 211-suite condominium at 75 Portland Street in the King West / Wellington Place area of downtown Toronto. It was developed by Freed Developments, designed by Core Architects, and registered on 18 August 2010 as TSCC-2102. Suites range from about 474 to 2,118 square feet. The maintenance fee includes common elements, heat, air conditioning, building insurance and water. The building is managed by Goldview Property Management.

A U-shaped building that turns its back on the street noise

The defining design move at 75 Portland is its plan. Core Architects shaped the building as a U around an interior courtyard, so a good share of suites look inward onto landscaped space rather than onto Portland Street. In a neighbourhood known for its nightlife, that matters more than any finish.

From the street, the building reads as smooth white concrete and clear glass in anodized aluminium frames. Glass-fronted balconies cantilever out over Portland, framed by projecting concrete fins, and the massing steps in and out so the facade does not read as one flat wall. A yellow accent over the entrance carries through into the lobby. It anchors the end of the street, and it has aged better than a lot of glass buildings from the same years.

Two-storey suites and a wide range of sizes

Suites run from about 474 to 2,118 square feet, which is an unusually wide spread for an 11-storey building. At the small end are efficient one-bedrooms. Most resale activity sits in one-bedroom-plus-den plans between roughly 600 and 900 square feet. At the large end are two-storey suites, where the architect’s own project description puts the concrete ceilings at about 18 feet in the double-height space.

Those two-storey units are the reason some buyers come here. They give you a real loft volume in a building with a modern envelope, and they feel nothing like a standard tower one-bedroom. The trade-off is heating and cooling a tall room and dealing with stairs inside the suite, so they suit some buyers far better than others.

Interiors were marketed with YOO, the design brand associated with Philippe Starck, according to UrbanToronto’s coverage at the time. Original finishes in a 2010 building have often been changed by now, so judge each suite on what is actually there.

If you are choosing between a standard plan and a den plan, look at where the den sits. In many one-plus-den layouts in this generation of King West building, the den opens onto the living area and has no window, which works as an office but not as a bedroom. A den with a door and a window is worth more at resale, and buyers in this price range notice.

Part of Freed’s cluster at King and Bathurst

Peter Freed’s company built a run of projects around King, Portland and Bathurst in the 2000s and 2010s, enough that the area picked up the nickname Freedville. 75 Portland sits among them, alongside buildings such as 66 Portland across the street and the later Fashion House.

That matters for two reasons. First, the developer’s design-led approach is consistent across the cluster, so if you like one Freed building you can compare plans across several. Second, it means a lot of similar product nearby, which keeps resale pricing competitive. Buyers have alternatives, and sellers cannot push much past the comparables.

Living on Portland Street

This part of Portland runs south from King Street West toward Front Street, a block east of Bathurst. You are within a few minutes’ walk of the King West restaurant and bar strip, yet the street itself is quieter than Brant or Spadina. The data panel on this page covers transit, groceries and walkability.

Courtyard-facing suites are the quiet choice; street-facing suites get the balconies over Portland and more light, along with more of the street. Decide which matters more to you before you start looking, because it narrows the listings quickly.

For daily errands, this is a walking address. Many buyers who choose this pocket plan to get by without a car during the week, which matters because parking is not part of the fee here. If you don’t drive, a suite without parking lowers both your price and your monthly costs, and it can still rent easily in this location.

Pricing and fees at 75 Portland

The building averages about $845 per square foot, which is below the roughly $950 at Quad Lofts on Brant Street and the roughly $977 at Glas Lofts on Oxley. For a design-led building in King West, that is one of the more accessible entry points I see in this area.

At the time of writing, four suites were listed for sale, asking between $455,000 and $698,000 across one-bedroom and one-plus-den plans. Their monthly fees ranged from about $373 to $706, and across those listings the fee averaged about $0.83 per square foot.

The fee includes heat, air conditioning, water, building insurance and common elements. Parking is not on the inclusion list, so if a suite comes with a space, confirm whether a separate parking fee applies. For what suites have actually sold for, see the aggregate sales data on this page or ask me for a building sold report.

The amenities are the everyday kind: a concierge, a gym, a party room and meeting room, and an outdoor patio with BBQs permitted. The real amenity is the courtyard the building wraps around, which gives you a calmer outlook than most King West addresses.

Jatin’s honest take on 75 Portland

Who this building suits

First-time buyers and investors who want a King West address under the area’s top per-square-foot prices. The two-storey suites suit creative buyers who want a loft volume and don’t mind stairs. Courtyard-facing units suit anyone who wants King West without hearing it at 2 a.m.

What I’d want you to check

The building is about 16 years old, so read the reserve fund study for the big items coming due: balcony and concrete repairs on those cantilevers, the garage, and window seals. Confirm whether a suite’s parking or locker carries a separate fee, since parking is not in the fee list. Also note that sources give slightly different dates, with registration in August 2010 and the architect listing completion in January 2011; neither changes anything, but the status certificate is where you confirm the details that do. Finally, if you are looking at a two-storey suite, ask the seller about heating and cooling costs through a full year, because tall rooms with this much glass behave differently from a standard flat.

The value question

At around $845 per square foot with heat and cooling in the fee, 75 Portland is good value for the quality of the architecture. Competition from other Freed buildings nearby limits how fast prices climb, but it also means you can negotiate. For an owner-occupier who picks the right exposure, I think it is one of the better buys in this part of King West.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
