Living here

Renters, Airbnb and elevators at 15 Glen Manor Dr

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 15 Glen Manor Dr?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 15 Glen Manor Dr

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

15 Glen Manor Drive is the kind of building most buyers never hear about, because with only 11 suites it rarely has anything for sale. It is a three-storey, period-style masonry condo on one of the prettiest streets in the Beaches, close to the boardwalk and run by its own owners. That last point is the one I want every buyer to understand before they fall in love with the location. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

15 Glen Manor Drive is a three-storey, 11-suite low-rise condominium in the Beaches, in the former City of Toronto. Condos.ca lists Bob Mitchell as the builder, a build year of 1994 and the condominium corporation as MTCC-1078, registered on 24 August 1994. The building is self-managed. Suites range from about 450 to 1,102 sq ft. Condos.ca does not list what the maintenance fees include.

A rebuilt site on a storied street

According to the building’s condos.ca description, this lot was once home to a three-storey apartment block that had fallen into disrepair. It was replaced with a new building in a period style, finished in masonry over a concrete structure, so it reads as part of the street rather than an intrusion.

The unusual detail is what sits underneath. The building is described as resting on steel piles anchored into bedrock about 50 feet below grade. That is a serious foundation for a three-storey building, and it suggests the builder took the soil conditions near the lake seriously.

Glen Manor Drive itself is one of the Beaches’ signature streets. North of Queen Street it runs along the western edge of Glen Stewart Ravine, a protected natural area the city bought in 1931, with an entrance off Glen Manor. South of Queen it heads toward the lake and the boardwalk.

The ravine is more than a pretty view. The Toronto and Region Conservation Authority designated it an Environmentally Significant Area in 1982, a footbridge crosses it at Pine Glen Road, and in winter natural ice is laid down for skating. For a buyer, that protection means the green space around the north end of the street is not going anywhere.

One date problem worth resolving

Sources disagree on when this building went up. Condos.ca records a build year of 1994 and a registration date of 24 August 1994, but the descriptive text on the same page says it was built in 2004.

The registration date and the MTCC-1078 corporation number both point to 1994, which would make the building over 30 years old. That matters, because a 30-year-old building is entering the window for roof, window and mechanical replacements, while a 20-year-old one may still be a few years away.

Ask the seller or the board for the actual completion date and for the dates of any major replacements. The status certificate and reserve fund study will settle it.

What self-management really means

Condos.ca lists the building as self-managed. In practice that means the owners, through their board, handle the work a property management company would normally do: collecting fees, hiring contractors, keeping records, running meetings and planning for the reserve fund.

In a building this small, self-management can work very well. Fees stay lower because there is no management contract, decisions are quick and neighbours know each other. It can also go badly if records are thin, the same one or two owners do all the work, or reserve fund studies are not kept current.

Before you buy, ask to see the most recent reserve fund study, audited financial statements, the insurance certificate and at least a year of minutes. A well-run self-managed building will produce them promptly. If it cannot, that tells you something important.

Also ask who does the board’s work today and what happens if they move. In a self-managed building of 11 suites, losing one experienced volunteer can change how the place runs. Some small corporations eventually hire a part-time manager, and you want to know whether that has been discussed and what it would add to the fee.

Layouts and daily life in the Beaches

Suites range from about 450 sq ft to just over 1,100 sq ft, so the building mixes compact one-bedrooms with larger plans that suit a couple or a downsizer. With only 11 suites over three floors, there is no long corridor and no busy lobby.

Daily life here is about the neighbourhood. Queen Street East is the Beaches’ main street, lined with independent shops and restaurants and served by the 501 streetcar. The boardwalk and the beach are close, and the ravine is a short walk north.

Expect a building without the amenities of a tower. Condos.ca does not list a gym, concierge or party room. You are buying location, scale and quiet. The automatic panel on this page covers transit, schools and parks.

Pricing in an 11-suite building

Condos.ca puts the building average at about $936 per sq ft. That is high for a 1990s low-rise and reflects the address more than the building. Being close to the boardwalk in the Beaches carries a premium that very few condos can offer, because so little of the neighbourhood’s housing is condominium.

At the time of writing, one suite was for sale and one for rent. That is normal for a building this size, and it makes pricing harder. A single sale can move the building’s average, so do not rely on it. Look back over several years of sales here, then at comparable low-rise condos along Queen Street East, adjusting for size, floor, outdoor space and condition.

Condos.ca does not list what the fees include. Ask the seller for the current fee, what it covers, and their recent heating and hydro bills, and confirm whether parking or a locker comes with the suite.

Jatin’s honest take on 15 Glen Manor Dr

Who this building suits

Buyers who want to live in the Beaches near the lake without buying a house, downsizers from the neighbourhood who want to stay, and anyone who prefers a handful of neighbours to a tower. It is less suited to buyers who want amenities, full-time management or the ability to buy or sell quickly.

What I’d want you to check

Settle the build date first, then read the reserve fund study, audited financials and minutes with self-management in mind. Confirm insurance coverage, the rules on pets and rentals in the declaration, and whether parking and a locker are included. In an 11-suite building, ask whether any owner is behind on fees, since each owner’s share of the budget is large.

The value question

You pay a premium per square foot here, and you are paying it for the location. If the corporation’s paperwork is in order, I think it is a rare way into this part of the Beaches, and suites in small, well-located buildings tend to hold their appeal. If the records are incomplete or the reserve fund looks thin, walk away and wait, because in a building this small every owner shares the cost of every repair.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
