Living here
Renters, Airbnb and elevators at The Icon I
Do mostly owners or renters live here?
Renter-heavy building. Of 67 deals here in the last 24 months, 54 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Icon I?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Icon I
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Icon I is the building I show to buyers who want King West without paying King West prices per square foot. It is a 12-storey, 247-suite building from 2002, with a brick-and-glass exterior, an all-in fee that covers hydro and parking, and a sister tower next door. The fee is the thing to look at closely. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Icon I is a 12-storey, 247-suite condominium at 270 Wellington Street West, south of King Street West in downtown Toronto. Two listing sites credit Tridel as the developer. It was completed in 2002, and the condominium corporation is TSCC-1441, registered 21 June 2002. Its second phase, The Icon II, is next door at 250 Wellington Street West. Suites run from about 445 to 1,455 sq ft. Maintenance fees include common elements, heat, hydro, air conditioning, water, building insurance and parking.
The Icon I at a glance
The smaller of two Icon buildings
The Icon was built in two phases on Wellington Street West. The Icon I at 270 Wellington came first, in 2002, at 12 storeys and 247 suites. The Icon II at 250 Wellington followed in 2003, at 18 storeys and about 304 suites. Two listing sites credit Tridel as the developer of both. Condos.ca does not name a developer, so treat that as likely rather than confirmed.
At 12 storeys, The Icon I is a mid-rise in a part of the city full of towers, and listing data describes it as a low-rise building. The exterior is a mix of soft brick, steel and glass with covered balconies, which reads more like a warehouse-district building than a glass tower. That suits its location a block south of King West.
A smaller building has real advantages: fewer people per elevator, a quieter lobby and a corporation where owners can follow what the board is doing. The disadvantage is that fixed costs, such as concierge and security, are spread across fewer suites.
Layouts, ceilings and outdoor space
Suites range from about 445 sq ft to about 1,455 sq ft, from one-bedrooms up to two-bedroom-plus-dens. One listing site gives ceiling heights of 8 to 9 feet, which is typical for the era. Do not expect the higher ceilings of a loft conversion or a recent tower.
Outdoor space varies a lot from suite to suite. Some have covered balconies, some have Juliet balconies only, and some have full walk-out terraces. In a building this size, a terrace suite is a scarce thing, and it should be priced as one.
The original finishes included hardwood floors, granite counters, marble sills and deep tubs. Many suites have been updated in the 20-plus years since, so compare condition carefully when you look at two similar suites at different prices.

Amenities: what is here and what is next door
Listing data for The Icon I shows a 24-hour concierge, security, a rooftop deck and visitor parking, and one listing site adds a gym, a pool and a sauna. Marketing for the two Icon buildings together describes a club called Club 18 with a spa, fitness centre, indoor pool and cedar saunas, plus a rooftop garden with barbecues.
What I could not confirm is which of those facilities sit in this building and which are in The Icon II, and how the two corporations share them. That is the first question I would ask. A shared-facilities agreement affects both what you can use and what you pay, and it should be in the status certificate.
Listing material also mentions ground-floor retail in the Icon development, including a grocery store. Having groceries in your own block is one of the most underrated conveniences downtown. Transit and nearby restaurants are covered in the data panel on this page.
Daily life a block south of King
Wellington Street West is a calmer street than King, and that is the main reason to live here rather than on King itself. You get the restaurants, offices and nightlife of King West a block away, without the street noise and late-night crowds at your front door.
That said, this is still downtown. Construction on nearby sites, deliveries to ground-floor retail and traffic heading toward the waterfront are part of daily life. Lower floors and suites facing the street feel that more, so visit at different times before you commit.
The data panel on this page covers transit, schools, walkability and nearby food and parks. The point I would add is that a 12-storey building in an area of towers means many suites look at neighbours rather than open sky. Check what your windows face, and price a blocked outlook accordingly.
What The Icon I costs
The building average is about $689 per square foot, which is low for this part of downtown. Nearby buildings of a similar age on the waterfront average from about $820 to more than $950. Some of the gap is age and finishes, and some is the fee, which buyers price in.
There were only a couple of suites for sale when I checked, so I will not quote a single asking price. With 247 suites the building trades often enough that recent sales are the better guide, and the building sold report is the place to start.
The fee here includes common elements, heat, hydro, air conditioning, water, insurance and parking. That is close to all-in, so a fee that looks high next to a newer tower can be cheaper in total once you add back hydro and parking. Still, ask for the last few years of budgets and see how quickly fees have been rising.
If you are comparing The Icon I with The Icon II next door, look beyond price per square foot. The two corporations may share facilities, but their fees, reserve funds and repair schedules are separate, and that can make a real difference to what you pay over the next ten years.

Amenities at The Icon I
On paper the Icon development has a full club with a pool and saunas, which is more than most King West buildings this size offer. In practice, find out which facilities are in this building and which are shared with The Icon II before you count on them.
Jatin’s honest take on The Icon I
Who this building suits
Buyers who want to live a block from King West in a smaller, brick-and-glass building, with groceries close by and almost every utility in the fee. It suits first-time buyers who want a lower price per square foot downtown, and investors who want a one-bedroom-plus-den that rents well.
What I’d want you to check
Ask for the shared-facilities agreement with The Icon II and confirm what TSCC-1441 pays toward the pool and club. Confirm who manages the building, since sources name both Wilson Blanchard and Del. Read the reserve fund study for windows, balconies, the roof and the garage, which are all due for attention in a 2002 building. Check the pet rules in the declaration, as listing data shows restrictions. And if you want outdoor space, confirm whether the suite has a balcony, a Juliet balcony or a terrace.
The value question
At about $689 per square foot with hydro and parking included, The Icon I is one of the better-value ways into this part of downtown. You give up height and new-build finishes and gain a quieter building, near-complete utilities and a sensible price. If the reserve fund is in good shape, I think it is a strong buy for an owner-occupier or a long-term investor.
