Can you Airbnb a unit at M5V Condominiums?

8units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about M5V Condominiums

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

M5V Condominiums is the King West tower you have probably walked past without noticing, and its architects would take that as a compliment. TAS sold it on an unusual idea: buyers could customize their suite, combine units or design one from scratch. That means no two resale listings here are quite alike, which is both the appeal and the homework. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

M5V Condominiums is a 305-suite condominium at 375 King Street West, a block east of Spadina Avenue, in downtown Toronto’s King West. It was developed by TAS, with Lifetime Developments named as a partner in one review, and designed by Teeple Architects with Core Architects. It was completed in 2011. Condos.ca and Teeple list it at 34 storeys; a published architecture review gave 35. The condominium corporation, TSCC-2206, was registered on 15 December 2011, and Icon Property Management is the listed manager. Condos.ca lists heat and water as included in the fee. Suites run from about 389 to 1,658 sq ft.

A tower designed to be quiet on King Street

King Street West was built for four- and five-storey warehouses, not towers. In a review of the finished building, critic Christopher Hume gave M5V a B+ and credited the architects with shaping the massing so the tower does not crowd the street. He called it a building happy to be ignored, which in this context was praise.

The coloured glass panels are the signature. Hume thought they were used with restraint, adding life to the façade without taking it over. The base is a mix of retail along King, which he described as typical of the strip. Teeple lists the first three floors as commercial and retail space serving both residents and the neighbourhood.

On the facts, sources do not all agree. Condos.ca and Teeple Architects list 34 storeys, Hume’s review says 35, and a Globe and Mail piece from the sales period described a 30-storey plan. The finished building is the one on Condos.ca; the earlier number likely reflects the design before approvals.

Custom suites: the reason no two listings match

TAS sold M5V with a design-build model. The Globe and Mail reported that buyers could pick finishes for a set plan, upgrade kitchens and bathrooms with items such as six-burner cooktops and heated floors, combine adjacent or stacked suites, or design a unit from scratch. Some plans were two-storey.

The base specification called for ceilings of at least 9 feet, full-height windows and terraces about 6 feet deep, with options for sliding glass bedroom doors, walk-in closets and glass bathroom walls. Pre-sales marketing quoted sizes from 500 to over 5,000 sq ft; Condos.ca now records 389 to 1,658 sq ft, so the very large custom combinations either were not built or are not showing in its data.

For a resale buyer, this means you cannot assume one suite matches another on the same stack. Ask for the actual floor plan, confirm the measured size, and if a suite was combined or customized, check that the changes are reflected in the registered unit and that any upgrades were completed by the builder rather than added later.

TAS extended the same idea to the shared spaces. The Globe and Mail reported that buyers were given some input on a roughly 10,000 sq ft amenity area, with early plans for a gym, an outdoor hot tub and sundeck, a terrace cooking station, indoor dining, a business centre and a games room. What was built is described more simply by Teeple as a social lounge with outdoor dining and a full fitness facility, so tour the floor rather than relying on old brochures.

Fees, utilities and the green spec

Condos.ca lists heat and water as included. TAS pitched the building as LEED-targeted, with Energy Star appliances, low-flow fixtures, high-efficiency windows and individually metered utilities, so expect hydro to be on your own meter.

On current listings, fees work out to about $1.08 per square foot, according to Condos.ca. That is well above the 44 cents a foot TAS projected during pre-sales, which is normal: projected fees almost always rise once a building is running. It is close to The Hudson down the street at about $1.02 and above 357 King West at about $0.68.

Parking and lockers were sold separately at launch, so confirm whether a resale suite includes either and whether they carry their own fees. Teeple also lists car-share parking spaces in the building.

King West between Peter and Spadina, day to day

This is the King West restaurant strip, with the theatres, TIFF Bell Lightbox and Roy Thomson Hall a short walk east and the Financial District beyond. The King streetcar runs past the door. The data panel on this page covers transit, schools and Walk Score.

King Street now runs as a transit-priority corridor through the core, which has changed how the street feels at ground level: fewer cars, more streetcars and wider patios in summer. Restaurant and bar noise is part of life on lower floors facing King, and weekends are busy until late.

The neighbourhood has filled in since 2011. 357 King West, a Great Gulf tower completed in 2022, now sits close by, and more towers are proposed on surrounding blocks. If a suite’s value depends on its view, look at what is planned before you buy.

Pricing context

Condos.ca puts the building average at about $904 per square foot. That sits a little below The Hudson at about $919 and Festival Tower at about $971, and above 357 King West at about $788. For a 2011 building on the King West strip, that is a fair position.

Five suites were listed for sale when I prepared this review, asking from about $430,000 to about $750,000, with one-plus-dens making up most of the list at roughly $589,000 to $750,000. One suite was listed for lease.

Because so many suites were customized, compare carefully: a one-plus-den with builder upgrades and a good layout is not the same product as a standard plan on another floor. For the aggregate sold record at this address, ask for my building sold report.

Amenities at M5V Condominiums

ConciergeGymParty roomSocial lounge with outdoor dining areaBBQ permittedVisitor parkingCar-share spaces

The amenity package is built around a shared social lounge with an outdoor dining terrace and a full fitness centre, rather than a long list of rooms. For King West, where most residents eat out, that is the right emphasis.

Jatin’s honest take on M5V Condominiums

Who this building suits

Professionals and couples who want to live on the King West strip and walk to work in the core. It particularly suits buyers who value a distinctive suite, since many units here were customized, and owners who want a building that is quiet in its architecture even if the street outside is not.

What I’d want you to check

Get the registered floor plan and confirm the measured size, especially for any combined or two-storey suite. Check whether parking and a locker are included. Read the reserve fund study and the fee history, since fees have risen well above the original projection. For a King-facing lower suite, visit on a Friday night. Pet and leasing rules should come from the declaration and rules in the status certificate.

The value question

At about $904 a square foot, M5V is fairly priced for its location and age, and a well-customized suite can be the best value in the building. The fee is not low, so compare total monthly cost against The Hudson and 357 King West. For an owner-occupier who wants King West and a suite with some individuality, I think it is a good buy.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
