Renter-heavy building. Of 71 deals here in the last 24 months, 68 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Woodsworth?

2units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Woodsworth

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Woodsworth at 452 Richmond Street West was sold on one idea: a downtown condo a young professional could actually afford. Lamb Development launched it with suites from about $400,000, and the building that resulted is slim, compact and well designed for its size. Whether it is right for you comes down to how much space you really need. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Woodsworth is a slim condominium tower at 452 Richmond Street West (addresses 440 to 458 Richmond), just west of Spadina Avenue in the King West / Wellington Place area of downtown Toronto. It was developed by Lamb Development Corp. with Fortress Real Developments, designed by Peter Clewes of architectsAlliance with interiors by U31, and registered on 30 June 2022 as TSCC-2921. UrbanToronto describes it as 17 storeys and 130 suites; condos.ca lists 18 floors and 135 suites. Suites range from about 406 to 1,587 square feet. Property management is listed as Icon Property Management.

Built for first-time buyers, and it shows

When Lamb Development announced The Woodsworth, Brad Lamb framed it around affordability: suites starting at about $400,000, pitched at young professionals who wanted to live close to work. The original suite mix was junior one-bedrooms, one-bedrooms and one-plus-dens, ranging from 406 to 791 square feet.

That positioning still defines the building. Most of what trades here is small. The size range on condos.ca now reaches about 1,587 square feet, so there are some larger suites, but the heart of the building is compact one-bedroom living. If you are buying your first place downtown, that is exactly the market you want to be in, because your future buyers and tenants will be people like you.

The flip side is that a building full of compact suites is an investor-heavy building. That affects how quiet the hallways are, how often the elevators are booked for moves, and how much competition you face when you lease or sell. It is not a problem in itself, but you should go in knowing it.

A slim tower with more architecture than you expect

The design is by Peter Clewes of architectsAlliance, one of the more consistent firms in downtown Toronto. On a narrow Richmond Street lot, they gave the tower a vertical rhythm of piers and glazing, and added steel C-channels to the lower street face purely for texture, a nod to the area’s industrial past. UrbanToronto noted that the final windows dropped the horizontal banding shown in the renderings, and that the lower windows are operable.

Operable windows sound like a small point. In a compact suite they matter a lot, because cross-ventilation is limited and fresh air is the difference between a suite that feels close and one that feels livable. Ask how far the windows in a particular suite actually open.

Interiors were designed by U31, whose stated goal was quality and detail at an attainable price. In practice that means efficient kitchens and smart storage rather than oversized finishes. Look closely at how each plan uses its square footage; at 400 to 500 square feet, a badly placed column or a long entry hallway costs you real living space.

The numbers don’t quite agree, so check them

Sources disagree on the basic counts. UrbanToronto lists 17 storeys and 130 suites; condos.ca lists 18 floors and 135 suites; the original marketing copy said 125 homes. The difference likely comes down to how a mechanical level or a later plan revision is counted, but the registered number is in the condominium declaration and the status certificate. That is the one to rely on.

Ground-floor retail of a little over 4,600 square feet was planned at grade along Richmond. Whatever ends up operating there affects the lower suites on the street side, so find out what is in it now before you buy on a low floor.

Richmond west of Spadina, day to day

This stretch of Richmond sits between the Spadina corridor and the old garment-district blocks toward Portland. It is a busy one-way street with nightlife a block south on King and the Queen West shops a block north. For someone who wants to walk to work, a gym and dinner, it is hard to fault.

It is also a street that keeps changing. Newer mid-rise condos sit alongside older warehouse and low-rise buildings here, and the remaining low-rise lots are the kind developers look at. Ask what has been applied for or approved on the sites around the building, because a new tower next door can change your view and your light, and construction can run for years.

One practical point for compact-suite owners: with limited storage at home, people here lean on the neighbourhood for gyms, groceries and workspace. Check where your nearest full grocery store is before you buy, and walk it with a couple of bags in mind. It is the kind of thing a listing never tells you, and it decides whether a small suite feels easy or cramped.

What The Woodsworth costs to own

The building average sits around $912 per square foot. That is typical for a newer compact-suite building in King West; small suites always carry a higher price per square foot than larger ones, so do not compare it directly with a building full of two-bedrooms.

When I reviewed it there were three suites for sale, asking roughly $475,000 to $729,900, with the two-bedroom listings in the 700 to 799 square foot band asking about $729,900. Fees on those listings ran from about $503 to about $772 a month, which works out to roughly $1.03 per square foot.

That fee is on the high side for a building this new. I could not confirm what it includes, so get the fee breakdown and the utility arrangement in writing before you compare it with nearby buildings. If you want sold figures, use the aggregate data on this page or ask me for a building sold report.

Jatin’s honest take on The Woodsworth

Who this building suits

First-time buyers who want to own downtown and are comfortable in a compact one-bedroom, and investors who want a newer suite in a location tenants ask for. It also suits people who work in the King West or Spadina offices and want to walk.

What I’d want you to check

First, the fee: find out exactly what it covers and get a year of utility bills, because about $1.03 per square foot is not cheap for a 2022 building. Second, Tarion: the building is in its early warranty years, so ask what the corporation has claimed and whether anything is unresolved. Third, check the suite plan carefully for wasted space, and confirm whether the suite has parking or a locker; I could not verify how much parking the building has. Fourth, confirm the registered suite count, since sources range from 125 to 135.

The value question

At around $912 per square foot with a short amenity list, The Woodsworth is fairly priced rather than cheap. You are paying for location, a good architect and a newer building. For a first-time owner-occupier planning to stay a few years, it is a reasonable way into downtown. For an investor, the higher fee eats into a yield that is already tight on small suites.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
