What that means for your price

With 232 active listings and 44 sales in a month, buyers have choice and time. The benchmark is down about 5% year over year. That does not mean your unit will not sell; it means it will sell to the buyer who decides it is the best value among the handful they tour. Pricing is a comparison exercise.

Build your price from three groups of sales and listings: units in your own building, units in the two or three buildings a buyer would realistically cross-shop, and anything currently listed that a buyer will see the same weekend. Then adjust for the things that move value here: floor height, lake versus city exposure, square footage, parking, locker, balcony, maintenance fee per square foot and the building’s reserve fund position. What buyers check in your status certificate

Most Humber Bay buyers make their offer conditional on a lawyer reviewing the status certificate. In Ontario the condo corporation can charge up to $100 and must provide it within 10 days of request, so order it before you list and read it with your agent. Buyers and their lawyers focus on:

  • Reserve fund balance and the latest reserve fund study — is the corporation on plan, or are increases or special assessments coming?
  • Budgeted fee increases for the coming year.
  • Legal actions involving the corporation.
  • Any arrears or special assessments attached to your unit.

If something awkward is in there, you want to know before a buyer’s lawyer finds it on day four of a conditional period.

Should you sell with a tenant in place?

If your condo is rented, a lease does not end because you sell. A buyer who wants to move in must follow the Residential Tenancies Act process, and an investor buyer may prefer to keep the tenant.
