Living here

Renters, Airbnb and elevators at 500 Wellington West

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 500 Wellington West?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 500 Wellington West

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

500 Wellington West is the building I think of when a buyer tells me they want a house in the sky downtown and does not care about a lobby full of amenities. It is a 10-storey Freed Developments boutique with roughly a dozen and a half suites, most of them half or full floors, on the quiet stretch of Wellington just east of Victoria Memorial Square. Listings are rare, comparables are thin, and that shapes everything about buying here. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

500 Wellington West is a 10-storey luxury condominium at 500 Wellington Street West in Toronto’s King West area (Wellington Place), developed by Freed Developments and designed by Core Architects, with interiors by Burdifilek and landscape by gh3. It was completed in 2012, and the condominium corporation, TSCC-2227, was registered on 22 March 2012. Condos.ca lists 16 suites; UrbanToronto lists 17. Suites are half-floor and full-floor plans, listed at about 2,440 to 4,965 sq ft on condos.ca, with the developer’s marketing citing up to about 6,000 sq ft. Fees are reported to include heat and water. FirstService Residential is the listed property manager.

A Freed project built for a handful of owners

Peter Freed built so much of King West that UrbanToronto nicknamed the area Freedville, and most of his buildings here are mid-size towers with hotel-style amenities. 500 Wellington West went the other way. UrbanToronto described it during construction as one of Freed’s smallest projects and its most luxurious, and Freed himself said the company took a chance building an exclusive property for high-end buyers in a part of the city that had not seen that kind of project.

The team was the Freed roster of that era: Core Architects for the building, Burdifilek for the interiors, gh3 for landscape and Stephenson Engineering on structure. Core also designed Freed’s 75 Portland a few blocks west, and from a distance the two read as related buildings.

The suite count depends on who you ask. Condos.ca shows 16 suites; UrbanToronto’s project database and its construction coverage say 17; Toronto Life in 2012 said fewer than 20. The difference is probably a combined or split floor somewhere in the stack. The declaration and the status certificate will tell you the current legal count.

Half floors, full floors and very big numbers

This is not a building of one-bedrooms. Plans are half-floor or full-floor, so most suites have exposures on at least two sides and no neighbour across a corridor. Condos.ca records sizes from about 2,440 to 4,965 sq ft. UrbanToronto quoted the developer’s range as roughly 2,500 to 6,000 sq ft, and Toronto Life profiled the top-floor penthouse at about 6,200 sq ft. The gap is the usual difference between registered interior area and marketing numbers that include terraces or mechanical space.

The penthouse is the outlier worth knowing about because it shows what the building was designed to allow. Toronto Life described a full-floor three-bedroom with 10-foot ceilings, two private elevators, a restaurant-style kitchen and two terraces, one of them a rooftop space of about 2,000 sq ft with a raised glass-bottomed pool and a hot tub. Freed bought it for himself and never moved in. Lower floors are simpler, but the same idea of a private, house-scale plan runs through the stack.

With so few suites, every one is effectively custom, and after more than a decade some will have been updated by their owners while others still carry original finishes. Judge the suite in front of you, not the 2011 brochure, and ask what work was done and whether the corporation approved it.

Glass, steel and brick on a quiet stretch of Wellington

The building is long and narrow, set on a deep lot with a short frontage on Wellington. UrbanToronto described the facade as a modernist mix of glass, steel, concrete and brick, and noted that it fits the mid-rise street wall while adding a couple of floors. It does not try to be a landmark, which is part of the appeal for the people who buy here.

Wellington Street West between Spadina and Bathurst is the calmest part of King West. You are one street south of the restaurants on King, with Victoria Memorial Square to the west and Clarence Square to the east. Neither is big, but both give this part of Wellington a residential feel that most of the district lacks.

Transit, walkability and nearby restaurants are covered in the data panel on this page. The practical point is that this is a walk-to-work address for anyone in the financial core or the King West office cluster.

What a 16-suite corporation means for owners

A boutique building runs differently from a 400-suite tower. Condos.ca lists only a BBQ allowance and a security system as amenities, so there is no pool, gym or party room to fund. The flip side is that a roof membrane, a garage repair or an elevator modernization is shared by about 16 owners instead of hundreds, so each owner’s share of a big repair is large.

FirstService Residential is the listed manager, which gives the board access to a large firm’s systems. In a building this size, though, the board is a few neighbours, and how they plan matters more than who manages. Read the reserve fund study, the last two years of board minutes and the budget before you commit.

Pricing a building that almost never trades

Condos.ca shows an average of about $775 per square foot for this building. I would not lean on that number. With so few suites and resales years apart, any average is built on a handful of transactions, possibly old ones, and it sits well below what new luxury product downtown asks. Treat it as a reminder that big suites trade at a lower per-foot rate than small ones, not as a valuation.

There were no active listings when I checked in October 2026, which is normal here. Fees are reported to include heat and water; hydro and the rest are on the owner. I could not confirm a current fee range from more than one listing, so I am not quoting one. Ask for the current budget and your suite’s share of it.

To value a suite here I would combine the few sales in this building with full-floor and penthouse sales in comparable King West and Wellington Street boutiques, then adjust for terraces, parking and condition. If you want that done for a specific suite, book a call.

Amenities at 500 Wellington West

BBQ permittedSecurity system

There is effectively no shared amenity package here, and that is deliberate. You pay for privacy, floor area and outdoor space inside your own suite, and your fees are not carrying a pool or gym you may never use.

Jatin’s honest take on 500 Wellington West

Who this building suits

Buyers who would otherwise buy a downtown house or a full-floor suite in a hotel-branded tower, and who value privacy over amenities. It suits people with art, families who need real bedrooms, and downsizers coming out of large homes who do not want to give up space.

What I’d want you to check

Confirm the suite count and your suite’s exact registered area, since sources disagree. Read the reserve fund study with the small number of owners in mind: at about 16 suites, a special assessment hits hard. Check how many parking spaces and lockers come with the suite, any exclusive-use terrace rules, and what renovations previous owners did and whether they were permitted. The building is now 14 years old, so ask where the elevators, roof and garage stand in their life cycle.

The value question

Value here is about scarcity, not price per foot. You are buying one of a handful of full-floor or half-floor homes in King West, and when you sell you will be one of very few listings. That is a strength if you price it carefully and a problem if you overreach. For someone staying ten years or more, I think it is one of the most private ways to live in this part of downtown.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
