Leases 83%Sales 17%

Renter-heavy building. Of 131 deals here in the last 24 months, 109 were leases and 22 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Studio 2?

82units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

3elevator outages of 48 hours or more reported to TSSA since July 2022, about 68 days out of service in total, most recent Mar 27, 2024

TSSA lists 4 elevators serving 46 floors, installed around 2014. Ask whether elevator modernization is in the reserve fund plan.

Before you buy here

Five things the listing will not tell you about Studio 2

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Studio 2 is the taller half of the Studio project, ten storeys above its sister on Richmond and set back on a quieter street. It shares a podium and garage with Studio on Richmond, but it is its own corporation with its own fee structure, and that structure is the reason I often show it first. Parking is listed in the fee here, which changes the arithmetic. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Studio 2 is a 41-storey, 411-suite condominium at 30 Nelson Street, at Duncan Street, in downtown Toronto’s Entertainment District between Queen West and King West. It was developed by Aspen Ridge Homes as the second phase of the Studio on Richmond project and designed by BDP Quadrangle. The condominium corporation, TSCC-2573, was registered on 8 February 2017, and ICC Property Management is the listed manager. Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance and parking. Suites run from about 413 to 2,573 sq ft.

The second tower, on the quieter street

Aspen Ridge built the Studio project in two phases on what had been surface parking at Richmond and Duncan. Studio on Richmond, at 31 storeys, came first. Studio 2 followed at 41 storeys, which UrbanToronto lists at about 131 metres, making it one of the taller buildings on this stretch of Duncan.

The address matters. Studio on Richmond faces a busy one-way arterial; Studio 2’s front door is on Nelson Street, a short side street. The project put retail at the corner of Duncan and Nelson and a row of townhomes along Nelson, so the base of this tower reads at a more human scale than most of the Entertainment District.

BDP Quadrangle designed both towers. On Duncan, the podium uses a heavier, industrial-looking façade that frames the OCAD University building on the corner, and precast panels in varied shades break up the long walls. A sixth-floor roof terrace and a green roof sit on the lower levels.

Loft-style layouts and how the suites actually live

Aspen Ridge marketed part of Studio 2 as a loft-inspired collection, with open layouts, sliding glass panels in place of some interior walls, upgraded kitchens and larger ensuites. Sliding glass is a real advantage in a small one-plus-den, because it lets daylight reach a room that would otherwise be an interior box.

Condos.ca lists suites from about 413 to 2,573 sq ft. The everyday stock is studios, one-plus-dens and two-bedrooms, with a smaller number of larger suites on upper floors. Current listings run from a studio under 500 sq ft to two-plus-den plans.

When you tour, check whether a den has a door or a sliding panel and whether it has any window. In this building that varies by plan. A den that can close and has borrowed light is far more useful as a home office than one that is just a nook off the kitchen.

Ceiling heights are not something I could confirm from public sources for this tower, so measure or ask for the floor plan with dimensions. In a compact suite, the difference between a standard ceiling and a taller one on an upper floor changes how the space feels more than an extra 20 square feet does.

What the fee covers, and why it matters here

Condos.ca lists common elements, heat, air conditioning, building insurance and parking as included. That last item is uncommon downtown, where parking is usually a separate monthly charge or a separately titled unit with its own fee. Hydro is not listed, so plan on paying your own electricity.

On current listings, the fee works out to roughly $1.09 per square foot. That is higher than Tableau a block west at about $0.74, and lower than Studio on Richmond next door at about $1.20. If the suite you want comes with a space, compare it with a building that charges separately for parking before you call the fee high.

The two Studio towers are separate corporations, TSCC-2573 here and TSCC-2517 at 199 Richmond, sharing a podium, garage and amenity spaces. The shared-facility agreement decides how those costs are split. Ask for it with the status certificate, along with the reserve fund study.

Duncan and Nelson, day to day

Queen West is two blocks north, King West and the theatre strip two blocks south, and the Financial District is a walk east. OCAD University and the Art Gallery of Ontario are a few minutes north. The data panel on this page covers transit, schools and Walk Score.

UrbanToronto reports the project’s garage holds 485 underground spaces, with the top level run as paid public parking. That helps when friends visit, and it also means more cars coming in and out than in a residents-only garage.

The Entertainment District keeps changing around you. Several towers on Adelaide, Peter and Widmer have been finished since Studio 2 was completed, and more are proposed. Upper-floor buyers should look at what is approved on neighbouring lots, because a south or west view here is not guaranteed forever.

Pricing context

Condos.ca puts the building average at about $901 per square foot. That is higher than Studio on Richmond next door at about $824, and close to Tableau at about $915 and The Pinnacle on Adelaide at about $890. The premium over its sister partly reflects the taller tower, the quieter frontage and the parking inclusion.

Six suites were listed for sale when I prepared this review, asking from about $349,000 to about $999,000. One-plus-dens were asking in the mid-$500,000s to about $600,000. Two suites were listed for lease.

With two Studio towers on one block, comparables are easier to find than in a one-off building. Use both addresses when you price a suite, and adjust for the fee inclusions: a suite here with a parking space is not directly comparable to one next door without it.

Monthly fees across those listings ran from roughly $400 to about $1,360, rising with suite size. For the aggregate sold record at this address, ask for my building sold report.

UrbanToronto describes a ninth-floor amenity level for the project with hot tubs, steam rooms, a winter lounge, barbecues, billiards and a divisible party room, plus a Studio 2 media room, gym and sixth-floor roof terrace. In practice, that is a full downtown package; confirm which spaces each tower’s owners can use under the shared-facility agreement.

Jatin’s honest take on Studio 2

Who this building suits

Young professionals and couples who want a downtown suite on a quieter side street, and owners who drive and want parking folded into the monthly fee. The loft-style plans with sliding glass panels suit people working from home in a one-plus-den.

What I’d want you to check

Confirm that the suite actually comes with a parking space, since the fee inclusion only helps if you own one, and ask what happens to the fee if you do not. Get the shared-facility agreement with Studio on Richmond and the reserve fund study. Check what is approved on the lots to the south and west of your floor. Pet and leasing rules should come from the declaration and rules in the status certificate.

The value question

At about $901 a square foot, Studio 2 is priced in line with its newer neighbours rather than at a discount. What you get for that is a quieter frontage, a taller tower and parking in the fee. For an owner who needs a car downtown, I think the total monthly cost here compares well; for a buyer without a car, Studio on Richmond’s lower per-foot price may be the better deal.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
