Living here
Renters, Airbnb and elevators at Neon Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 85 deals here in the last 24 months, 67 were leases and 18 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Neon Condos?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Neon Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Neon is the building I point to when someone wants to live at Yonge and Eglinton but does not want to live on Yonge or Eglinton. It sits on Orchard View Boulevard and Duplex Avenue, one short block behind the Yonge-Eglinton Centre, and its fee covers more than most of its neighbours. That fee is also the first thing I would make you look at hard. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Neon Condos is a 20-storey, 218-suite condominium at 58 Orchard View Boulevard, at Duplex Avenue in the Yonge-Eglinton area of midtown Toronto. It was developed by Pemberton Group and Camrost-Felcorp, designed by Graziani + Corazza Architects and completed in 2016. The corporation is TSCC-2513, registered on 1 April 2016, and condos.ca lists ICC Property Management as the manager. Suites range from about 310 to 1,262 sq ft. The fee includes common elements, heat, air conditioning, building insurance, parking and water.
Neon Condos at a glance
A contemporary tower on a side-street corner
Neon was a joint venture between Pemberton Group and Camrost-Felcorp, with Graziani + Corazza Architects as the design architect. When UrbanToronto reported on the site in 2012, crews were preparing to excavate, and the article noted that the project had gone through neighbourhood opposition over its height and density before construction began.
The design is deliberately crisp: glass and steel with masonry and precast panels, set against the 1970s concrete towers around it. Directly across the street are two large rental buildings, at 411 Duplex and 33 Orchard View, which together hold close to 800 apartments. Neon reads as a clear break from that older pattern on these streets.
Sources describe the massing a little differently. UrbanToronto and condos.ca list 20 storeys, while an architecture listing describes a 15-storey tower on a five-storey podium with two-storey townhouses facing Duplex. Published heights also vary, from about 50 metres to about 67 metres. None of that changes daily life, but it is a reminder to trust the status certificate over the brochures.
At 218 suites, Neon is mid-sized for Yonge and Eglinton. That is small enough that the lobby does not feel like a transit hub, and large enough that a concierge and a rooftop lounge are shared across enough owners to stay affordable in principle.
Small suites, and a real two-bedroom stock
Condos.ca lists suites from about 310 to 1,262 square feet. The bottom of that range is a true micro-suite, the kind of plan that rents well to students and young professionals but is harder to resell to an owner who plans to stay.
The middle of the building is more useful than that headline suggests. When I checked, more than half of the suites for sale were two-bedrooms in the 800 to 899 square foot band, alongside one-bedrooms and one-plus-dens from about 500 square feet up. That is a reasonable spread for a 218-suite tower, and it means comparable sales usually exist for the common layouts.
Buyers like the balconies and terraces here, which the original marketing made a point of. Ask about orientation: suites facing the rental towers across Duplex and Orchard View look at concrete at close range, while upper suites facing other directions open up considerably.

The fee covers almost everything, and it shows
Neon’s fee includes common elements, heat, air conditioning, building insurance, parking and water. In practice your main separate bill is hydro for lights and appliances, plus internet. Beanfield fibre is available in the building, which matters if you work from home.
The trade-off is the number. On active listings when I checked, fees ran from about $656 to $1,042 a month, or about $1.18 per square foot. That is high for Yonge and Eglinton, even allowing for bundled heat, cooling and parking. A building this size with this inclusion package does not have to cost that much, so I want to know why it does.
Before you buy, ask for the current budget, the latest reserve fund study and recent board minutes, and look at how fees have moved over the last few years. If increases have been steady and explained, fine. If there has been a jump, find out what drove it. Also check whether the parking in the fee is attached to the suite you are buying.
Life behind the Yonge-Eglinton Centre
Orchard View and Duplex sit west of Yonge, directly behind the Yonge-Eglinton Centre. You are a few minutes on foot from the mall, the cinema and the Yonge and Eglinton intersection, but the building faces residential streets rather than the traffic. The data panel on this page covers transit, schools and the Walk Score.
The trade-off is that this is one of the densest pockets in midtown, and it keeps getting denser. Large towers have gone up around the intersection since Neon opened, and more are proposed. Expect cranes and road work nearby, and check what is approved around the suite you are buying if light or a view is part of the price.
The rental towers across the street bring a steady, mixed population to the block, which some buyers like and some do not. Walk the street at different times of day before you decide.
Pricing: entry-level midtown, with a heavy fee
Condos.ca puts the building average at about $874 per square foot, a little below the newest towers at the intersection. For a 2016 building with a full inclusion package, that is fair on its face.
Eight of the suites for sale when I checked asked from about $469,000 to $819,000. One-bedrooms and one-plus-dens of 500 to 599 square feet sat at the bottom, and two-bedrooms of 800 to 899 square feet clustered between roughly $699,000 and $819,000.
Run your numbers on the full monthly cost. A lower price per square foot can be eaten quickly by a fee near $1.18 per square foot, though remember you are not paying separately for heat, cooling, water or parking. For actual sold results, use the sold data panel on this page or ask me for a building sold report.
One more practical point. With nine suites for sale at once in a 218-suite building, buyers have options and some negotiating room, particularly on the two-bedrooms, where several similar plans were listed side by side when I checked.

Amenities at Neon Condos
The amenity package is compact: concierge, a gym, a party room, guest suites and a rooftop terrace lounge that is the building’s best shared space. There is no pool, which keeps one large operating cost off the budget and makes the fee level more of a question, not less.
Jatin’s honest take on Neon Condos
Who this building suits
First-time buyers and young professionals who want Yonge and Eglinton on foot without a suite on the main roads, and investors who want small suites that rent easily. The two-bedrooms suit couples who want predictable bills, since heat, cooling and parking are bundled.
What I’d want you to check
Get to the bottom of the fee: ask for the budget, the reserve fund study and recent minutes, and look at the fee history. Check the suite’s orientation against the rental towers across the street, confirm parking is deeded to the suite, and, for the smallest suites, think hard about who will buy it from you later.
The value question
At about $874 per square foot with an inclusive fee, Neon is fairly priced for a ten-year-old midtown building on a quieter street. The fee is the swing factor. If the budget and reserve fund explain it, I think the two-bedrooms here are good value for owner-occupiers; if they do not, I would look at nearby buildings first.
