Living here
Renters, Airbnb and elevators at SoHo Lofts
Do mostly owners or renters live here?
Renter-heavy building. Of 11 deals here in the last 24 months, 9 were leases and 2 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at SoHo Lofts?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about SoHo Lofts
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

SoHo Lofts is the building I point to when a buyer wants a loft at Yonge and Eglinton and does not want to live in a 40-storey tower. It has 88 suites, tall ceilings, a rooftop garden and a fee that covers more than most of its neighbours, but it is a 1999 building with very few listings at any one time, so you need patience and a careful read of the documents. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
SoHo Lofts is an eight-storey, 88-suite condominium at 188 Eglinton Avenue East, just east of Yonge Street in the Yonge-Eglinton area of midtown Toronto. It was developed by the Starwood Group and built in 1999. The condominium corporation is MTCC-1250, registered on 18 May 1999, and condos.ca lists ICC Property Management as the manager. Suites run from about 600 to 1,158 sq ft. Condos.ca lists heat, hydro, air conditioning, water, common elements and building insurance as included in the fee; at least one recent listing described a narrower list, so confirm in the status certificate.
SoHo Lofts at a glance
A small loft building in a district of towers
Walk east from Yonge along Eglinton and almost everything you pass is either a tall glass tower or a site waiting to become one. SoHo Lofts is a different animal: eight storeys, 88 suites, and a loft format that Starwood Group also used at its SoHo buildings downtown and on Eglinton near Bayview.
Condos.ca describes it as one of midtown’s few true loft conversions. I could not confirm what the building was before it became condominiums, so I would not lean on the conversion story when you buy or sell. What I can confirm from listings is the feel inside: tall ceilings, about 11 feet in at least one recently listed suite, and wide windows that run most of the width of the unit.
That combination is the reason to live here. You get the volume and light of a loft, a concrete building, and a quiet hallway with only a handful of neighbours per floor, a block from one of the busiest intersections in the city.
Layouts: mid-size, and that is the point
Suites run from roughly 600 to 1,158 square feet. There are no tiny investor studios at the bottom of the range and no 2,000-square-foot penthouses at the top. Most of what trades here is a one-bedroom or a two-bedroom in the 700 to 1,000 square foot range, which is exactly the size that midtown towers built after 2015 rarely offer at this price.
In a loft, square footage is only half the story. Tall ceilings make a 700-square-foot suite feel much larger, but they also mean less wall for storage and a bedroom that may be open to the living area or closed off with partial walls. When you view, ask yourself where the bed actually goes, whether the bedroom has a door and a window, and where you will put a winter’s worth of coats.
Big glass is the other thing to judge in person. It is the best feature of these suites and the most expensive one to keep comfortable, so check the condition of the windows and ask the property manager whether any window or sealant work is planned.

The fee covers a lot, and the sources disagree on how much
This is the detail I would spend the most time on. Condos.ca lists the fee as covering common elements, building insurance, water, heat, air conditioning and hydro. If that is right, it is one of the broadest packages in midtown, because almost every newer tower nearby meters hydro, and often heat and cooling, to each suite.
At least one recent listing, however, described the fee as covering only common-area maintenance, insurance and water, and noted separate heating controls in the suite. Separate controls do not necessarily mean a separate bill, but the two descriptions cannot both be complete. Before you compare this fee with anything else, get the status certificate and read exactly what the corporation pays and what you pay.
Parking deserves the same care. A recent listing described its underground space as rented rather than owned. If you need a car, confirm whether the suite you are buying has a deeded or assigned space, or whether you would be on a monthly rental arrangement, and what that costs.
Daily life east of Yonge and Eglinton
The address puts you on the quieter side of the intersection. Yonge Street, the subway, the shops and restaurants around Yonge and Eglinton and the Line 5 Eglinton corridor are all part of daily life here; the data panel on this page has the transit, school and walkability detail.
What is changing around you matters more than what is there today. The Yonge-Eglinton area has been one of the most heavily redeveloped districts in Toronto, and new towers keep arriving on both sides of Eglinton. For an eight-storey building, that can mean a new neighbour blocking a view or years of construction on a nearby lot. Ask which direction the suite faces and check what has been approved on the nearest sites before you commit.
The upside of all that building is that your loft becomes rarer every year. There are thousands of new tower suites in this district and very few low-rise loft suites, which is a big part of why buyers keep coming back to this one.
Pricing: tower money per foot, with more included
Condos.ca puts the building’s average at about $817 per square foot. That sits close to the other small loft buildings in this part of midtown: SoHo Bayview Lofts further east on Eglinton averages about $766, Le Corbu Lofts on Merton Street about $896 and The Metro on Merton about $903. Newer towers on Yonge and Eglinton generally ask more per foot, before you add back hydro and other costs this fee may cover.
Supply is thin. When I checked, there was a single suite for sale and nothing for rent, so I cannot give you a meaningful asking-price range. With 88 suites and owners who tend to stay, you may wait months for the right layout to come up, which is a good reason to set up an alert rather than refresh listings yourself.
Because the fee may include hydro and heat, the fee per square foot here looks high next to a newer tower. Do not compare the two numbers directly. Add your expected hydro, heating and cooling costs to the tower’s fee first, then compare, and use the sold and leased medians in the data panel or my building sold report rather than any one asking price.

Amenities at SoHo Lofts
The amenity list is short and practical: a gym, a party and meeting room and a sauna, with the rooftop deck and garden as the one space that changes how you live here. In a building of 88 suites you will rarely wait for anything, and you will know your neighbours by sight.
Jatin’s honest take on SoHo Lofts
Who this building suits
Owner-occupiers who want loft volume and light within walking distance of Yonge and Eglinton, and who would rather live among 88 households than 800. It suits a single professional or a couple in a one- or two-bedroom, and a downsizer who wants a mid-size suite without a tower lobby. It is less suited to an investor chasing yield, because supply is thin and the format appeals to a narrower group of tenants.
What I’d want you to check
First, settle the fee question: get the status certificate and confirm whether hydro, heat and cooling are really included, because that changes the comparison with every other building nearby. Second, confirm the parking arrangement for the specific suite, given that at least one listing described a rented space. Third, this is a 1999 building, so read the reserve fund study for windows, roofing, the rooftop garden membrane, the garage and the original mechanical systems.
The value question
At roughly $817 per square foot, you are paying close to new-tower money per foot, but you are buying a format that is hard to find in midtown and a fee that may carry most of your utilities. If the status certificate confirms the broad inclusions and the reserve fund is healthy, I think it is one of the better small-building options at Yonge and Eglinton for someone planning to stay five years or more. If the inclusions turn out to be narrower, the value case gets thinner and I would compare it closely with SoHo Bayview Lofts and the Merton Street lofts.

A recently listed suite was described with ceilings of about 11 feet. Heights can differ by floor and plan, so measure the suite you are considering.
Is SoHo Lofts a hard loft conversion?
Condos.ca describes it as a loft conversion, but I could not confirm the building’s original use. Treat it as a loft-style building and judge each suite on its own finishes.
Does the building have a rooftop?
Yes. Listings describe a rooftop deck and garden, alongside a gym, sauna and party and meeting room.
