Living here
Renters, Airbnb and elevators at Wynford Condominiums
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Wynford Condominiums?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Wynford Condominiums
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

20 Edgecliff Golfway is one of the few places in Toronto where a first-time buyer can still get roughly a thousand square feet, three real rooms and an indoor pool for well under half a million dollars. The trade-off is age: this is a 1974 Olympia & York tower, and how well the corporation has kept up with it matters more than any finish inside your suite. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Wynford Condominiums is a 19-storey, 315-suite high-rise condominium at 20 Edgecliff Golfway in Flemingdon Park, in the former City of North York, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was developed by Olympia and York Developments and built in 1974. The condominium corporation is YCC-146, registered on 3 June 1974, and condos.ca lists General Property Management as manager. Condos.ca lists the fee as including common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water.
Wynford Condominiums at a glance
An Olympia & York tower from the Flemingdon Park build-out
Flemingdon Park was one of Toronto’s big postwar planned communities: a master-planned apartment district on the old Donlands Farm lands south of Don Mills, with first occupancy in 1961. Olympia and York, the Reichmann family’s company, picked up the project after the original developer ran out of money and carried it through to completion in the early 1970s.
20 Edgecliff Golfway belongs to that final phase. It went up in 1974, the same year as its twin next door at 10 Edgecliff Golfway, and both were registered as condominiums from the start rather than converted from rentals later. That matters, because it means the building has had an owners’ board and a reserve fund for its entire life.
The look is what you would expect from the era: a long slab tower, concrete construction, balconies across the facade. Nobody buys here for the architecture. People buy here for space and for the cost of carrying it, and on both counts newer buildings nearby struggle to compete.
Layouts: the size is the point
Condos.ca records suites here from about 1,022 to 1,130 square feet, and the current listings are two-bedroom-plus-den plans. That is a lot of floor area by 2026 standards. A newer downtown two-bedroom is often 700 to 800 square feet; here the den alone can work as a third bedroom or a proper home office.
Expect the floor plans of the 1970s: a separate kitchen rather than an open island, a defined dining area, generous closets, and long hallways. Many suites have been renovated, many have not. When you compare listings in this building, the real price difference is usually the kitchen, the bathrooms and the flooring, not the layout.
I would not assume every stack is the same. Ask for the floor plan, check which direction the balcony faces, and look at whether a previous owner moved walls. Renovations in a 50-year-old concrete building are fine when they were permitted and done properly; get the corporation’s records on any alteration that touched plumbing or the kitchen layout.

What your monthly fee is actually buying
The fee here covers almost everything: common elements, heat, hydro, central air conditioning, cable TV, building insurance, parking and water, per condos.ca. In practice your only regular bill on top of the fee and property tax is internet, plus your contents insurance.
That changes how you should read the number. Current listings show fees of roughly $807 to $827 a month, or about $0.86 per square foot across active listings. Compared with a new building at $0.60 to $0.70 per square foot with hydro, heat and parking billed separately, the gap is much smaller than it looks.
The flip side is that an all-inclusive fee moves when utility costs move. When gas and electricity rates rise, the corporation’s budget rises, and so does your fee. Ask for the last three years of budgets so you can see how the fee has actually moved, and whether the board has looked at suite metering for hydro.
Daily life on Edgecliff Golfway
Edgecliff Golfway is a short residential street near Wynford Drive, set back from the Don Mills and Eglinton traffic, with green space and the Don Valley ravine system around the edges of the neighbourhood. It feels more suburban than most of what I sell in the east end, which is exactly what a lot of buyers here want. You will likely drive for a big grocery run, and the panel lists what food and parks are close by.
The area is changing quickly. Line 5 Eglinton opened in 2026 with stops in Flemingdon Park, and Metrolinx broke ground in February 2026 on Ontario Line stations at Flemingdon Park, Thorncliffe Park and Don Valley, linked by an elevated guideway along Don Mills Road. The former Ontario Science Centre lands and the old Celestica site at Don Mills and Eglinton are both slated for large redevelopments. The exact stops and walking times are in the data panel on this page.
Expect construction disruption for several years as that work finishes. Longer term, better rapid transit is the single biggest thing working in this building’s favour.
Pricing: low per square foot, and why
Condos.ca puts the building’s average around $412 per square foot. That is among the lowest figures I see anywhere in the city for a high-rise condo, and well below what newer towers along Eglinton are asking.
Two active listings at the time of writing, both two-bedroom-plus-den suites in the 900 to 999 square foot band ask between $380,000 and $440,000. The spread mostly reflects condition and floor. Check the data panel above for actual sold medians over the last 12 months before you set a number.
The low price per square foot is not a bargain by itself. It reflects the building’s age, the fee load and the fact that lenders and insurers look harder at older buildings. It becomes good value when the reserve fund and the recent capital work check out.

Amenities at Wynford Condominiums
An indoor pool and sauna are standard in this generation of Flemingdon Park towers and rare in new buildings at this price. They also cost money to run and eventually rebuild, so treat them as a reserve fund item as well as a perk.
Jatin’s honest take on Wynford Condominiums
Who this building suits
First-time buyers and families who need real square footage on a budget, downsizers who want a big suite and a predictable all-in monthly cost, and buyers betting on the new Eglinton and Ontario Line transit. If you would rather have three rooms in an older building than one room in a new one, this is the kind of building to look at.
What I’d want you to check
This is a 1974 building, so read the reserve fund study and the last two years of board minutes carefully. I want to know the status of the windows and balcony doors, balcony slab and railing repairs, the garage membrane, plumbing risers, the roof and the pool equipment, and whether any of it is scheduled soon. Condos.ca lists a pet restriction, so read the declaration and rules before you bring a pet. Then confirm how the fee has moved over the last few years.
The value question
At around $412 per square foot with hydro, heat and parking included, the numbers are hard to beat in Toronto. You give up modern finishes and an open layout, and you take on the risk that comes with an older building. If the status certificate is clean and the reserve fund is healthy, I think this is one of the more honest value plays in the east end and North York. If it is not, walk away and look at the twin at 10 Edgecliff Golfway or the Vicora Linkway towers instead.
