Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 3000 Midland Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 3000 Midland Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

3000 Midland Avenue Townhouses is one of the older condominium corporations in north Scarborough, registered in 1975, and it has stayed a practical, unglamorous family complex ever since. Forty-eight homes, a parking garage, barbecues allowed and cable in the fee: the appeal is space and simplicity, and the risk is age. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

3000 Midland Avenue Townhouses is a condominium townhouse complex of 48 homes at 3000 Midland Avenue in Agincourt South-Malvern West, Scarborough, Toronto, near Finch Avenue East and Midland Avenue. It was built in 1975, and the condominium corporation, YCC-225, was registered on 30 September 1975. Condos.ca lists ICC Property Management as the manager, and lists cable TV and water among the fee inclusions. Features on record are a parking garage, visitor parking and barbecues permitted.

One of the earliest corporations in the area

YCC-225 was registered on 30 September 1975, which makes this one of the first wave of condominium townhouse complexes in north Scarborough. Several nearby corporations, including YCC-248 on Buddleswood Court and YCC-259 on Wayside Avenue, followed within the next eight months.

With 48 homes under one address, the corporation sits in a sensible middle size. There are enough owners to spread the cost of large projects, and few enough that the board is still made up of people you will meet in the driveway.

Condos.ca lists ICC Property Management as the manager and does not record a builder. I could not confirm a builder from other sources. For a complex of this age, the management and maintenance record matter far more than who built it 50 years ago.

Condos.ca records the complex as one storey, which is how its database classifies many townhouse corporations rather than a description of the homes. No homes were listed when I checked and I could not find a published floor plan, so confirm the layout, bedroom count and finished area of any home in person rather than relying on a size band.

What the fee covers, and what it does not

Condos.ca lists cable TV and water among the fee inclusions. Water is a meaningful inclusion for a family home, and bundled cable is a small saving, although many households now pay separately for internet regardless.

What is not on the list matters just as much. Heat and hydro are not shown, which suggests each home pays its own gas and electricity, as is usual for townhouses of this era. Confirm that, and ask the seller for a year of utility bills so you can budget your true monthly cost.

Also check whether building insurance and common-element upkeep are in the fee, as they normally are, and whether the cable agreement is with the corporation or a provider contract with a renewal date. Bulk contracts can be renegotiated, and the saving or the cost flows straight to the fee.

Inside the home, ask about the age of the furnace, air conditioner and water heater, and whether the water heater is owned or rented. In a 1975 home, these are the items most likely to need replacing in your first few years, and they are usually the owner’s cost rather than the corporation’s.

Parking, visitors and the barbecue rule

Condos.ca records a parking garage and visitor parking here. In a townhouse complex, a parking garage can mean built-in garages in the homes or a shared parking structure, so confirm which applies to the home you are considering and how many spaces come with it.

If the corporation owns a shared parking structure, it is probably its largest single repair obligation, with waterproofing and concrete work that are costly to defer. Find it on the reserve fund study and look at the schedule.

Visitor parking is a quiet advantage. In older complexes without it, families with visiting relatives end up circling local streets. Barbecues are also listed as permitted, which matters if you plan to cook outside. Confirm the exact rule, including fuel type, in the corporation’s rules.

Living at Finch and Midland

Agincourt is a former village in north Scarborough that grew around Sheppard Avenue and became part of Toronto in 1998. The City now splits it into Agincourt North and Agincourt South-Malvern West, and this complex carries the second label on condos.ca, close to the Finch and Midland corner.

Daily errands mostly happen by car or bus along Finch and Midland. Woodside Square, a mall at Finch and McCowan with a Food Basics and a public library branch, is a short drive east, and Highway 401 is easy to reach. Families without a second car should test the bus routes at school and work times before committing.

The bigger change is to the south-east. The Line 2 subway extension under construction will run 7.8 km from Kennedy Station to a terminus at Sheppard Avenue and McCowan Road, with a stop at Scarborough Centre on the way. When it opens, this part of Scarborough gets a subway connection within reasonable reach. The panel on this page shows today’s transit, schools and Walk Score.

Pricing at 3000 Midland Avenue

There were no homes for sale or lease here when I checked, so there is no current asking range I can share. Sales in a 48-home complex are occasional, and condition varies widely, so any single sale is a poor benchmark.

Position inside the complex matters as well. A home set back on an internal lane will usually feel quieter than one close to Midland Avenue, and an end home with extra windows tends to command more. Walk the site before you compare prices.

To price a home, start with other 1970s condominium townhouses in Agincourt and L’Amoreaux, then use freehold semis nearby as the ceiling. Then compare fees. The water and cable inclusion here is worth factoring in when a neighbouring complex appears to have a lower fee but bills water separately.

For the full sales record at this address, see the data panel on this page or ask me for a building sold report.

Amenities at 3000 Midland Avenue Townhouses

There is no pool, gym or party room on record. What you get is parking, visitor spaces and permission to barbecue, which is the practical package a family townhouse needs, and a fee not stretched by facilities you might not use.

Jatin’s honest take on 3000 Midland Avenue Townhouses

Who this building suits

Families who want a townhouse with parking in north Scarborough at a price below a freehold semi, and buyers who value a fee that includes water. It also suits commuters who drive the 401 or work in Markham and Scarborough, and who want the future subway within reach.

What I’d want you to check

Ask for the status certificate, the reserve fund study and the last two years of board minutes. Ontario rules give the corporation 10 days to deliver the certificate, for up to $100. At 50 years old, the roofs, windows, doors, private roads and any shared parking structure are the items to examine. Confirm which repairs the declaration assigns to owners, how fees have changed recently, and the pet and leasing rules.

The value question

A 48-home 1970s complex with water and cable in the fee, a parking garage and visitor parking is a sensible family purchase if the reserve fund is healthy. You trade modern finishes and amenities for space, ground-level living and a lower entry price than a house. If the documents check out, I think it is fair value for an owner-occupier planning to stay.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
