Living here
Renters, Airbnb and elevators at 3409 St Clair Ave East Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 3409 St Clair Ave East Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 3409 St Clair Ave East Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

3409 St Clair Ave East Townhouses is a small 1977 complex that most buyers find only by accident, usually while looking at its twin across the road. It is 31 condominium townhouses near St Clair and Birchmount, registered the same day as 3420 St Clair opposite. Choosing between them comes down to the two corporations, not the two streetscapes. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
3409 St Clair Ave East Townhouses is a 31-unit condominium townhouse complex at 3409 St Clair Avenue East in Scarborough, near St Clair Avenue East and Birchmount Road in the Clairlea-Birchmount neighbourhood. It was built in 1977. The condominium corporation is YCC-302, registered on 5 January 1977, and Sterling Condominium Services Inc. is listed as the property manager. No developer is named in the records I could find, and condos.ca publishes no amenities or fee inclusions for the complex.
3409 St Clair Ave East Townhouses at a glance
Two complexes, registered the same day
YCC-302 at 3409 St Clair and YCC-303 at 3420 St Clair were both registered on 5 January 1977, with consecutive corporation numbers, on opposite sides of St Clair Avenue East. Consecutive registrations on the same day usually point to one builder working on both sites, although I could not find a public record that names it.
They have been separate corporations ever since. Each has its own declaration, budget, reserve fund and board, and they are run by different managers today: Sterling Condominium Services for 3409 and RealWorld Property Management for 3420.
So the homes may have started out alike, but fifty years of separate decisions about roofs, windows and reserve contributions can leave two very different corporations. If you are open to either side of the street, request both status certificates and compare them side by side.
Thirty-one owners and a short amenity list
With 31 units, 3409 is the larger of the two, against 21 at 3420. That is still a small corporation. A major exterior project is shared by 31 owners, so the reserve fund has to be planned carefully to avoid special assessments.
Condos.ca lists no amenities and no fee inclusions for this complex, not even parking. That does not mean there is no parking; it means the record is incomplete. Ask the seller exactly what parking comes with the home, whether it is a garage, a driveway or a space in a shared lot, and whether visitor parking exists.
A small, amenity-free complex has one clear advantage: the fee is not carrying a gym, pool or concierge. Almost everything you pay goes to the shared structure and grounds, and you can see that in the budget line by line.
Small also means fewer sales and a smaller pool of buyers when you sell. That is not a reason to avoid the complex, but it is a reason to buy a unit you would be happy to own for a long time, and to price it carefully on the way in.

What a 1977 townhouse needs now
Ontario created condominium ownership in 1967, so this complex was built in the first decade of condos in the province, under the old York registry that gives it the YCC prefix.
At close to fifty years old, the expensive items are well known. Roofs, windows and doors, brick and siding, fences, paving and drainage should all be in the reserve fund study with dates. If several are listed as original and due at once, expect higher fees or an assessment.
Inside the home, ask about the electrical panel and wiring, the furnace and air conditioner, the water heater and whether it is owned or rented, and any plumbing that is still original. In a townhouse condo these are often the owner’s responsibility under the declaration.
Condos.ca records a single storey and no suite sizes. For a townhouse I would not trust either figure. Confirm the number of levels and measure the home yourself.
If a previous owner renovated, ask whether the work had permits and whether the corporation approved anything that touched the exterior or common elements, such as new windows, a deck or a changed entrance. In small complexes those approvals are sometimes informal, and you want them on paper.
Life near St Clair and Birchmount
Clairlea-Birchmount is an established part of southwest Scarborough, mostly houses, townhouses and low-rise apartments, with Birchmount Road and St Clair Avenue East as the local arterials. The data panel on this page shows the schools, parks, shops and transit around the complex.
Kennedy Station is the transit hub this part of Scarborough leans on, and it is changing. The Scarborough Busway along the former RT route runs north from Kennedy toward Scarborough Town Centre and was scheduled to start service on 30 September 2026.
Kennedy is also where the Scarborough Subway Extension begins, taking Line 2 northeast to Sheppard and McCowan, expected around 2030. For owners here the effect is indirect but real: better connections through Kennedy make the whole southwest Scarborough area easier to sell.
Whether this location works without a car depends on your routine and where you work. If you rely on transit, check the bus routes shown in the panel and try the trip to Kennedy at the hour you would actually travel. If you drive, test the rush-hour route to wherever you commute before you commit.
Pricing 3409 against its twin
When I checked, nothing was listed for sale here, and condos.ca publishes no suite sizes, price per square foot or fee figures for the complex. I will not put a number on it that I cannot support.
The natural comparison is 3420 St Clair across the road. Similar age and possibly similar plans make it the closest comparable you will find. Adjust for size, renovation, parking and, above all, each corporation’s reserve fund position and fee.
Two near-identical homes can be worth different amounts simply because one corporation has already replaced its roofs and windows and the other has not. That difference should show up in your offer.
With only 31 units, sales here are infrequent, so you may also need to look at other 1970s townhouse complexes in Clairlea-Birchmount. For the recorded sales at this address, I can pull them through my building sold report.

Jatin’s honest take on 3409 St Clair Ave East Townhouses
Who this building suits
Buyers who want a townhouse in southwest Scarborough at a lower price than a freehold house, and who like a small complex where owners know each other. It also suits buyers who are flexible between this complex and 3420 across the road and want to choose the stronger corporation.
What I’d want you to check
The reserve fund study, the audited statements, the last two years of board minutes and any special assessment history. Confirm parking in writing, since none is recorded. Check which exterior and mechanical items are the owner’s responsibility, and the age of the windows, wiring, furnace and water heater. If you are also looking at 3420, compare the two status certificates side by side.
The value question
The value here depends almost entirely on how YCC-302 has managed its money over fifty years. A well-funded small complex near Kennedy’s improving transit can be a good long hold. A thin reserve fund in a 31-unit corporation is a risk I would price in or avoid.
