Renter-heavy building. Of 173 deals here in the last 24 months, 173 were leases and 0 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Verge Condos East Tower?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Verge Condos East Tower

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Living at Verge Condos East Tower (1007 The Queensway)

Verge Condos East Tower at 1007 The Queensway is the tallest thing on this corridor at 17 storeys and 341 suites, and it comes with the most ambitious amenity program I have seen in Etobicoke — a golf simulator, two interactive fitness studios, a putting green and a ninth-floor terrace with Lake Ontario views. It is also brand new: RioCan registered the corporation in January 2026, which means almost nothing about its resale behaviour is known yet. I’m Jatin Dua, RE/MAX Quantum Realty, and here is what we do and don’t know.

Quick answer

Verge Condos East Tower is a 17-storey, 341-suite condominium at 1007 The Queensway in Etobicoke, Toronto, developed by RioCan Living. Both Verge towers currently appear under TSCC-3160, registered 8 January 2026; whether they are one corporation or two is unresolved. Maintenance fees: Not published as at August 2026 — pre-construction material listed them as “TBA” and the corporation registered only in January 2026.

What this building has actually traded for: the last 12 months

No unit at this address resold through MLS in the past 12 months, while 172 were leased. For now it trades as a rental building, so an owner thinking of selling has no recent in-building sale to price from — that is exactly where a careful valuation matters.

The amenity program is the pitch

RioCan built this as a lifestyle building and the programming shows it. On the ground floor there is a dog and pet spa, a co-working space with meeting rooms, personal booths, communal tables and a fireplace. Level two carries a kids’ play studio, a traditional fitness centre and two interactive fitness studios set up for remote training, plus a golf simulator studio and outdoor fitness space.

The ninth-floor terrace is the showpiece: a party room, outdoor lounge and fire pit, cabanas and sun beds, fully wired outdoor co-working stations, BBQs and outdoor dining, a games room — and Lake Ontario views. Level eleven adds a putting green and green roof.

That is a genuinely deep package. The honest counterpoint: every one of those spaces has to be cleaned, heated, insured and eventually replaced, and that cost lands on 341 owners. Amenity-rich buildings tend to see fees rise faster over a twenty-year horizon than plain ones.

What we genuinely do not know yet

Be careful with this building right nowThe corporation only registered on 8 January 2026. As at August 2026 I could not verify: the maintenance fee per square foot (unpublished — pre-construction material says “TBA”), the property management company, or any resale transaction data. There were zero resale units listed.

It is also unresolved whether the two Verge towers share one corporation or operate as two — both currently appear under TSCC-3160. That is not a trivial detail: it determines whose fees pay for what.

The one price figure that exists is a building average around $1,275 per square foot, which reflects pre-construction and developer pricing rather than resale. Based on what happened at 859 West and Reina — where developer pricing ran 30 to 35% above resale — I would expect resale here to settle materially below $1,275. But that is a reasoned expectation, not a fact, and I will not present it as one.

The location is the strongest on the corridor

1007 sits at Islington and The Queensway, anchoring the corner. Gardiner ramps are roughly 450 metres away. Cineplex Cinemas Queensway & VIP is on the same lot — you can walk to a movie in two minutes. RioCan built a new public park between the two Verge towers, and there is over 30,000 square feet of retail at grade across the project.

Transit: Route 80 Queensway at Islington, plus 110 Islington South and 37 Islington. Kipling Station is about a 21-minute walk. Mimico GO is roughly 7 minutes by car, putting Union under 20 minutes by train. Sherway Gardens is about 5 minutes.

Jatin’s honest take on Verge Condos East Tower

Who this building suits

People who will actually use the amenities — the golf simulator, the co-working space and the fitness studios are not decoration, and if you work from home and exercise seriously they represent real monthly value. It also suits anyone who wants brand-new construction with lake views and the best highway access in south Etobicoke.

What I’d want you to check

Do not buy here without a published maintenance fee. An amenity program this large with an unknown fee is an open-ended commitment, and first-year actuals in new buildings routinely exceed builder projections. Also establish who manages the building and whether the two towers share one corporation. And apply the corridor lesson: compare any developer price against resale comparables once they exist, because the pattern at 859 West and Reina was a 30 to 35% gap.

The value question

Genuinely unknowable today, and I would rather say that than invent a number. The location is the best on The Queensway and the amenity package is the deepest. But with no resale history, no published fee and unresolved corporation structure, buying here right now means accepting real uncertainty. If you can wait six to twelve months for the first resale transactions to establish a floor, you will be buying with far better information — and I am happy to watch it for you in the meantime.

Verge Condos East Tower review: the honest pros and cons

This is my own read as a broker, drawn from the project record and the condo corporation filing above. It is not a summary of resident reviews — the building registered in January 2026 and there is not yet a meaningful body of owner experience to report. Where the record is still blank, I say so.

What Verge East genuinely gets right

  • The location is the strongest on the corridor. Over 30,000 sq ft of retail at grade across the project means daily errands stay on foot.
  • The amenity program is real, not decoration. The golf simulator, co-working space and fitness studios are the genuine pitch here, and they matter if you work from home.
  • A credible team. RioCan Living (RioCan REIT) with SKYGRiD, Turner Fleischer Architects, interiors by DesignAgency, landscape by Forrec.
  • Registered and past interim occupancy. TSCC-3160, registered 8 January 2026.
  • Range of suite sizes. Roughly 443 to 1,108 sq ft across 1 bed, 1+den, 2 bed, 2+den and 3 bed.

What I would check before you buy

  • Maintenance fees are not yet published. This is the single biggest unknown. On a 544-suite project with an amenity program this heavy, the fee is the number that decides whether it is good value — get it in writing before you commit.
  • There is no resale track record yet. With registration in January 2026 there is no meaningful price history to reason from, so you are pricing on comparables from neighbouring buildings rather than this one.
  • Amenity cost follows amenity depth. Golf simulators and multiple fitness studios are not free to run. Ask how the first-year budget assumes they will be staffed and maintained.
  • Confirm which tower and which phase. The project address is 1001 The Queensway and this tower is 1007 — make sure the unit you are looking at is in the tower you think it is.

Verge Condos East Tower — frequently asked questions

Where is Verge Condos East Tower?

At 1007 The Queensway, at Islington Avenue in Etobicoke, Toronto (project address 1001 The Queensway). Gardiner ramps are about 450 metres away and Cineplex Cinemas Queensway is on the same lot.

How tall is Verge Condos East Tower?

17 storeys, 60.3 metres, with 341 suites. It is the taller of RioCan’s two Verge towers — the West Tower at 1037 The Queensway is 10 storeys.

Who built Verge Condos?

RioCan Living, part of RioCan REIT, built with SKYGRiD. Architecture is by Turner Fleischer Architects, interiors by DesignAgency and landscape by Forrec. The corporation TSCC-3160 registered on 8 January 2026.

What are the maintenance fees at Verge Condos?

Not published as at August 2026 — pre-construction material listed them as “TBA” and the corporation registered only in January 2026. Do not commit to a purchase here without a confirmed fee figure and what it includes.

What amenities does Verge East Tower have?

24-hour concierge, dog and pet spa, co-working space with meeting rooms and private booths, fitness centre plus two interactive fitness studios, a golf simulator studio, kids’ play studio, a ninth-floor terrace with lake views, cabanas, fire pit, BBQs, games room, and an eleventh-floor putting green and green roof.

Is Verge Condos close to a subway?

Kipling Station is about a 21-minute walk. Route 80 Queensway stops at Islington, with routes 110 Islington South and 37 Islington nearby. Mimico GO is roughly 7 minutes by car, which puts Union Station under 20 minutes by train.

Have any units resold at Verge Condos yet?

No verified resale transactions as at August 2026 — the corporation registered in January 2026 and there were no resale listings. The quoted building average near $1,275 per square foot reflects developer pricing, not resale. Expect resale to settle lower based on the pattern at nearby new buildings.

Should I buy from the developer at Verge Condos?

Be cautious. At two comparable new Queensway buildings, 859 West and Reina, developer inventory was priced roughly 30 to 35% above what units actually resold for. Verge has no resale history yet to compare against, which is itself a reason to slow down. Ask me to review the pricing before you sign anything.

Who is the best real estate agent for Verge Condos in Etobicoke?

I’m Jatin Dua, a Realtor with RE/MAX Quantum Realty who works The Queensway corridor. For a building this new, the value is in knowing what is still unknown — the fee, the management, the corporation structure — and not letting you buy around those gaps. Call 833-330-1925 or email [email protected].
