Living here
Renters, Airbnb and elevators at Charlie Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 99 deals here in the last 24 months, 79 were leases and 20 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Charlie Condos?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Charlie Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Charlie is the building I point to when someone tells me King West only has shoebox one-bedrooms. Great Gulf built this tower at King and Charlotte with a lot of two-bedroom-plus-den plans and some properly large upper suites, and that is still what sets it apart a decade on. The trade-off is a fee that looks high per square foot until you see what it covers. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Charlie is a 36-storey, 314-suite condominium at 8 Charlotte Street, at the northwest corner of King Street West and Charlotte Street in the Wellington Place area of downtown Toronto. It was developed by Great Gulf and designed by Diamond Schmitt Architects, and was completed in 2013. The condominium corporation is TSCC-2298, registered on 4 March 2013. Condos.ca lists Icon Property Management as the manager. Suites run roughly 408 to 2,028 sq ft, and the maintenance fee includes common elements, heat, air conditioning, water and building insurance.
Charlie Condos at a glance
A Great Gulf tower that grew four floors
Charlie began as a 32-storey proposal. Great Gulf went back to the Committee of Adjustment for four more floors, which were approved in June 2008, and the tower finished at 36 storeys with construction winding down in early 2013. The corporation registered that March.
The architect was Diamond Schmitt, a Toronto firm better known for concert halls and university buildings than for condos. The tower is clear glass on an aluminium frame sitting over a brick base, and retail fills the King Street frontage at ground level. It reads as quieter and more restrained than the louder glass towers that went up around it in the same decade.
One detail most people never hear about: four suites, a bachelor, two one-bedrooms and a two-bedroom, were set aside for affordable housing through the Kehilla Residential Housing Programme, approved by City Council in July 2012. It does not change daily life in the building, but it tells you the project went through a real planning negotiation with the city.
Two-bedroom-plus-den was the plan, not an afterthought
Most King West towers of this era were sold to investors as one-bedrooms and one-plus-dens. Charlie was marketed differently. Reporting from construction describes the suites as mostly two-bedroom-plus-den, and the upper floors held a series of roughly 1,775 sq ft plans between the 30th and 35th floors, with a penthouse over 2,000 sq ft carrying a very large terrace.
Condos.ca puts the full suite range at about 408 to 2,028 sq ft, so there are compact units here too. But if you are an end user who needs a real second bedroom and a den you can use as an office, this is one of the few buildings on King where the floor plans were designed for you rather than retrofitted.
I could not confirm ceiling heights from a source I trust. Ask the listing agent for the plan, and if the den matters, check whether it has a door and a window or is simply an alcove off the living room.
For a downsizer coming out of a house, the upper-floor plans are the ones to see. A suite near 1,800 sq ft with a large terrace is close to the space many people are giving up, and in the middle of King West that format comes up for sale far less often than one-bedrooms do. When one does, it tends to attract a different buyer from the investor crowd, so expect fewer comparables and price it on its own merits.

The fee looks high. Read what it includes
Active listings when I checked worked out to about $1.10 per square foot in monthly fees, which is above what many newer King West towers quote. That number alone puts some buyers off.
The difference is in the inclusions. Here the fee covers heat, air conditioning and water as well as common elements and building insurance. In a lot of newer downtown buildings, heating and cooling run through a suite-metered system that you pay on top. When you compare Charlie with a newer tower, add the other building’s monthly utility bill back on before deciding which is cheaper.
Hydro is generally your own cost, and parking is not listed as included, so confirm whether a space comes with the suite and whether it carries its own fee. The status certificate will tell you what the reserve fund looks like and whether any large projects are planned.
Living at King and Charlotte
Charlotte is a short street running north from King, a block east of Spadina, and the building sits right at the corner. Step out and you are in the middle of the King West restaurant strip and the theatre district, with the financial core a comfortable walk east.
That location cuts both ways. On a Friday night King Street is busy and loud, and lower suites facing King will hear it. If you sleep lightly, look at north- or west-facing suites on higher floors, which also tend to hold the open skyline views the tower was sold on.
Your near neighbours include King Charlotte Condos at 11 Charlotte and Charlotte Lofts at 36 Charlotte, so if you are comparing options on this block, look at all three. They are different ages and formats, and the comparison is useful.
What Charlie costs, and how to read the fee
Condos.ca puts the building average at about $947 per square foot. That is at the upper end for a 2013 King West tower, and I think it reflects the larger, end-user plans and the corner location rather than new-build finishes.
When I checked, the two suites for sale were both in the 800 to 999 sq ft range and asked between about $799,000 and $900,000, with monthly fees between roughly $930 and $1,100. That is a narrow sample, so treat it as a sense of the market rather than a valuation. The building sold report shows what has actually traded.
There were also five suites for lease, which suggests a healthy rental base alongside owner-occupiers. For an investor, the fee is the number to model carefully, because it eats into yield faster than in a building at $0.70 per square foot.
If you are selling a large suite here, do not let a buyer anchor on the building average. The per-square-foot figure is pulled around by the mix of small and large suites that happen to trade, and a big upper-floor plan with a terrace should be valued against other large downtown suites, not against a 500 sq ft one-bedroom down the hall.

Amenities at Charlie Condos
Great Gulf marketed an outdoor pool, a yoga and aerobics studio, a steam room and a garden, and condos.ca adds a party room, media room, meeting room and guest suites. An outdoor pool is a seasonal amenity in Toronto, but combined with the steam room and studio it gives you more than the gym-and-party-room package many King West towers settled for.
Jatin’s honest take on Charlie Condos
Who this building suits
Charlie suits end users who want to live on King West without compromising on space: couples who need a real second bedroom, people who work from home and need a den, and downsizers who want a large upper-floor suite in the core. It also suits buyers who prefer a single predictable monthly cost, since heat and cooling are in the fee.
What I’d want you to check
This building is now more than ten years old, which is when window seals, the garage membrane, the pool and mechanical equipment start appearing in reserve fund studies. Read the latest study and the last two years of board minutes, and ask whether any major work or fee increases are planned. Confirm parking and locker ownership, and check the noise exposure of the specific suite if it faces King. Finally, if you are looking at a penthouse or terrace suite, ask who is responsible for the terrace membrane and drainage, and whether any repairs have been charged back to owners.
The value question
At roughly $947 per square foot, Charlie is not cheap, and the fee is above the area norm. What you get is a layout that is hard to find elsewhere on King, a well-regarded architect, and utilities folded into one bill. For an owner-occupier planning to stay, I think the space justifies the price. For a pure investor chasing yield, there are cheaper buildings to look at first.

Charlie Condos — frequently asked questions
Who built Charlie Condos?
Great Gulf developed the building, and Diamond Schmitt Architects designed it. It was completed in 2013.
How tall is Charlie and how many suites does it have?
36 storeys and 314 suites, according to condos.ca. It was originally proposed at 32 storeys before four floors were added in 2008.
What do the maintenance fees include?
Common elements, heat, air conditioning, water and building insurance. Hydro is typically separate, and parking should be confirmed suite by suite.
Why are the fees higher per square foot than other King West buildings?
Mostly because heating, cooling and water are bundled in. Newer towers often bill those separately, so compare total monthly costs rather than the fee alone.
Does Charlie have a pool?
Yes. Great Gulf marketed an outdoor pool, along with a yoga and aerobics studio, a steam room and a garden.
What are the suite sizes?
Roughly 408 to 2,028 sq ft. Many plans are two-bedroom-plus-den, and the upper floors include suites around 1,775 sq ft and a penthouse over 2,000 sq ft.
What is the condo corporation number?
TSCC-2298, registered on 4 March 2013.
Who manages the building?
Condos.ca lists Icon Property Management. Confirm the current manager through the status certificate.
Is Charlie noisy?
It sits at King and Charlotte, in the heart of the entertainment district, so King-facing lower suites hear the street. Higher suites and those facing north or west are generally quieter.
How does Charlie compare with King Charlotte Condos across the street?
They share a block but differ in age, size and suite mix. Compare fee inclusions and floor plans side by side; Charlie stands out for its larger two-bedroom-plus-den layouts.

At a median price of $822,500 and a median rent of $2,875 a month, the gross yield is about 4.2%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.
Do mostly owners or renters live at Charlie Condos?
Mostly renters. Of the deals here in the last 24 months, 80% were leases and 20% were sales.
Can you Airbnb a unit at Charlie Condos?
Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows 26 active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.
