Living here
Renters, Airbnb and elevators at Harbour View Estates I
Do mostly owners or renters live here?
Renter-heavy building. Of 126 deals here in the last 24 months, 105 were leases and 21 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Harbour View Estates I?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Harbour View Estates I
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Harbour View Estates I is the building that started CityPlace. It is twenty years old, its fee per square foot looks high on paper, and buyers who stop at that number miss two things: hydro is included, and the shared Superclub next door is bigger than most private gyms in the city. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Harbour View Estates I is a 40-storey, 523-suite condominium at 10 Navy Wharf Court (also listed with 9 Spadina Avenue) in CityPlace, downtown Toronto. It was developed by Concord Adex, designed by HOK according to SkyscraperPage, and completed in 2005. The condominium corporation is TSCC-1694, registered 27 July 2005. Suites run from about 525 to 2,218 sq ft. Maintenance fees include common elements, heat, hydro, air conditioning, building insurance and water.
Harbour View Estates I at a glance
Where CityPlace began
Harbour View Estates was Concord Adex’s first development on the former railway lands south of Front Street, the project that turned into CityPlace. The estate is four towers plus a small group of townhouses at the south end of the community, close to Spadina and Bremner. This tower, at 10 Navy Wharf Court, is the first phase and the second tallest of the four at 40 storeys.
SkyscraperPage lists HOK as the architect. The towers are steel-framed with floor-to-ceiling glass, and the original suite package included 8.5-foot ceilings, granite counters, gas ranges and granite or limestone foyers. Those were strong specs in 2005; today they read as standard, and many suites have been renovated since.
Twenty years on, the estate has settled into what it is: a mature, landscaped compound with security patrols on the grounds, rather than the construction zone CityPlace was for most of the 2000s.
One estate, three corporations
The most important thing to understand about buying here is that you are joining one corporation inside a shared estate. According to a 2023 profile in CCI Toronto’s CondoVoice magazine, three corporations cover the Harbour View towers and townhouses, and a Shared Services Committee with two representatives from each runs the garage, landscaping, tennis court, Superclub and the estate’s fire systems.
That structure has advantages: bigger buying power on contracts, and amenities no single 523-suite building could afford. It also means some decisions are not in your board’s hands alone. The same profile describes a fire system linked across the buildings, where a fault in a sister tower can set off alarms in another, and a fountain leak through the membrane into the shared underground garage. Ask how both have been resolved.
Property management is reported differently depending on the source. Listing data shows Del Property Management, while DASH Property Management lists this tower and its sister buildings on its own site. Confirm who actually manages the building in the status certificate.

The Superclub
All four towers share the Superclub, roughly 30,000 sq ft of fitness and recreation space. It has a 25-metre indoor pool, a whirlpool and steam room, squash courts, a full-size basketball court, bowling lanes, a gym with a spin studio, billiards, a theatre and party and guest rooms. Outside there is a tennis court, barbecues, a dog run, a playground and a courtyard with water features.
For daily life, that means you can cancel the gym membership, swim laps year-round and book a court for a weekly game. It is one of the most complete amenity packages in downtown Toronto, and it is the main reason people choose Harbour View over newer CityPlace towers.
The cost is real, though. A club this size has to be staffed, heated and eventually renovated, and each corporation carries its share. Read the shared-facilities budget, not only your own building’s.
Suites and the CityPlace location
Suites here range from about 525 sq ft one-bedrooms up to roughly 2,218 sq ft at the top of the tower. Most of what trades and rents is one-bedroom and one-bedroom-plus-den stock in the 500 to 700 sq ft range, which makes the building popular with young professionals and investors.
Larger suites are rare and sit high in the tower, where the views over the lake and the Toronto Islands are the point. If you are looking at one, compare it against the bigger plans at 35 Mariner Terrace and 5 Mariner Terrace before you decide, because the estate gives you three corporations to choose from for the same amenities.
The south end of CityPlace is the quieter end. You are a short walk from the waterfront, Rogers Centre and the Spadina streetcar, and Canoe Landing Park is inside the community. The trade-off is the Gardiner Expressway to the south, so ask which way the suite faces and visit at rush hour. Transit and walkability details are in the data panel on this page.
Price per square foot, and why the fee is higher than it looks
The building average is around $893 per square foot, close to its sister towers at 35 Mariner Terrace (about $909) and 3 Navy Wharf and 5 Mariner Terrace (about $859). Within the estate you are paying roughly the same for the same amenities, so choose on view, layout and the corporation’s finances.
Five suites are listed for sale right now, asking between $519,990 and $640,000, all one-bedrooms and one-bedroom-plus-dens between 500 and 699 sq ft. That is a narrow band, and it is useful: you can compare floor, exposure and condition almost like for like.
Fees on current listings average about $1.15 per square foot, the highest of the three Harbour View corporations. Before you treat that as a red flag, note that the fee here includes hydro, heat and air conditioning, as well as water and insurance. Most downtown buildings meter hydro separately, so in those buildings you pay the electricity bill on top of the fee, and in summer, with air conditioning running, that bill is not small. Unlike the sister towers, parking is not listed in the fee, so ask what a spot costs if the suite has one.

Amenities at Harbour View Estates I
Almost all of this sits in the shared Superclub rather than in the tower itself. For a resident, the effect is a private sports club downstairs, and for an owner it is a shared cost you should understand before you buy.
Jatin’s honest take on Harbour View Estates I
Who this building suits
Buyers who will actually use a pool, courts and a big gym, and who want a fee that bundles in hydro so the monthly cost is predictable. It also suits investors looking for a one-bedroom that rents easily in a well-known downtown address.
What I’d want you to check
Read the status certificate with the shared estate in mind. Ask for the Shared Services Committee budget and reserve plan for the Superclub, the status of the linked fire alarm system and the garage membrane repair, and whether elevators have been modernised. This is a 2005 tower, so windows, balcony membranes and mechanical systems are in the window for major work. Confirm the property manager, and confirm whether the suite comes with parking and what that adds to the cost.
The value question
At around $893 per square foot with hydro in the fee and a club most new towers cannot match, I think Harbour View I is fair value for an owner who will use it. If you never swim or play a sport, you are paying for space you will not use, and a newer tower with a smaller amenity floor may suit you better. If you want me to compare a suite here against the sister towers, book a call.
