Living here
Renters, Airbnb and elevators at Harbour View Estates III
Do mostly owners or renters live here?
Renter-heavy building. Of 166 deals here in the last 24 months, 144 were leases and 22 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Harbour View Estates III?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Harbour View Estates III
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Harbour View Estates III is the phase most buyers overlook. It is two towers rather than one, the shorter of the four in the estate, and on average the cheapest per square foot, yet it shares exactly the same Superclub, grounds and garage as its taller sisters. For a lot of buyers that is the smartest way into this estate. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Harbour View Estates III is a 597-suite condominium of two towers at 5 Mariner Terrace and 3 Navy Wharf Court in CityPlace, downtown Toronto. It was developed by Concord Adex and completed around 2005–2006; SkyscraperPage credits Page + Steele as architect of the 5 Mariner Terrace tower. The condominium corporation is TSCC-1764, registered 1 May 2006. Suites run from about 383 to 2,113 sq ft. Maintenance fees include common elements, heat, hydro, air conditioning, building insurance, parking and water.
Harbour View Estates III at a glance
Two towers, one corporation
Unlike the first two Harbour View phases, this corporation covers two towers. The CTBUH Skyscraper Center lists 5 Mariner Terrace at 36 storeys, about 117 metres, and 3 Navy Wharf Court at 26 storeys, about 97 metres. Listing data gives 37 floors, which likely counts the taller tower differently, so do not be surprised by the mismatch.
Together they hold 597 suites, which makes TSCC-1764 the largest of the three Harbour View corporations. A larger corporation spreads fixed costs, such as staff and the share of estate services, across more owners. It also means more voices at the AGM and more units turning over each year.
SkyscraperPage credits Page + Steele as architect of the 5 Mariner Terrace tower, while it lists HOK on the first-phase tower at 10 Navy Wharf Court. Like the rest of the estate, both are steel-framed with floor-to-ceiling glass.
The shared estate and the Superclub
Harbour View Estates was Concord Adex’s first development in CityPlace: four towers and a group of townhouses at the south end of the community. According to a 2023 profile in CCI Toronto’s CondoVoice, three corporations share the estate through a Shared Services Committee, with two representatives each, that runs the garage, landscaping, tennis court, Superclub and fire systems. A security team patrols the grounds.
The Superclub is about 30,000 sq ft. It has a 25-metre indoor pool, a whirlpool and steam room, squash courts, a full-size basketball court, bowling lanes, a gym with a spin studio, a theatre, billiards and party and guest rooms. Outdoors, there is a tennis court, a dog run, barbecues, a playground and courtyards with water features.
The same CondoVoice profile, written about the 35 Mariner Terrace corporation, flagged two issues that affect the whole estate: a fire alarm system linked across the buildings, and a fountain leaking through the membrane into the shared garage. Ask this corporation where it stands on both and what its share of the cost has been.

The widest range of suites in the estate
Suites here start around 383 sq ft, smaller than anything in the sister towers, and run to about 2,113 sq ft. That range means you can find a compact one-bedroom for a first purchase or a large two-bedroom-plus-den for a family or downsizer in the same corporation.
The shorter tower at 3 Navy Wharf Court will not give you the long lake views of 35 Mariner Terrace, and some exposures look at other towers. That is reflected in the price. If view matters, check the floor and direction closely; if it does not, the shorter tower is where the value tends to sit.
The original finishes across the estate were 8.5-foot ceilings, granite counters and gas ranges, according to DASH’s building pages. Many suites have been updated since, so price the renovation, not just the square footage.
Daily life at the south end of CityPlace
The estate sits near Spadina and Bremner, a short walk from the waterfront, Rogers Centre and the Spadina streetcar, with Canoe Landing Park inside CityPlace. The Gardiner Expressway is just to the south, so traffic noise depends on how high and which way the suite faces. Visit at rush hour before you commit. The data panel on this page covers transit, schools and walkability.
Inside the estate, daily life is calmer than most of downtown. The towers are set around landscaped courtyards rather than lined up along a busy street, there is a playground and a dog run on site, and the security patrols keep the grounds orderly. That setting is what Concord was selling when it built this first phase, and it has held up better than the finishes.
The rest of CityPlace has filled in around it over twenty years, with newer towers, a school and community centre at Canoe Landing and more retail along Fort York Boulevard. For an owner here, that growth mostly means more services within walking distance, not more construction next door.
The cheapest way into Harbour View, per square foot
The building average is about $859 per square foot, below 10 Navy Wharf Court at about $893 and 35 Mariner Terrace at about $909. Since all three share the same club, grounds and garage, that discount is the main argument for this corporation.
Four suites are listed for sale, asking between $529,800 and $1,225,000, from a one-bedroom in the 500s to two-bedroom-plus-dens. With only four listings, look at recent sales across all three corporations to get a fair comparison.
The small suites at the bottom of the range are where investors focus, and the large plans are where owner-occupiers land. Because the corporation spans two towers, ask which tower each comparable sale was in before you rely on it.
Fees on current listings average about $0.95 per square foot, and they include hydro, heat, air conditioning, water, building insurance and parking. Most downtown towers bill hydro and parking separately, so the all-in cost here is lower than the headline rate suggests. Check that the suite you want actually comes with a spot, and look at the fee on the largest suites, which can run well above the average.

Amenities at Harbour View Estates III
Every Harbour View owner gets the same Superclub, so buying in the lower-priced corporation does not cost you any amenities. It does still make you a payer of the shared club budget, which belongs on your checklist.
Jatin’s honest take on Harbour View Estates III
Who this building suits
Buyers who want the Harbour View amenities and grounds at the lowest entry price in the estate, including first-time buyers looking at the smallest suites. The larger plans also suit families and downsizers who want a big unit with a pool and courts downstairs.
What I’d want you to check
Ask for the Shared Services Committee budget and this corporation’s share, the status of the linked fire alarm system and the garage membrane repair, and any elevator modernisation plans across both towers. This is a 2006 corporation, so read the reserve fund study for windows, balconies and mechanical systems, and check for special assessments. Confirm the property manager, since sources disagree, and confirm which tower and exposure the suite is in.
The value question
At around $859 per square foot with hydro and parking in the fee, I think this is the best value in Harbour View Estates for a buyer who does not need a top-floor view. You get the same club and grounds as the taller towers for less. If you want me to compare a suite here with one at 35 Mariner Terrace, book a call.
