Leases 57%Sales 43%

Mix of owners and renters. Of 14 deals here in the last 24 months, 8 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Quad Lofts II?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Quad Lofts II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Quad Lofts II at 19 Brant Street is the smaller of the two Quad buildings, and in my experience that is exactly why some buyers prefer it. It is a 9-storey, 72-suite soft loft from 2006 with roughly 10-foot concrete ceilings, polished concrete floors and big windows, on a short street between King and Adelaide. It also trades rarely, which makes pricing a suite here harder than it looks. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Quad Lofts II is a 9-storey, 72-suite condominium at 19 Brant Street, between King Street West and Adelaide Street West in the King West / Wellington Place area of downtown Toronto. It was registered on 8 September 2006 as TSCC-1796, a separate corporation from Quad Lofts at 23 Brant (TSCC-1804). Suites range from about 539 to 1,604 square feet. The maintenance fee includes common elements, heat, air conditioning, building insurance and water. Property management is listed as Goldview Property Management.

Two Quad buildings, two corporations

The Quad project is two loft buildings around a shared courtyard: a 9-storey building fronting Brant Street and an 11-storey building behind it. The 9-storey building at 19 Brant is the one marketed as Quad Lofts II, and it is registered as its own corporation, TSCC-1796, a few weeks before Quad Lofts at 23 Brant registered as TSCC-1804.

Online sources blur the two all the time. Dash Property Management’s page for Quad Lofts lists 23 Brant only, describes the project as both buildings, and gives a combined total of 120 lofts, while the per-building counts quoted elsewhere add up to more than that. I could not find a primary source naming the developer of 19 Brant separately; the Quad project as a whole is generally attributed to Cresford. Before you buy, confirm in the status certificate which corporation you are joining, what is shared with the building next door, and how the shared costs are divided.

There is a practical upside to being the small one. A 72-suite corporation has fewer owners to agree on decisions and less common area per suite to maintain, and the building feels quieter in the halls and elevators. The downside is that each owner carries a bigger share of any large repair, so the reserve fund matters more here than in a 300-suite tower.

What the lofts are like inside

This is a soft loft: a 2000s concrete building designed to feel like a converted warehouse. Ceilings are about 10 feet of exposed concrete, floors are polished concrete, and windows run floor to ceiling in many suites. A blogTO profile of one of the larger suites described the effect as industrial, softened with wood details, which is a fair summary of the building’s style.

Suites run from about 539 to 1,604 square feet. That is a generous floor for downtown: there are no micro studios, and the upper end includes penthouse suites large enough for a family or a serious home office. Most plans are open, with the living, dining and kitchen in one long room, so look carefully at whether a den is a real room or just a corner of the living space.

Concrete everywhere looks great and is easy to clean, but it is acoustically hard. Rugs, curtains and upholstered furniture make a big difference, and it is worth asking the seller how much sound carries between suites before you firm up.

Parking deserves a close look too. Some suites here come with tandem parking, where two cars park one behind the other in a single long space. That is useful for a two-car household that coordinates well and frustrating for two people on different schedules. Lockers exist in the building, but do not assume the suite you want has one; confirm both on the agreement and in the status certificate rather than trusting the listing description.

Living on Brant Street

Brant Street is a short block-and-a-bit between King and Adelaide, at the western end of the King West restaurant and nightlife strip. That gives you a very walkable address with restaurants, bars and gyms around every corner, and the Waterworks Food Hall and a wellness spa are among the newer arrivals close by.

The trade-off is the same as for the rest of this pocket: late nights. Suites facing Brant Street on lower floors will hear people heading home from the bars on weekends. Upper floors and suites facing the shared courtyard are calmer. The data panel on this page covers transit and walkability in more detail.

What Quad Lofts II costs per square foot

The building average sits around $1,079 per square foot. That is high for a 2006 building and noticeably above what I see for Quad Lofts next door, at roughly $950. Part of that is a small-sample effect: with only 72 suites and few sales in any given year, a couple of well-finished penthouse sales can push the average up. Do not treat the building average as a price for an ordinary suite here.

There was only one active listing when I wrote this, so asking prices give no useful range. For pricing, I would look at every sale in both Quad buildings over the past two to three years, adjusted for size and floor, and compare with other King West soft lofts. Ask me for a building sold report and I will pull those numbers for you.

The maintenance fee includes common elements, heat, air conditioning, building insurance and water. Parking is not listed as included, so check whether a suite’s parking space carries its own charge. Hydro is separate. Heat and cooling in the fee make the monthly cost more predictable than at many newer towers nearby, where both are on your own meter.

Amenities at Quad Lofts II

The amenities are modest and practical: a fitness studio, party and meeting rooms, a shared courtyard and, unusually for a building this size, two bookable guest suites with full kitchens. There is no pool or concierge-heavy package driving up the fee, and Beanfield Fibre is available for anyone working from home.

Jatin’s honest take on Quad Lofts II

Who this building suits

Buyers who want loft character in King West and prefer a small building over a big tower. The larger plans suit couples and remote workers who need real space, and the courtyard-facing suites suit people who want to live near the nightlife without hearing all of it. It suits owner-occupiers better than first-time investors, because the entry price per suite is not low.

What I’d want you to check

Start with the corporation: confirm you are buying into TSCC-1796 and understand what is shared with 23 Brant and how costs are split. The building is about 20 years old, which is when roofs, garage membranes, windows and mechanical systems start to come due, and in a 72-suite building those costs fall on fewer owners. Read the reserve fund study and look for any planned special assessment in the status certificate. Confirm whether parking and a locker come with the suite, and whether parking is tandem.

The value question

At over $1,000 per square foot on average, Quad Lofts II is priced as a premium King West soft loft, not a bargain. I think it is worth that for a well-placed upper or courtyard suite with good outdoor space. For a low suite on the street side, I would want to see the price closer to what comparable suites trade for next door at 23 Brant before I recommended it.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
