Living here
Renters, Airbnb and elevators at The Pinnacle on Adelaide
Do mostly owners or renters live here?
Renter-heavy building. Of 205 deals here in the last 24 months, 180 were leases and 25 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Pinnacle on Adelaide?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Pinnacle on Adelaide
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Pinnacle on Adelaide is the downtown tower I point buyers to when they want a pool, heat in the fee and a building that has been lived in long enough to show its habits. It went up at the corner of John and Adelaide around 2014, and it wrapped a restored 1850s house into its base, which tells you something about how the site was handled. It is not cheap per square foot, and it is not new, but it is a known quantity. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Pinnacle on Adelaide is a 46-storey, 588-suite condominium at 295 Adelaide Street West, at the southwest corner of John and Adelaide in the Wellington Place area of downtown Toronto. It was developed by Pinnacle International and designed by Hariri Pontarini Architects. It was completed in 2014, and the condominium corporation, TSCC-2419, was registered on 23 December 2014. Condos.ca lists Del Property Management as manager. Suites run about 646 to 2,670 sq ft. Maintenance fees include common elements, heat, air conditioning, building insurance and water.
The Pinnacle on Adelaide at a glance
A tower that kept the house on the corner
The detail most people walk past is the small brick house at the foot of the tower. UrbanToronto identifies it as the Richard West House, built in the 1850s. To dig the underground levels, Pinnacle lifted the house off its foundation in 2011 and rolled it across John Street to a parking lot, stored it there through construction, and brought it back to be restored as part of the project.
That matters for more than history. A heritage piece at the base means the street wall here is not one more glass podium, and the landscape plan by Janet Rosenberg and Associates was designed to put a plaza between the tower and John Street. Hariri Pontarini Architects designed the building, with Chapman Design on the interiors.
One thing to know when you read old articles: early coverage described a 43-storey tower with 564 suites. The building as registered is listed at 46 storeys and 588 suites, and UrbanToronto’s project page gives a height of about 144 metres. The design grew during approvals, which is common downtown.
Layouts: mostly one- and two-bedroom, with some genuinely large suites
Condos.ca puts the suite range at about 646 to 2,670 sq ft. The bulk of what trades here is one-bedroom-plus-den and two-bedroom plans in the 600 to 1,000 sq ft range, which is what you would expect in a 588-suite tower aimed at downtown professionals.
The top of that range is where this building separates from its neighbours. Suites well over 2,000 sq ft are rare in an Entertainment District tower, and they come up infrequently, so if you are a downsizer who wants downtown without giving up a dining room, this is one of the few buildings on the short list.
For the smaller plans, judge each suite on its own. A den in a 650 sq ft plan can be a real office or just a nook by the door. Walk the suite with the floor plan in hand, and pay attention to which way it faces, because the views from a 46-storey tower on this corner change a lot from one side to the other.

Living at John and Adelaide
This is the Entertainment District, a few minutes from the TIFF Bell Lightbox and the King Street restaurant strip. The daily reality is that you can walk to the Financial District, to the theatres on King and to most of downtown, and you will probably not want to own a car. The data panel on this page shows the transit and walkability details.
It also means noise and nightlife. Adelaide is a one-way arterial and the blocks around John and Peter fill up on weekend nights. Lower suites facing the street will hear it; higher suites mostly will not. If you are a light sleeper, visit on a Friday night before you commit.
The area keeps building. 87 Peter went up just to the west in 2018 and 357 King West finished a few years later, and more towers are proposed in the blocks around you. Before you buy a suite for its view, check the City of Toronto development applications map for the lots it looks over.
What the fee covers, and why that matters
Condos.ca lists the fee as covering common elements, heat, air conditioning, building insurance and water. Including heat and cooling is the important part: many newer downtown towers meter heating and cooling to each suite, so your bill swings with the season. Here that cost is pooled.
Across the active listings when I checked, fees worked out to roughly $0.82 per square foot a month. That is not low for downtown, but it pays for a pool, sauna and hot tub as well as heat and air conditioning. Hydro is not on the list of inclusions, so expect that on top. Confirm parking and locker fees for any suite you look at, because they are not listed as included.
What The Pinnacle on Adelaide costs
Condos.ca puts the building average at about $890 per square foot. That sits toward the upper end for a tower of this age in the Entertainment District, which reflects the corner, the amenity package and the larger suites at the top of the building pulling the average up.
When I wrote this, six suites were for sale and seven for lease. Asking prices on the sale side ran from about $499,000 to about $825,000. Those are asking prices, not sold prices; the sold data panel on this page shows what has actually traded.
With 588 suites there are usually enough comparables to price a suite with some confidence. If you want me to pull the recent sales for a specific layout and floor, use my building sold report.

Amenities at The Pinnacle on Adelaide
A pool, sauna and hot tub in one building is still the exception downtown, and it is the main reason people choose this tower over its neighbours. Add a rooftop deck, a gym and a concierge, and you can drop a gym membership, though you are paying for that pool in your fee either way.
Jatin’s honest take on The Pinnacle on Adelaide
Who this building suits
Buyers who want to walk to work in the Financial District or King West and who will actually use a pool and sauna. It also suits downsizers who want a large suite downtown, because the bigger plans here are hard to find elsewhere in the Entertainment District, and anyone who wants heating and cooling costs bundled into one predictable fee.
What I’d want you to check
The building is about 12 years old, which is when the first round of big repairs starts to show up in a reserve fund study: pool equipment, the garage membrane, elevator modernisation and the heating and cooling plant. Read the latest reserve fund study and the status certificate, and ask about any special assessment. Confirm whether the suite comes with parking and a locker, check whether a development is planned on the lots your view depends on, and look at the noise on a weekend night if the suite is on a lower floor.
The value question
At around $890 per square foot you are paying for location and amenities, not getting a bargain. Against a new tower nearby you give up new-build finishes and gain a real reserve fund history, heat and air conditioning in the fee and a pool most new buildings skipped. For an owner who will use the amenities and stay five years or more, I think that trade makes sense. For an investor chasing yield, the smaller suites in newer buildings with lower fees may work better.
