Leases 86%Sales 14%

Renter-heavy building. Of 44 deals here in the last 24 months, 38 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Morgan?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about The Morgan

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Morgan is the building people assume is older than it is. The yellow brick and polished stone at Richmond and Spadina look like a 1930s apartment house, but it was finished in 2002, and it won an Ontario Association of Architects award for pulling that off. It is a quieter, more grown-up alternative to the glass towers around it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Morgan is a 217-suite condominium at 438 Richmond Street West, at the corner of Spadina Avenue, between Queen West and King West in downtown Toronto. It was completed in 2002 by Great Gulf Homes, with construction by its sister company First Gulf, and designed by Quadrangle Architects. Sources list it at 12 to 15 storeys. The condominium corporation is TSCC-1477, registered on 8 November 2002, and Crossbridge Condominium Services is the listed property manager. Maintenance fees include common elements, heat, air conditioning, water and building insurance.

Art Deco, built in 2002

Quadrangle Architects designed The Morgan with an Art Deco look: yellow brick, polished stone, strong vertical lines and setbacks toward the top. A 2024 blogTO feature notes that the design takes its cues from historic neighbours in the Fashion District, including the Balfour Building and the Fashion Building on Spadina.

The building won a 2005 Award of Excellence from the Ontario Association of Architects, according to Toronto Life. That matters for more than bragging rights. Buildings that are designed to fit their street tend to age better visually, and twenty-four years on, The Morgan still looks deliberate rather than dated.

It was developed by Great Gulf Homes, with its sister company First Gulf acting as builder. First Gulf describes it as a 217-unit building with underground parking and about 5,000 sq ft of retail at the Richmond and Spadina corner. Great Gulf is still one of the larger GTA builders, which gives you a developer track record you can actually look up.

From small one-bedrooms to a full-floor penthouse

Suites at The Morgan range from about 412 to 4,109 sq ft on Condos.ca, which is a wider spread than almost any building of this size. The lower and middle floors hold compact one-bedrooms and one-plus-dens; the top of the building, where the setbacks begin, holds much larger suites with terraces.

The top of the range is unusual. A 2012 Toronto Life feature described a penthouse covering the entire 16th floor and parts of the 14th and 15th, with more than 5,000 sq ft inside and five terraces. Condos.ca and First Gulf both describe the building as shorter than that, at 15 and 12 storeys respectively; the difference is probably in how the setback penthouse levels are counted. Confirm the floor and the measured size for any suite you consider.

The middle floors are where most buyers will land. A north-facing suite looks toward Queen West, a south-facing one toward King West and the towers of the core, and the CN Tower shows up in a lot of the upper views. Lower suites on the Spadina side will hear the streetcar and the traffic, so visit at rush hour.

What the fee covers

Condos.ca lists the fee as covering common elements, heat, air conditioning, water and building insurance. Hydro is not on that list, so expect to pay your own electricity. Parking is not listed either, so if a suite comes with a space, ask whether it carries its own fee or is bundled with the unit’s fee.

Having heat and air conditioning in the fee is useful in a building of this age. Your monthly cost will not swing much between July and January. The trade-off is the usual one for central systems: when the building’s energy or equipment costs rise, every owner shares the increase.

In a 217-suite building, a major repair is spread across enough owners to be manageable, but this is a masonry-clad building with a lot of detail at the top. Ask about brick and stone maintenance, roof and terrace membranes and the mechanical plant in the reserve fund study.

Richmond and Spadina, day to day

The Morgan sits on the corner where the Fashion District meets Queen West. Queen Street is a block north, King West is two blocks south, and Spadina gives you the streetcar south to the waterfront and north to Chinatown and the University of Toronto.

This block has changed a great deal since 2002. The Woodsworth, a newer Lamb Development building next door at 440 to 458 Richmond, was completed in 2022, and more mid-rise condos have gone up on Richmond and Adelaide. Richmond is also a busy one-way street with a protected bike lane, so traffic noise is real on the south side.

Ground-floor retail at the corner gives the building an active street front rather than a blank wall, and Spadina’s mix of fabric shops, cafés and older commercial buildings is still within a block. If you are coming from a CityPlace tower, the difference is noticeable: this is a real city street, with the noise and texture that comes with it.

The data panel on this page shows transit, schools, Walk Score, restaurants and parks. The short version: this is a building where you can walk to almost everything, including most downtown offices.

Pricing context

Condos.ca puts the building average at about $832 per square foot. That sits below newer buildings close by, including The Woodsworth at about $912, The Hudson on King at about $919 and Cityscape Terrace at about $861 a block west. For a 2002 building with a design pedigree, I think that is a fair discount rather than a warning sign.

There was only one suite for sale when I prepared this review, so I will not quote an asking range. Three suites were listed for lease. With 217 suites, The Morgan does not produce many listings at a time, and its very large penthouse suites are priced on their own terms, not on the building average.

When you compare the fee with a newer building, remember that heat and cooling are included here and hydro is extra. For the aggregate sold record at this address, ask for my building sold report.

Amenities at The Morgan

ConciergeGymSaunaParty roomMeeting roomMedia roomRooftop terrace with barbecuesParking garageBeanfield Fibre available

The amenity package is modest but complete: concierge, a gym and sauna, a party room and media room, and a rooftop terrace with barbecues. In a 217-suite building, that means facilities that are rarely crowded, which is more than you can say for many larger King West towers.

Jatin’s honest take on The Morgan

Who this building suits

Professionals and couples who want a downtown address with some architectural character, and who would rather live in a mid-rise of 217 suites than a 600-suite tower. It also suits move-up buyers and downsizers looking at the larger upper suites with terraces, which are scarce in this part of the city.

What I’d want you to check

Confirm the floor, the measured size and the parking and locker situation for the suite, because sources disagree on the storey count and parking is not listed in the fee. Read the reserve fund study with the masonry, terraces and roof in mind. Condos.ca lists the building as pet-friendly; confirm the actual rules in the declaration. For a lower or Spadina-facing suite, visit during rush hour.

The value question

At about $832 a square foot, The Morgan costs less per foot than the newer buildings on its block, and I think the design and the smaller community are worth more than the market currently credits. It will not appeal to buyers who want floor-to-ceiling glass and a long amenity list. For owner-occupiers who value a quiet, well-built building in a central spot, it is good value.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
