Living here
Renters, Airbnb and elevators at Twenty Niagara
Do mostly owners or renters live here?
Mix of owners and renters. Of 5 deals here in the last 24 months, 2 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Twenty Niagara?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Twenty Niagara
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Twenty Niagara is a building I describe as a downtown townhouse stacked six high. There are only 22 suites, each elevator opens to just two front doors, and the balconies look straight over Victoria Memorial Square at the quiet end of Niagara Street. It was built in 1999, before King West filled with towers, and it has aged into one of the most private addresses in the area. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Twenty Niagara is a six-storey, 22-suite condominium at 20 Niagara Street in Toronto’s King West area (Wellington Place), between Bathurst and Portland, facing Victoria Memorial Square. It was built in 1999, and the condominium corporation, MTCC-1228, was registered on 21 January 1999. One loft directory names Cohen & Alter Inc. as the developer. Suites are listed at about 901 to 2,885 sq ft on condos.ca, with ceilings reported at 10 to 16 feet. Fees are reported to include common elements, heat, building insurance, water, air conditioning and parking. Sources differ on the property manager.
Twenty Niagara at a glance
Built before the boom, facing the park
BlogTO described Twenty Niagara as having been built in the 1990s, just before the condo boom, and that timing is the key to understanding it. It went up when this part of King West was still mostly low-rise industrial, and it was designed as a small luxury building, not a high-density investor product. The towers that now surround it came later.
The building is white concrete and glass, six storeys, with deep balconies on the park side. It sits at the east end of Niagara Street, just east of Bathurst, and fronts Victoria Memorial Square. Across the street is a city park rather than a development site, which is about as secure an outlook as downtown offers.
Sources disagree on a few basics. Condos.ca and the property manager’s page say 22 suites, while one loft directory’s fact table says 24. One directory names Cohen & Alter Inc. as the developer, while condos.ca lists none. I could not find a named architect in any source I checked.
Four suites a floor, two per elevator
The property manager’s page describes four suites per floor. A loft directory adds the detail that matters most: the elevators are semi-private, and each one opens to only two suite doors. That means no long corridor and no lineup of neighbours, which is very rare in a downtown condo.
Suites run the full width of the building, with windows at both the east and west ends, so you get light from two sides and natural cross-ventilation. Interiors are reported to have exposed concrete ceilings and walls, ceiling heights of 10 to 16 feet, gas stoves and fireplaces.
Sizes are large for King West. Condos.ca lists about 901 to 2,885 sq ft. One directory says plans start around 1,100 sq ft with the largest penthouse at about 2,600 sq ft, and BlogTO profiled a three-level suite with 16-foot ceilings and a floating staircase in 2016. The upper floors appear to include multi-level penthouses with terraces, so the top of the range is a very different product from a standard floor.
The through-suite plan also shapes how you furnish. With windows at the ends and the elevator and services in the middle, the centre of each suite is the darkest part, so look at where the bedrooms sit and how much light reaches them. Higher floors and the penthouse levels do best, and the park-facing end is the one to prioritize.

A soft loft, not a conversion
Twenty Niagara gets called a loft because of the concrete, the volume and the open plans, but it is a purpose-built condominium, not a converted warehouse. If you want old brick and timber beams, look at the conversions nearby. If you want loft scale in a concrete building that was designed as housing from the start, this is the better fit.
Neighbouring Zed Lofts at 38 Niagara is a useful comparison on the same street. Both are small buildings, but Twenty Niagara’s park frontage and two-suites-per-elevator layout are what set it apart.
What the 22-suite size means for owners
Condos.ca lists an exercise room, a parking garage, a security guard, a security system and permission for BBQs. BlogTO mentioned a large rooftop deck with a barbecue hookup, though it was not clear whether that is shared or attached to a suite. Confirm which outdoor spaces are common and which are exclusive-use before you buy.
With only 22 owners, every major repair is split 22 ways. That is manageable for routine work and painful for a big one. The building is now 27 years old, which puts windows, balcony membranes, the roof, the garage and the elevators squarely in the replacement window.
The property manager is also unclear. Condos.ca lists Performance Property Management, while Dash Property Management hosts a page for the building with the same corporation number. Ask the corporation directly who manages it today.
Price per foot and what the fee buys
Condos.ca puts the building average at about $1,213 per square foot, which is high for a 1999 building and reflects how much buyers value the park, the privacy and the size. It is also built on very few sales. One loft site’s resale table shows between zero and three sales a year from 2020 to 2025, so a single transaction can move the average a lot.
In October 2026 there were two suites listed for sale and none for rent. Only one showed an asking price, and I do not quote a single listing, so the useful guide is the building average and your own comparables.
The fee is the other side of the value case. It is reported to include common elements, heat, building insurance, water, air conditioning and parking, which is a much more complete package than most downtown buildings. Compare it to a newer tower only after you add back heating, cooling and a parking charge, and the gap usually narrows.

Amenities at Twenty Niagara
The amenity list is short because the building is small. What you are really buying is a near-private elevator, park views and large through-suites, not shared facilities.
Jatin’s honest take on Twenty Niagara
Who this building suits
Buyers moving out of a house who want downtown without corridors and crowds, professionals who work from home and want space and quiet, and anyone who values a view over a city park. It also suits buyers who like a predictable fee, with heat, cooling and parking bundled in.
What I’d want you to check
Read the reserve fund study and the last two years of minutes closely; at 27 years old and 22 suites, a large repair falls on few owners. Ask about the windows and balcony membranes, which are original-era items in a 1999 building. Confirm who the property manager is, whether any terrace or roof deck is exclusive to the suite, and how many parking spaces come with it. Condos.ca flags the building as pet-friendly, but get the actual rules from the declaration and status certificate.
The value question
At about $1,213 a foot you are paying more per foot than at many newer King West towers. For a standard-floor suite with two exposures and a two-suite elevator, I think that premium is earned, because new buildings in this area are rarely built at this scale or with this kind of privacy. I would be more careful with the largest penthouse suites, where there are almost no comparables, so price discipline matters on both the buy and the sell.
