Why Homes Aren’t Selling: How Many Listings Actually Sell, by Area

In September 2026, 16,500 homes were listed across the GTA and 5,040 sold — about 3.1 sales for every 10 new listings. If your home has been sitting, this is the context: in most areas, more homes are coming on than buyers are taking.

What the numbers say

  • Sales per 10 new listings. A simple way to see competition for buyers. The lower it is, the more your home has to stand out on price and presentation.
  • Days on market vs total days. TRREB reports days on the final listing (LDOM) and total days including earlier listings of the same property (PDOM). Across the GTA that was 34 vs 51 days. The gap is homes that were pulled and relisted — usually after a price cut.
  • Sale-to-list below 100%. At 98%, the average home sold a little under its final list price. Homes priced too high to start with often sell for less in the end than if they had been priced right on day one.

The usual reasons a home sits

  • Priced against last year’s sales or against other listings, instead of recent sales in today’s market.
  • Photos, video or presentation that do not stand out among the other listings buyers are scrolling past.
  • A condo with a special assessment, high fees or a large number of competing units in the same building.
  • Listed in a slow month without a plan for the next one. See the best month to list.
