Leases 89%Sales 11%

Renter-heavy building. Of 114 deals here in the last 24 months, 101 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Fashion House?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Fashion House

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Fashion House at 560 King St W is the King West building I point people to when they want the neighbourhood without paying new-tower prices for it. It is a 2014 Freed Developments project by CORE Architects, built around a restored 1882 factory, and its maintenance fee covers more than most buyers expect. It also has trade-offs that a glossy listing will not mention. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Fashion House is a 12-storey, roughly 333-suite condominium at 560 King St W, with a second frontage at 461 Adelaide St W, in the King West / Wellington Place area of downtown Toronto. It was developed by Freed Developments, designed by CORE Architects, and completed in 2014. The condominium corporation is TSCC-2376, registered 9 May 2014, and property management is listed as Del Property Management. Maintenance fees include common elements, heat, air conditioning, building insurance, parking and water.

A glass building stacked around an 1882 factory

The defining move here is the base. Rather than demolish the three-storey Toronto Silverplate building, which dates to 1882, CORE Architects restored it and built the new structure around and above it as a set of stacked glass-and-steel boxes. The heritage building now holds restaurant space at grade, which gives the King Street side a brick-and-stone face that a typical glass tower cannot fake.

The building also runs through the block. The main mass fronts King Street West, and a wing reaches north to Adelaide, which is why the corporation carries two addresses, 560 King and 461 Adelaide. Freed also extended Morrison Street south to King as a woonerf, a shared lane where pedestrians and cars mix at low speed. In practice that means the King side is busy and social while the Adelaide side reads more like a residential street.

Height was a fight. Early plans called for 14 storeys and the City pushed it down, so the finished building sits at 11 and 12 storeys across its two sections. For buyers that is a good outcome: a mid-rise with far fewer people per elevator than the 40-storey towers going up a few blocks away.

The fashion theme is real, not just a name

Freed leaned into the old Garment District history. Each elevator lobby floor carries a mural by a different, mostly Canadian, fashion designer, from Beckermans and Jeremy Laing to Jenny Bird, Smythe, Jay Godfrey and Greta Constantine on the penthouse level. It is a small thing, but it gives every floor its own identity, and it is one of the few Toronto buildings where the corridor art is genuinely part of the design.

The red curtains are the other signature. Many suites have floor-to-ceiling windows dressed in curtains that are red on the street side and white on the inside, which is what gives the facade its pattern at night. They are treated as common elements, so they stay with the building and you cannot simply swap them out. If you care about choosing your own window coverings, ask about this before you fall for a unit.

Layouts lean compact and urban. Condos.ca records suite sizes from about 382 to 2,116 square feet, and early coverage noted that some suites use built-in millwork as room dividers rather than full walls. That works well in a one-bedroom-plus-den but can make a so-called den feel more like an alcove, so walk the actual space.

Your fee buys more than it looks like

Active listings put the fee at roughly $0.85 per square foot, which is about average for King West. The difference is what is inside it: common elements, heat, air conditioning, building insurance, parking and water. Heating and cooling bundled into the fee is unusual for a 2014 building, where most developers had already moved to individual metering.

Parking being listed as included matters even more downtown, where a separate parking charge can add a meaningful amount to the monthly cost. That said, not every suite comes with a space, so confirm on the status certificate that the unit you are looking at actually has parking deeded or assigned before you credit the fee for it. Hydro, internet and cable are separate; Beanfield Fibre is available in the building.

What daily life on this corner is like

This is the restaurant end of King West, with restaurants in the building’s own base and the Ace Hotel, Waterworks and the Spadina strip within an easy walk. If you want to come home and be in the middle of it, this location delivers. If you are a light sleeper, a suite facing King on a lower floor will hear the street on Friday and Saturday nights.

The surrounding blocks are still changing. Wellington Place has filled in with mid-rise and tower projects over the past decade, so views from some suites are not guaranteed to stay open. Ask what is approved or proposed on neighbouring lots, and look at the data panel on this page for transit and walkability rather than relying on a listing’s description.

Pricing: where Fashion House sits on King West

Condos.ca puts the building average at about $859 per square foot. That is below what new King West towers have been asking from developer inventory, where parking is usually extra, and it reflects a building that is over a decade old and whose suites skew small.

At the time of writing, six suites were listed for sale with asking prices ranging from about $469,000 up to about $795,000, with one-bedroom and one-plus-den plans in between. Four more were offered for lease. That level of choice across unit types means comparables exist, which makes it easier to judge whether a given asking price is fair.

For the actual traded numbers over the past 12 months, see the sold data panel above, or ask me for a building sold report.

Amenities at Fashion House

ConciergeGymParty roomMedia roomMeeting roomRooftop deckBBQs permittedPool (reported on the 10th-floor terrace)

The amenity floor is built around an outdoor terrace, and project coverage describes a raised pool on the 10th-floor skypark, although condos.ca does not list a pool, so confirm it is still operating. Otherwise this is a practical package of concierge, gym and social rooms rather than a resort-style list, which helps keep fees in line.

Jatin’s honest take on Fashion House

Who this building suits

First-time buyers and young professionals who want to live in King West rather than commute to it, and investors who want a unit that is easy to lease. The fee structure also suits anyone who wants a predictable monthly cost, because heat and cooling are not swinging with the season. It suits people who like design character; the heritage base and the floor murals give it more personality than most buildings of its age.

What I’d want you to check

Confirm that the specific suite has parking and a locker, since the fee includes parking but not every unit owns a space. Ask about the red-curtain rule and any other common-element restrictions on window coverings. At 12 years old, the building is moving into the period where the reserve fund study starts to schedule larger items, so read it for the pool, the terrace membrane and the window wall. And check which side the suite faces: King-facing lower floors trade light for street noise.

The value question

At roughly $859 per square foot with heat, cooling and parking in the fee, Fashion House is a sensible way into King West compared with paying new-build prices for a smaller suite with parking extra. You give up the newest finishes and the tallest views. For an owner-occupier or long-term landlord, I think it holds up well, provided the status certificate and reserve fund are clean.

Fashion House was developed by Freed Developments and designed by CORE Architects. It was completed in 2014.

Why does Fashion House have two addresses?

The main building fronts 560 King St W and a wing extends north to the Adelaide side, so the condo corporation also uses 461 Adelaide St W.

What do the maintenance fees include at Fashion House?

The fee covers common elements, heat, air conditioning, building insurance, parking and water. Hydro, cable and internet are paid separately.

Does every suite at Fashion House come with parking?

No. Parking is listed in the fee inclusions, but only units that own or are assigned a space get one, so check the listing and status certificate.

Is there a pool at Fashion House?

Early coverage of the project described a raised pool on the 10th-floor terrace. Condos.ca does not list one, so confirm its status with management before you buy.

What are the red curtains at Fashion House?

Many suites have curtains that are red facing the street and white inside. They are common elements and stay with the building.

What is the condo corporation number and who manages it?

The corporation is TSCC-2376, registered 9 May 2014. Property management is listed as Del Property Management.

Who is Fashion House best suited to?

Buyers who want to live in the middle of King West, and investors looking for an easy-to-lease suite with heat, cooling and parking bundled into the fee.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
