Do mostly owners or renters live here?

Leases 74%Sales 26%

Renter-heavy building. Of 34 deals here in the last 24 months, 25 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Fashion District Lofts?

2units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Fashion District Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Fashion District Lofts is the building I point to when someone wants the King West loft look in a concrete building with modern mechanicals. It is a 2008 Freed Developments project by Core Architects, ten storeys and about a hundred suites, wrapped in an L around Adelaide and Morrison facing a city park. It is small enough to feel like a boutique building, and old enough now to judge on its record. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Fashion District Lofts is a ten-storey soft loft condominium at 10 Morrison Street, at the corner of Adelaide Street West, in the Wellington Place pocket of King West in downtown Toronto. UrbanToronto lists the project under 455 Adelaide Street West. It was developed by Freed Developments, with Lash Group also credited, designed by Core Architects, with interiors by Cecconi Simone. Condos.ca shows 102 suites; UrbanToronto lists 103. The condominium corporation is TSCC-1984, registered on 17 December 2008. Suites run from roughly 576 to 3,469 sq ft. Goldview Property Management is the listed manager. Fees include common elements, water, air conditioning and building insurance.

An early Freed building, designed around its corner

Peter Freed’s company has since built some of the best-known towers in King West, but this is one of its earlier, smaller projects. The site has two street frontages, on Adelaide and on Morrison, and Freed told UrbanToronto that the team took that natural L-shape as the starting point for the design.

Core Architects gave it a spare, modernist exterior of glass and concrete. The details that make it recognizable are the cantilevered glass balconies, which read as floating horizontal bands, and a glass-framed stair that cuts a vertical line through the facade. Cecconi Simone, one of Toronto’s better-known interior firms, did the interiors.

The building faces St. Andrew’s Playground across Adelaide. A loft directory notes that the interior courtyard, with an orchard, a water feature and a Zen-style sculpture garden, was inspired by the park opposite. It is a quieter outlook than most King West buyers get, and because a park cannot be built on, the suites that face it have a view that is protected in a way a view over a parking lot never is.

Soft lofts with 10-foot ceilings, and some real townhomes

This is a soft loft: a new concrete building designed with loft finishes, not a converted warehouse. Suites are reported to have 10-foot ceilings throughout, large windows, exposed concrete and hardwood floors, with the open kitchens and bathrooms you would expect from a Cecconi Simone package of that era.

The size range is unusually wide for a building of about a hundred suites. Condos.ca shows roughly 576 to 3,469 sq ft, so the same building holds compact one-bedrooms and very large suites. The mix is described as lofts plus townhomes, which helps explain the large upper end.

Views are the variable to watch. The Fashion House building to the south blocks the outlook from some suites, so a south-facing suite on a lower floor may not get the light you would expect. Suites facing the park are the ones I would look at first. With a wide size range and a mix of formats, ask for the floor plan and confirm the measured area, because a two-level townhome and a one-bedroom on a high floor are very different purchases even inside the same corporation.

The numbers that don’t agree

Sources disagree on several basics, and I would rather show you than pick one. Suite count is 102 on Condos.ca, 103 on UrbanToronto and 93 in one loft directory’s description, which may count lofts and townhomes differently. Completion is given as 2008 by Condos.ca and 2009 by UrbanToronto, with the corporation registered in December 2008.

The address also varies. Condos.ca and most listings use 10 Morrison Street, while UrbanToronto files the project under 455 Adelaide Street West. If you are searching listings or ordering a status certificate, check both.

Condos.ca names Goldview Property Management as the manager. Management firms change over time, so confirm who runs the building today and ask how long they have been in place.

Daily life at Adelaide and Morrison

Morrison is a short side street, and the building sits at the quiet end of King West between Spadina and Bathurst. King Street’s restaurants are a block south, and the park across Adelaide gives dog owners and anyone with children a real asset at the front door.

The neighbourhood around it has changed sharply since 2008. The Well, a short walk south at Front and Spadina, opened its Wellington Market food hall in May 2024 and added shops and offices, so groceries and everyday errands are easier than they were when this building was new.

Transit, schools, Walk Score and nearby parks are covered in the data panel on this page, so I will not repeat them here.

Price per square foot and what the fee covers

Condos.ca puts the building average at about $957 per square foot. That is higher than the nearby hard loft conversions on Wellington, with The Worx at about $924 and the Butterick Building at about $792, partly because the smaller suites here carry a higher price per foot and partly because buyers pay for concrete construction and newer systems.

There were no suites for sale when I prepared this review, and two were listed for lease, so I cannot give you a current asking range. In a building of about a hundred suites, a quiet market like that is normal, so be ready to move when the right suite does appear. Because the size range is so wide, a building-wide average is a rough guide at best. Compare a one-bedroom here with one-bedrooms, and a large townhome with other large King West suites.

The fee covers common elements, water, air conditioning and building insurance. Heat is not on the list Condos.ca shows, and neither is parking, so add both back before comparing with a building that includes them. For the aggregate sold record here, ask for my building sold report.

The package is modest: a party room, barbecues, visitor parking and the garden courtyard, with no pool and no gym listed on Condos.ca. The courtyard and the park across the street do more for daily life than a larger amenity floor would.

Jatin’s honest take on Fashion District Lofts

Who this building suits

Buyers who want loft style without the drafts and old mechanicals of a 1915 conversion, and who value a small, quieter building on a park. It suits first-time buyers in the smaller suites, professionals who walk to work, and, in the townhomes and large suites, households who want real space in King West without a tower. Condos.ca flags pet restrictions, so dog owners should read the declaration before falling for the park.

What I’d want you to check

At about eighteen years old, the building is entering the period when original mechanical systems, the garage membrane and the glass balcony system start to need money, so read the reserve fund study closely. Confirm what the pet restrictions actually say, whether the suite includes parking and a locker, and how heating is billed. For any south-facing suite, check how much Fashion House blocks the view and light.

The value question

At roughly $957 a square foot, this is a fair price for a well-designed soft loft from a builder with a strong King West track record, though not a bargain. The value case is strongest for park-facing suites and the larger units, where the courtyard, ceiling height and quieter street justify the premium over a generic tower. I would be more cautious with small, low, south-facing suites.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
