Living here
Renters, Airbnb and elevators at The Republic South Tower
Do mostly owners or renters live here?
Renter-heavy building. Of 60 deals here in the last 24 months, 39 were leases and 21 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Republic South Tower?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Republic South Tower
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

70 Roehampton Avenue is the bigger of the two Republic towers, and it is the one I look at first when a buyer wants a proven Tridel building at Yonge and Eglinton with room to grow into. It has 282 suites over 27 storeys, a 2010 completion and a lean fee, and its smallest suites start larger than most new launches nearby. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Republic South Tower is a 27-storey, 282-suite condominium at 70 Roehampton Avenue, just east of Yonge Street in the Yonge-Eglinton area of midtown Toronto. It was built by Tridel, designed by Burka Architects and completed in 2010; its sister building, the Republic North Tower, is at 25 Broadway Avenue. Condos.ca lists the corporation as TSCC-2103, registered on 24 August 2010, and Del Property Management as the manager. Suites range from about 641 to 2,526 sq ft. The fee includes common elements and building insurance.
The Republic South Tower at a glance
The south half of a two-tower Tridel project
The Republic is a Tridel development on the block between Roehampton and Broadway, east of Yonge. UrbanToronto’s 2010 photo report on the finished project gave the two towers as 24 and 27 storeys and credited Burka Architects with the design. The south tower at 70 Roehampton is the 27-storey one, which matches the condos.ca figure.
The same report noted that the redevelopment incorporated the new North Toronto Collegiate Institute building. That is an unusual piece of city-building: the school was rebuilt as part of the project, so the towers share their block with a secondary school rather than with another condo podium.
The two towers are run as one community but are separate buildings. Del, the Tridel-group company that manages the Republic, describes the Roehampton and Broadway buildings as each having their own amenities. Condos.ca shows TSCC-2103 for this tower and TSCC-2109 for the north tower, but other portals have mixed the two numbers up, so confirm the corporation on the status certificate.
Bigger suites than the Yonge-Eglinton norm
Condos.ca lists suites at 70 Roehampton from about 641 to 2,526 square feet. That floor matters. Many towers built around Yonge and Eglinton in the last decade start below 450 square feet, so even the entry suites here are full one-bedrooms and one-plus-dens rather than studios.
When I checked, two of the three suites for sale were two-bedrooms in the 900 to 999 square foot band, which is the size families and downsizers actually ask me for and rarely find in midtown. The top of the range points to a handful of large upper-floor suites for buyers coming out of houses.
A past listing feature sheet for the building described stone counters, hardwood floors, stainless steel appliances and a parking space and locker with the suite. Treat that as one owner’s description: finishes vary suite to suite after 16 years, and parking and lockers are not guaranteed with every unit, so check the deed and the status certificate.
Larger suites also change who your neighbours are. A tower that starts at about 641 square feet has fewer micro-investor units than its newer neighbours, so a bigger share of owners tend to live in their suites. That usually shows up as steadier governance and less turnover in the elevators, though the status certificate and minutes are the only way to confirm it for this building.

A lean fee, with your own utility bills
Condos.ca lists only common elements and building insurance as included in the fee. Heat, air conditioning, hydro and water are not on that list, so budget for your own utility bills on top of the fee and ask the seller for a year of statements.
On the active listings when I checked, the fee worked out to about $0.68 per square foot, with monthly fees from about $635 to $1,300. That is low for a full-service Tridel tower with concierge. It is low partly because it covers less, so compare it against older midtown buildings that bundle heat and parking before deciding it is a bargain.
Del’s parking notes for the Republic describe an underground, secured garage with assigned spaces and a clearance of about 6 feet. If you drive a tall SUV or a van, check that it fits before you fall in love with a suite that comes with a space.
Living on Roehampton, between Yonge and Mount Pleasant
Roehampton Avenue runs east from Yonge a short walk north of Eglinton. You are close to the shops, restaurants, cinema and offices of the busiest crossroads in midtown, but your front door is on a side street. The data panel on this page covers transit, schools and the Walk Score.
Roehampton has filled in heavily since 2010. Several taller towers have gone up east and north of the Republic, and more have been proposed under the city’s midtown growth plans. Expect construction on the street for years yet, and check which approved projects could block a view before paying a premium for one.
Sharing the block with North Toronto Collegiate brings school-day traffic at drop-off and pick-up, and the school’s playing field gives some suites a more open outlook than a tower-to-tower view. Which side of the building a suite faces matters more here than the floor number alone.
Pricing: midtown rates, larger suites
Condos.ca puts the building average at about $904 per square foot. That is in line with established towers around Yonge and Eglinton and below what new launches nearby have been marketed at, which is why buyers who want space look at a 2010 building here.
The three suites for sale when I checked asked from about $888,000 to $1,699,000. The lower end was two-bedrooms of roughly 900 to 999 square feet and the top was a much larger two-bedroom. With only three listings, the range reflects suite size more than market direction.
Because the fee excludes utilities, compare the total monthly cost, not the fee alone. For what suites here have actually sold for, use the sold data panel on this page or ask me for a building sold report.
Two-bedrooms of this size are the suites I see the most competition for in midtown, because families and downsizers chase the same small pool. When one comes up here in good condition with parking, it tends not to sit, so have your financing and status certificate review lined up before you start booking showings.

Amenities at The Republic South Tower
Condos.ca lists concierge, a party room, a media room, a meeting room and guest suites. Del’s description of the Republic adds a spa, sauna and steam room, a fitness studio, a screening theatre, a billiards room and an outdoor cabana lounge with barbecues, but says the two towers have separate amenities, so walk the south tower’s facilities yourself before you assume they are all here.
Jatin’s honest take on The Republic South Tower
Who this building suits
Couples, small families and downsizers who want a real two-bedroom at Yonge and Eglinton in a building with a track record, and buyers who want one of the large upper suites without buying pre-construction. It also suits people who like a builder-managed Tridel building.
What I’d want you to check
Confirm the corporation number, since sources mix up the two towers, and read the reserve fund study for planned work on windows, the garage and mechanical systems now that the building is 16 years old. Check whether the suite has parking and a locker, whether your vehicle fits the garage clearance, what the utility bills have run, and the pet rules, since condos.ca lists a pet restriction.
The value question
At about $904 per square foot, you pay a fair midtown price and get suites that start bigger than the area norm, in a tower with 16 years of budgets and minutes you can read. Add the utilities back in before comparing, but for an owner who needs space, I think this is one of the more sensible established buildings at Yonge and Eglinton.
