Leases 90%Sales 10%

Renter-heavy building. Of 78 deals here in the last 24 months, 70 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Fabrik Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Fabrik Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Fabrik is the building I point to when a first-time buyer or investor wants Queen and Spadina at the lowest practical entry price. Menkes finished it in 2016, and it is a building of small suites: condos.ca tops out the range at 825 sq ft. If you go in knowing that, and choose your layout carefully, it can make a lot of sense. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Fabrik Condos is a mid-rise condominium at 435 Richmond Street West, just west of Spadina Avenue in Toronto’s Fashion District. It was developed by Menkes Developments, designed by Giannone Petricone Associates with Giovanni A. Tassone Architects, and completed in 2016. Condos.ca lists 16 floors and 168 suites, the condominium corporation as TSCC-2535, registered on 8 August 2016, and Performance Property Management as manager. Condos.ca lists the fee as covering heat and water.

A fabric-patterned facade for the Fashion District

The name is a nod to the neighbourhood. Fabrik sits in the old garment district west of Spadina, and the architects gave the exterior facade treatments that read like woven fabric patterns, with bold coloured accents on the structure. Inside, the original design used earthy, leather-and-suede tones.

The building replaced two two-storey structures and a small laneway, part of the wave of redevelopment that has turned this stretch of Richmond from low-rise warehouses and nightclubs into a residential street. At launch it was much taller than its immediate neighbours; the tower steps back above the 10th floor to soften that.

Sources disagree on the basics. UrbanToronto described a 17-storey building of 174 suites; blogTO said 16 storeys and 174 suites; condos.ca lists 16 floors and 168 suites. Launch materials also used the address 431 Richmond Street West. The architecture credit is shared between Giannone Petricone Associates and Giovanni A. Tassone Architects, with the two sources describing their roles differently.

Small suites, and why layout is everything

Condos.ca lists suites from about 362 to 825 sq ft. Launch coverage described studios, one-bedrooms, one-plus-dens, two-bedrooms, two-plus-dens and three-bedrooms, but even the largest plans here are small by any standard. This is a building for one person or a couple, not a family.

BlogTO’s reviewer at launch was candid about the floor plates: a lot of suites per floor, some kitchens running along corridors, and some bedrooms without direct natural light. On the positive side, the same review noted 9-foot ceilings and that many one-plus-den plans had fair-sized balconies and dens that worked as separate rooms.

So walk every suite with the floor plan in hand. A one-plus-den with a usable den and a decent balcony is a very different home from a one-bedroom where the bedroom borrows light through a glass panel. Finishes at launch were described as standard, with laminate flooring, so check what owners have upgraded.

Think about resale before you buy. The next buyer of a 400 sq ft studio is usually an investor comparing it with dozens of similar suites nearby, while a one-plus-den with a separate den and a real balcony appeals to both investors and owner-occupiers. In a building where most suites are small, the better plans are the ones that hold their value.

A lean fee, and what it leaves out

Condos.ca lists only heat and water in the fee. Air conditioning, hydro and parking are not on that list, so budget for your own electricity and cooling, and check whether the suite has a parking space and how it is charged. At launch, parking was sold separately for select suites only.

BlogTO reported the projected fee at launch as roughly $0.55 per sq ft plus hydro. That is a lean figure, and the reviewer saw the limited amenity package as one reason it could stay that way. Today’s fee will differ, so get the current number and the budget from the status certificate.

A small fee on a small suite makes Fabrik one of the cheaper buildings in the area to carry each month. Just compare the all-in cost honestly, including your own hydro and cooling bills, against buildings where those are bundled in.

If you rent the suite out, a fee that covers so little also works in your favour on paper, but tenants will be paying hydro and cooling directly. Make sure the listing and the lease are clear about which utilities are the tenant’s, and confirm whether the suite has its own hydro meter.

Living just west of Queen and Spadina

Richmond Street west of Spadina puts you a short walk from Queen West’s shops, the restaurants on King West, Chinatown and Kensington Market. That mix of cheap eats, nightlife and independent retail is what draws young buyers and renters here.

It is also a busy, loud part of downtown. Richmond is a major one-way traffic street and the old club district is close by, so weekend nights can be lively. Visit at night before you commit, and ask about the noise on the side of the building the suite faces.

The data panel on this page covers transit, walkability and nearby parks.

Price per square foot and what it means

Condos.ca puts the building average at about $836 per sq ft. For a 2016 building at Queen and Spadina, that is moderate, and it reflects the trade-offs: compact plans, standard finishes and a fee that covers little.

There were no suites for sale and one for lease when I wrote this, so I cannot give you a current range of asking prices. Low inventory in a 168-suite building usually means owners and investors are holding rather than selling.

Small suites carry a premium per square foot everywhere, so do not compare Fabrik’s figure with a building full of large two-bedrooms. Compare it with nearby buildings that have a similar mix of studios and one-bedrooms.

To price a specific suite, I can pull the closest comparables in the building and nearby through my building sold report.

Jatin’s honest take on Fabrik Condos

Who this building suits

First-time buyers who want to own downtown at a lower entry price, single professionals who live their lives in the neighbourhood rather than at home, and investors looking for a suite that rents easily to people working or studying nearby.

What I’d want you to check

Layout first: daylight in the bedroom, where the kitchen sits and whether the den is usable. Then the costs the fee does not cover, hydro, cooling and parking, and the current fee from the status certificate. At about ten years old, the building is past its warranty period, so read the reserve fund study and recent minutes. Launch coverage mentioned two elevators for the building, so ask residents how the wait is at rush hour and what happens when one is out of service.

The value question

At around $836 per sq ft with a lean fee, Fabrik is one of the more affordable ways into Queen and Spadina in a building of this age. The value depends almost entirely on the suite. A well-planned one-plus-den with a balcony is a sensible buy; a studio with a dark bedroom nook is harder to resell, and I would steer most buyers away from it.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
